The Space:

Thoughtfully set up for families and groups, this spacious home combines generous living areas, resort-style outdoor entertaining and everything you need for a relaxing Yarrawonga getaway.



The home features four generous bedrooms, with three of the four king beds able to be configured as two singles, providing flexible sleeping arrangements for families or groups. The home comfortably accommodates up to 8 guests using the standard bedding configuration, with the option to sleep up to 10 guests using the divan beds. Quality bed linen and bath towels are provided, with guests asked to bring their own outdoor towels for swimming.



At the heart of the home is the spacious open-plan kitchen, dining and living area, which flows seamlessly outdoors to the impressive poolside alfresco. The large galley-style kitchen features stone benchtops, quality appliances and a walk-in butler’s pantry, making it exceptionally well equipped for preparing family meals and entertaining.



The outdoor living area is designed to be enjoyed year-round, with outdoor fans and remote-controlled blinds for warmer months and outdoor heaters for cooler weather. A BBQ and drinks fridge make entertaining by the pool easy, while the sparkling salt-chlorinated in-ground pool features a self-cleaning system, heat pump and retractable adjustable umbrella. During spring and summer, the pool is pump-heated to 28°C, making it perfect for relaxing, playing and enjoying long summer days.



Families are particularly well catered for, with puzzles and games for children, a separate second TV and lounge area, plus a third TV in the master bedroom. The secure grassed yard provides a safe space for younger children to play, while also giving furry family members room to stretch out and enjoy the sunshine.



Pets are welcome upon request, with a one-off pet fee applying. With excellent nearby walking paths, The Witton is a great choice for guests wanting to bring their four-legged family members. Pet approval must be discussed and confirmed at the time of booking.



The luxurious master suite features a king bed, walk-in robe, spacious ensuite and private retreat area, creating a peaceful space for parents or couples to relax. The home also features 9-foot ceilings throughout, with impressive 10-foot ceilings across the kitchen, dining and living areas, adding to its sense of space and light.



Practical features have also been carefully considered, including ducted cooling throughout, ceiling fans in the bedrooms, a separate laundry with dryer, coffee machine and complimentary Wi-Fi. Parking is exceptionally convenient, with a large double garage and an extended driveway providing ample off-street parking for a boat, jet ski or multiple vehicles.

The Witton is ideally located to enjoy the best of Yarrawonga, Mulwala and the surrounding region. Just a 5-minute drive to Yarrawonga’s main street, guests can easily access local cafés, restaurants, shops and essential services.

For those who prefer to explore on foot, it’s approximately a 25-minute scenic walk into town via the beautiful lakeside boardwalk, making it easy to enjoy the area’s natural beauty along the way.

The popular Mulwala Ski Club is just a 6-minute drive away, perfect for dining, entertainment and enjoying the waterfront.

For day trips and exploring further afield, Bundalong is approximately 13 minutes away, while Squires Winery is around an 18-minute drive, offering an easy opportunity to experience some of the region’s local food and wine.

With the lake, town, dining, entertainment and regional attractions all within easy reach, The Witton is perfectly positioned for a relaxing Yarrawonga getaway.



Getting Around:

Yarrawonga, Mulwala and the surrounding region are easy to explore, with a local taxi service available for convenient transport. Many local clubs and selected hotels also provide complimentary courtesy bus services, making it easy for guests to enjoy dining, entertainment, golf, and social events without the need to drive. Whether you're heading to a restaurant, winery, golf course, or one of the area's popular clubs, transport options are readily available throughout your stay.

This property is professionally managed. Karen Mitchell heads up the reservations team, all specialists in premium holiday accommodation throughout Yarrawonga, Mulwala, Bundalong and Woodlands. Karen is a Murray Regional Tourism Ambassador and local tourism advocate who enjoys golf, water sports, food, wine, and showcasing everything the region has to offer. Along with local team members Jo, Kyla, and Karen is committed to ensuring every guest enjoys a memorable stay.





Strict noise restrictions apply. No noise after 10pm. There is zero tolerance to disrespectful behaviour.

Private functions and parties are not permitted.



Booking Terms and Conditions:

Photo ID with residential address is required within 24hrs of making a booking.



Standard Booking Cancellation Policy:



Payment of the rental deposit constitutes the clients acceptance of the Property Specific Terms and Conditions. Variations in terms are reflective of noise restrictions, swimming pools, pets and on-site parking.



Booking Cancellation Policy:



Balance of the rental amount must be received in full 28 days prior to occupancy. If not, the owner has the right to cancel the booking and attempt to re-let the property.

Cancellation of the booking by the client, deposits are non refundable unless the property is re-let for the entire period for equal value. If the property is re-let, the guest may have a credit for future bookings, or request a refund.



If a refund is requested, then a $150 administration fee will apply. Please note the 2% merchant fee and the 8% booking fee is non-refundable. The advertised nightly rack rate is the amount refunded.



Should a cancellation notice be given for a peak period booking, or a booking with less than 28 days notice, then a $250 refund administration fee will apply.



Please note: For bookings placed via 3rd party websites.



The advertised nightly rack rate will be refunded, less the $150 cancellation processing fee.

Service fees, booking fees and merchant processing fees are non-refundable.

Bookings made via 3rd party websites and agents (including but not limited to Airbnb, Home away, booking, Trip Adviser and Expedia) these fees are approx. 25%



This is 25% of the booking tariff (ie if you booking tariff was 1000, the booking fees and commissions fee will be 250)



Guest funds, will be returned via bank transfer within 7 days of receiving this payment from the 3rd party platform.

Please note: Guest funds from bookings made via 3rd party booking sites will not be returned prior to booking dates in any circumstance.



How to cancel:

For bookings made via AirBnB, Booking and Trip Advisor, you will need to request to cancel via your account with the respective website.

Please do not select ‘request’ money via the Airbnb platform, as it will be declined. We, the Property Managers receive payment from AirBnB after the planned check-in date of the booking.



How to postpone/change a booking.

You will need to request to amend your booking via your account with the respective website. Your Property Manager will then be contacted by the 3rd party website and will accept that request.



On 3rd party websites, changes to bookings cannot be made on the day of check-in.



We have a cancellation system in place and need to prioritise these requests in order of date of arrival. We thank you in advance for your patience.



Your Managing Agents and the office hours are 9.00am – 5.00pm Monday – Friday. Email and phone requests to change bookings will be responded to during these hours of operation only.

Please note, in the event where the security bond was paid in advance, this will be returned within 7 days without an administration fee. A pet fee applies per pet and approval from the Property Managers is required at the time of booking.

The Victorian Governments 7.5% Short Stay Levy applies to all bookings.
