-This is the bottom unit of a duplex. There are no shared spaces between units whatsoever.
-Entrance at the back of the house. You'll have access to your own private front porch (great for sipping on your morning coffee)
-Upon booking, you'll receive your own unique access code to the house that is only good for the duration of your stay.
-Only 4 steps to reach the front door (no railings or disability ramps)

We are available during waking hours for any questions or concerns that may arise to ensure you have the most care-free stay possible. If you need anything, don't hesitate to reach out and we will do our best to accommodate you and your guests!

The lower south hill is chalk-full of historic houses and craftsman charm. It is a very friendly neighborhood making it a perfect spot for the family. Rockwood Bakery, the best cafe/bakery in Spokane, is right down the street with ready-to-go sandwiches, coffee and treats to take to the park, like quiche and pastries. This house has unobstructed views of Manito Park which is home to 78 acres of native and cultivated landscape and 20 acres of world class botanical gardens. Other Manito Park features include: Mirror Pond, a favorite of those who enjoy watching ducks and other water fowl; the Park Bench Café, open in season for light meals; Loop Drive and Bridge, offering majestic views of the Rose Garden; Upper and Lower Playgrounds – a favorite gathering spot of children; and the large basalt rock office building constructed in 1912. Central to the Park is the Gaiser Conservatory, where beautiful flowing displays change seasonally.

Do note that this is the lower unit of a duplex. Although there are no shared spaces whatsoever, you may hear footsteps upstairs from time to time.

Let’s start with a few basics:

How to stay like a local:
There are so many awesome things to see, do, eat, and drink just steps away from your Rental Unit.

That being said, to help you have the best stay possible, we have a few tips for your stay.

1. You’re living like a local, be respectful of the other locals.

2. All of our Rental Units are smoke-free environments. Including the entire Rental property.

3. Pets are NOT allowed in this Rental Unit for any reason. Bringing an unauthorized pet will result in the immediate termination of your reservation without a refund.

4. Your trip details should already be complete. If they aren’t, just go ahead and message us!

5. Your friend, your responsibility. Pretty simple: if you invite them to your Rental Unit, you’re responsible for their actions.

6. There are occupancy limits Roav Stays must follow for each of our buildings. Help us follow the rules.

7. We’re here to help! Roav Stays is managed locally. If you have any questions at all feel free to message us!

FEE SCHEDULE BREAKDOWN: (all charges in $USD, unless otherwise noted)

Unauthorized Late Check Out : $25 dollars each half hour after check-out time. Up to the cost of any impacted nights subsequent to originally scheduled check-out

Smoking in Room/Common Area:
$200 minimum charge and eviction from the Unit

Excessive Cleaning: Up to $125.00 per hour of additional cleaning needed

Damaged or Missing Items: Varies depending on cost of item

Noise Complaints: potential warning issued or, if necessary, eviction with no refund and a charge of up to $1,000.00

Party in Unit or Common Area: Up to $2,000.00 plus any damages to Roav Stays

Unauthorized pets: $150/day

Great place to stay!
Close to Manito Park, coffee shops, bus line, and downtown. Comfy beds, updated kitchen and living spaces. We were in the middle of a remodeling project, and this was a welcome getaway.

What a welcome respite!
The neighborhood/location is the best part of this rental! Near everything—and especially Manito Park, where we exercised daily. The space itself is clean and comfortable, with an updated kitchen and cizy living space. We enjoyed the spacious master bedroom with built in drawers and shelves. We were in transition during our home remodel, and Jake accommodated our request (last minute) for a more extended stay than we had planned. This is a great place for visitors to Spokane to stay and enjoy a peaceful neighborhood.

Great location, beautiful older home.
We loved the proximity to Manito park (just across the street!) within a beautiful neighborhood, and the bakery was just across the street. The home was clean and and charming. We plan to stay here again!

Another wonderful respite
At a time where we are helping my Dad through his end of life journey I experienced not only acute low back pain but acute diverticulitis as well. Jake was incredibly supportive, compassionate and helpful. This is our second stay at this lovely home. We will most definitely be returning in the future. Great Respite!
