The Space:
With full access to the private accommodations via keypad entry, guests are allowed to come and go as they please for the duration of their stay. There are a total of two (2) bedrooms on the second floor, both featuring a queen-sized bed and ample closet space. The main bedroom has an en-suite bathroom, while the second bathroom is adjacent to the second bathroom. Additionally, there is a queen sized air mattress available for use and extra bed linens.
The large open concept living space comprises the 1st floor. The large deep set sofa is perfect for curling up on to binge watch your favorite series and can double as an extra bed. The dining area provides seating for up to 4. Directly adjacent is the washer and dryer closet where complementary pool towels are stored.
The fully equipped kitchen features new appliances, including a refrigerator, oven, stove, microwave, and a a a Keurig. All essentials such as plates, cups, bowls, cookware, utensils, etc. are provided to accommodate preparation of home-cooked meals.

House Rules
1. This is a non-smoking residence. Smoking and drug use are not allowed at the premises or community property - this includes vapes, weed, or other illegal substances. There is a $1,000 fine if discovered allocated to use for smoke remediation.
2. NO PARTIES. Parties are not allowed in this property, including loud music. There is a baseline $1,000 fine if a party is discovered which increases dependent on damage done to the property upon investigation. Community quiet Hours: 10pm - 8am.
3. There is a $100 fee per guest per night for undeclared guests.
4. No guests loitering outside of the property.
5. Pets are not allowed in the property and subject to a $500 fine.
6. If an excessive mess or damage is discovered after your stay, you will be charged accordingly in addition to the standard cleaning fee.
7. A lost, missing, or damaged parking tag will result in a $170 replacement fee
8. Standard check-out is 11 AM. Late check-out must be requested 24 hours before your checkout and it is a $30 flat fee if able to accommodate. There is a $40 fee every 45 minutes after 11 AM for unrequested late check out.
9. Standard check-in is after 3 PM. Early check-in must be requested at time of booking and is subject to availability. If you arrive early at the property without letting us know, you will not have access to the and will have to wait until standard check-in time.
10. This property is inventoried and a charge 5% above retail price for any missing or damaged items throughout the property will be incurred by the guest(s).
11. Any cleaning issues must be reported within a reasonable time of check-in so that we may correct it.
12. We are not liable for any lost or stolen mail/packages sent to the property before, during, or after your stay.
13. Respectful and friendly vocabulary is required by both parties. Your reservation will be canceled with no refund if use of profanity or threats are made to any of our staff or neighbors.
14. There is a zero tolerance policy for any illegal activity occurring at the property.
15. There is one Blink security camera pointing at the door entrance. Blocking or disconnecting this device will lead to immediate termination of your stay with no refund.
16. Noise volume is monitored. You will only be given one warning without penalty on noise volume. The second warning will lead to a $100 fine. On the third offense, your reservation will be canceled with no refund.
17. Please note the townhome is surrounded by nature and wild animals such as ducks, turtles, amphibians, etc. Disrespecting or hurting these living creatures will not be tolerated and will result in the automatic cancellation of the reservation with no refund. Please keep in mind these are wild creatures and as such we cannot control or continuously clean up after them.
NOTE: We are not responsible for complex maintenance and/or shutdowns. Refunds will not be provided for unforeseeable circumstances. Basic amenities (e.g. hand soap, toilet paper, etc.) are provided but further supply, especially for long-stay bookings, is at the discretion and expense of the guest.
