A much-loved detached family holiday home for many years, Orchard Cottage is set in glorious secluded gardens, in the heart of Wells-next-the-Sea. Enjoying a peaceful, private location on the southern edge of town, this is a superb secret hideaway for a special break in this popular North Norfolk coastal town.

A spacious house, Orchard Cottage has an easy, relaxing feel with the appeal of a country house hotel. With two generous-sized sitting rooms, the house is ideal for a large multi-generational family, or a couple of families, as well as a group of friends, who are looking for somewhere with plenty of space to 'spread out' both indoors and out. On the ground floor, there is a hand-painted shaker country style kitchen with walk-in larder and adjoining utility room. The two lovely light-filled sitting rooms both have views over the garden, plenty of temptingly comfy sofas to sink into, a television each (enabling you to watch the channel of your choice), french doors opening to the garden and a dining area within the room. Upstairs there are five delightful bedrooms (three king-size and two twin), and two bathrooms, with a further bathroom available on the ground floor.

The beautiful well-established sizeable gardens run to all sides of the house, and allow for everyone to congregate in one place or wander off and find a quiet spot all to themselves. The place you will want to spend your time is the rear south facing garden, where wisteria clads the house. Private and mostly laid to lawn, it is just made for chilling and sunbathing while the children play and explore. A wonderful old willow tree provides welcome shade on days when the sun is warm and high in the sky. There is a small covered pond (well-hidden in a flower bed), and trampoline available to use (strictly at your own risk).

An easy seven minute walk from Orchard Cottage will take you right into the heart of Wells town, with its bustling high street (Staithe Street) and all manner of independent shops and a selection of cafes. At the bottom of Staithe Street is the picturesque quay. Here you can try your hand at crabbing, join a boat trip or just take a seat and watch the fishing boats come in and the world go by. Stretch your legs a bit more and take the path atop the sea defence at the end of which you will find yourself on Wells' breathtaking beach.

Two well-behaved dogs welcome for a small additional charge. Please note: the garden is enclosed when the 5-bar gate is shut, but the garden is not totally dog proof.

Disappointing
Property was quite cluttered with “stuff”, quite old and a bit grubby. Rugs were stained. Really needs a good revamp to be a quality cottage where you would be happy to spend a considerable amount to go on holiday! Saying that, it had a nice big enclosed garden.

Fabulous location but needs some attention
This property is in an excellent location, all amenities within walking distance, and the garden is ideal if you have dogs. However, the furnishings and decor are very tired and dated. There is no tumble dryer and the heating was locked off during our stay in September and could only be controlled remotely by the owner. It is therefore impossible to dry anything wet from the beach or just from bad weather. Two of the towel rails are heated but can only be set for a two hour maximum period. The property was clean in general but the shower drain was matted with hair on our arrival. The welcome pack comprised a bottle of wine and a packet of crisps which is very poor compared to other properties we have rented in the area. Finally, the drive to the property is very narrow and would benefit from some harsh pruning of the hedge and shrubs.

A perfect location and a magnificent garden.
This cottage has a large, wonderful garden. It is in a perfect location, close in but hidden away. The cottage itself is a little dated and the twin bedrooms are small with sloping ceilings. Three bathrooms is not really enough for 10 people and one of the showers kept on flooding the bathroom. The dining table only sits 8 not 10 (which is unhelpful) On the whole, the garden makes up for the cottages shortcomings. I would recommend it.

Weekend trip
Great place to meet up for a weekend with friends. Lovely location and plenty of rooms. Open fire on a windy weekend was a bonus.
