Family Vacation

This property is wonderful. It has a great location, was clean, and well furnished. Only downfall is the parking deck is really tight and didn’t fit our truck and little beach space if you bring your own chairs.

2023 Vacation

The condo itself is very nice and a great location. This is our second time staying and enjoyed it both times. My main complaint would be tons of construction going on to the point you had to walk around paint cans and scaffolding. Also, good thing my family is early risers because we would have been woken up to the sounds of the construction no later than 8:30 am.

413 Beach Manor

Very nice property. Clean and perfect location. A lightning strike on the building the night we checked in knocked out the cable and internet. It took two days to get everything online but we hardly noticed. Just gave us more time to enjoy the beautiful views and solitude of beachfront living. Would like to stay here again if the schedule works.

The view is breathtaking and the condo sits between two pools. The bar at the pool makes great drinks and the food is yummy. The condo is so close to the beach that it's crazy!The beds were very comfortable, which is always a concern of mine. We will definitely be back!

Room with a View for two

The property was the perfect size for two. The large windows looking out over the gulf are amazing. The balcony is small, only for two people, but it is quaint and has a view over the pool area as well as the gulf. There is music played at the pool in the afternoons and into the evening. When we stayed it was daily. This prevents you from listening to your own music on the balcony but we found the music enjoyable and spent a good bit of time sitting out there after a long day in the sun and surf.

Spectacular view & location

We had an amazing Spring Break at this beautiful condo with breathtaking views of the Gulf! Accessibility to beach and pool could not have been more convenient—we chose to walk a few steps to the 4 flights of stairs that exited a few steps from the beach walk, but there is also a very nice elevator, if you prefer. The condo is clean, well-stocked, & nicely decorated—just as the photos show. Check-in was so easy-they just tested the code when the unit was ready—just a smudge more communication/confirmation from management about the check-in process plan (In the days leading up to our arrival) would have put my mind at ease, but they swiftly responded with information I requested when I sent an inquiry. Wonderful vacation!!

Overall, I recommend this vacation rental. Reviewer Comments: Go to Tops'l nearly every year for quite some time. Check-in at security was very accommodating! Unit could have provided better utensils and cooking ware.Clean and comfortable. I'll probably try another unit with bigger balcony next year. The texts I received throughout and before stay were most helpful.

Amazing Retreat

Overall, I recommend this vacation rental. Reviewer Comments: We had an absolutely amazing time! Beach Manor 413 is probably the most beautiful beach condo Ive ever stayed in. This may sound odd but when I vacation the inside of the room/house is almost as important as where we are going. I need a relaxing environment and comfortable furniture. This room hit the nail on the head. And the owners/management company were super responsive as well to any questions we had!Thank you for this amazing condo and the hard work put into it!Looks great!

Perfect Place!

Overall, I recommend this vacation rental. Reviewer Comments: This was a wonderful condo! For first timers, we weren’t sure what to expect, especially with a young child. It was perfect! Location was great, condo was beautiful! We had a couple maintenance issues, but nothing major! It was wonderful to have access to washer and dryer, and be able to leave with all clean clothes! The check-in and check-out process was a breeze! One recommendation I would make, earlier check in time and a bit later check out time!

Overall, I recommend this vacation rental. Reviewer Comments: Gorgeous view, wonderful balcony, nice overall layout of the unit with refreshing color scheme. Concerns: 1. Water pressure, in the bathrooms, was not adequate to take a bath; only a slow shower. 2. Couch desperately needs replacing. The material, off the couch, was dirty and felt oily and unclean.

A home run

We had a wonderful stay at this property even with a few hiccups.the apt was beautiful with a amazing view it was clean and very functional although our stove went out the owner did the right thing and replaced it in a timely fashion the beach was amazing even though it wasn’t beach weather for the most part , the grounds were clean and the area was great it felt like home , property mgmt were always responsive to our calls although when asked about were mail temporary forwarded mail should be sent to I was givin a wrong address which i still can’t comprehend and I’m still trying to retrieve lost mail . We spent approximately 8 weeks at this property and overall had a amazing experience it was a 10 out of 10 even with a few bumps in the road Thank you
