BEDROOM
The property features three comfortable bedrooms, with the first and second bedrooms each offering a queen-sized bed, while the third bedroom features two king single beds. All bedrooms are thoughtfully furnished with professionally laundered and pressed linen, along with convenient storage space for your belongings.

BATHROOM
The property features two bathrooms for comfort and convenience. The first bathroom includes a toilet, bath and shower, while the second bathroom features a toilet and shower. We provide towels, shampoo, conditioner, body wash and toilet paper to get you started. For longer stays, guests may need to top up supplies depending on usage.

KITCHEN
Feel free to make use of the fully equipped kitchen, complete with:

* Stovetop
* Microwave
* Oven
* Dishwasher
* Crockery and cutlery

A small selection of essentials such as milk, coffee, and tea is provided for your arrival. For longer stays, guests may wish to purchase additional items as needed.

LIVING AREA
The living room features a 50` Hisense Smart TV for your entertainment. You’re welcome to log in to your own Netflix, YouTube, or other streaming accounts during your stay.

LAUNDRY
A washing machine and dryer are available, along with an iron and ironing board for your convenience.

OUTDOOR & SHARED AMENITIES
• Upper Deck BBQ: Enjoy the BBQ on the upper deck. A full gas bottle is supplied, with a spare available in the garage if needed. If replaced during your stay, please let us know so we can replace the empty bottle promptly.
• Games Room: Behind the garage, featuring a Pirates of the Caribbean pinball machine and an Xbox.
• Pinball Machine: Switched off at the power point when not in use. Simply switch it on and allow a moment to power up.

PARKING
- Three cars can be accommodated in the driveway.
- One medium-sized car can also be parked lengthways in the residential garage.
- Additional free street parking is available along Malibu Drive

Check-in details will be sent two days before your arrival, with access codes provided four hours to keep your booking secure.

Only one guest key set is provided. Please take care not to lose the keys, as replacement costs apply. Lost keys, or keys left inside the apartment requiring assistance, will incur a minimum charge of $355.

Construction Notice: Please be advised that there is ongoing construction approximately one to two properties away from the backyard. Guests may notice some construction activity during their stay.

We want guests to enjoy their stay comfortably while also helping us care for the property and respect the neighbours.

This is not a party property. Any breach of the no-party rule will result in a $2000 non-negotiable penalty, in addition to any costs for damages.

We want your stay to be seamless and enjoyable from the moment you book. Here`s everything you need to know:

**Booking Confirmation**
Guest verification is required before your reservation is confirmed (a local council requirement). Simply complete the process within 24 hours of booking — it`s quick and straightforward. Bookings not verified within this window may be automatically cancelled.

**Check-In & Check-Out**
- Check-in: from 3:00 PM | Check-out: by 10:00 AM
- Need a little flexibility? Reach out in advance and we`ll do our best to accommodate. Please note that unauthorised late departures incur a $110/hour fee.

**No Smoking**
This is a smoke-free home throughout. Violations attract a minimum $400 fee plus any additional cleaning costs. Registered service animals are welcome where required by law.

**Leave It as You Found It**
Your cleaning fee covers standard turnover and fresh linen. We simply ask that you leave the space tidy — excessive mess may attract an additional cleaning charge (from $50).

**Registered Guests Only**
Only guests named on the booking may stay. Booking for a team or corporate trip? Just let us know in advance — we`re happy to help.

**No Parties or Events**
This is a quiet residential neighbourhood — please help us respect it. Guest numbers must not exceed those booked, visitors should depart by 10:00 PM, and quiet hours apply after that time. To maintain the serene ambiance of our accommodation, we enforce a strict no-party rule. A non-negotiable penalty of $2000 will be imposed for any violation, in addition to costs for any damages.

**Families Welcome**
Children are warmly welcome! Please note the property is not child-proofed, so supervision is required at all times.

**Bathroom Matters**
We kindly request our guests to refrain from flushing wet wipes, paper towels, or sanitary items. Discarding them in the provided bin would help to prevent blockages in the sewer system, maintaining the pristine condition of the property.

PET RULES 🐕🐾:
1. When booking, please include your pet’s name and size in your message.
2. ⁠Must not be left unattended at any time.
3. ⁠Pets are not allowed on the bed, furniture, linen, or bath towels.
4. ⁠Kindly pick up your pet’s poo, place it in a plastic bag, and dispose of it in the wheely bin.
