"Casa Ancestral de La Noria" is 2 Bedroom - 2 Bath private home & garden oasis in the heart of the City of Oaxaca.

The home is located 10 blocks or a 15 minute walk from Oaxaca's main plaza - the Zocalo.

Nestled in a quintessential Oaxacan residential neighborhood of La Noria - where strolling marimbas and church bells still mark the passing of each day. Nearby bakeries - panadrias - fill the air with the smell of fresh bread and chocolate for Mole!

“Casa Ancestral” is an ideal place to rest, recharge and plan your next adventure!

"Casa Ancestral de La Noria" is a traditional Oaxacan homestead, and the very first home built on the grounds of the historic former Hacienda de La Noria.
As with traditional Spanish Colonial architecture, the rooms of the house are not interconnected but open to the central garden courtyard.

If you enjoy spending time in a private garden and outdoors, this is an ideal home for you! Once inside the main entrance, a lush tropical garden is the center of the house, it's part of the living space.

To pass from room to room, you cross through the gardens.. which are adorned with banana, fig, orange and pomegranate trees, as well as an orchid sanctuary with exotic varieties.

During the day, the gardens are home to variety of birds who play in the central fountain. At night, you can watch the moon rise and the stars fill the sky!

BEDROOMS
The home has two spacious Bedrooms, one garden level, and another on the second floor with its own private patio.

Each Bedroom has a therapeutic king size bed, with lush comfortable bedding. Double closets include a hotel style security safe. Bedrooms have large windows overlooking the gardens, as well as ceiling and floor fans.

KITCHEN
The eat in Kitchen has large central dinning table for 6, a new refrigerator/freezer, microwave, toaster oven, countertop cook plate, blender, coffee maker / grinder, fresh water dispenser. There's ample cookware, utensils, and place settings. The Kitchen windows overlook the patio and gardens. It's a dry Kitchen, as the Kitchen sink is located in the Utility Room.

BATHROOMS
Two recently remodeled Bathrooms, each with a shower and ample water pressure. The Bathrooms are located across the courtyard from the Bedrooms, they are not ensuite.

LIVING ROOM
The Salon/ Living Room offers vaulted ceilings, with a comfortable couch, and chairs. The 43” HD television with internet access - with a separate router for streaming. It's a wonderful place to lounge or catch up on the days activities. The large windows overlook the central gardens and terraces.

OFFICE
The Office is a separate room, a dedicated work space. It has a large table, excellent high speed fiber optic WIFI (250+ Mbs) , and a view of the central garden. It's a private, quiet and tranquil place to work.

LOFT
The "Artist Loft", is a 16 x 27 foot raw space on the second floor, accessed by a spiral staircase from the patio. Floor to ceiling windows, overlook the garden terraces below. An ideal space for those with a creative spirit to create, dance or use as your own private yoga studio / gym.

PATIO
The central patio has an outdoor dining table with an umbrella. It's a favorite spot for guest to enjoy a morning coffee or breakfast, while watching the humming birds play in the central fountain.

The outdoor patio with deck chairs and tables, is a perfect spot for evening cocktails. And when the sun sets, the garden lights turn the gardens into your private romantic oasis.

UTILITY ROOM
A Utility Room outfitted the Kitchen and utility sinks.
The washing machine is not for guest use.

PARKING
Secure covered inside carport parking for one car.

WIFI AND UTILITIES
All utilities are included: Water, Gas, Electric, and WIFI.

The house has high speed fiber optic WIFI throughout, with a separate router for the Salon/Living Room, for TV streaming.

Download Speed: 290 Mbps/ Upload Speed: 75 Mbps. (when not using VPN services).

During your stay you have access to the entire home: the garden, patios, bedrooms, bathrooms, kitchen, living room / salon, office workspace, artist loft, utility room, and carport.

OTHER THINGS TO NOTE:
All rooms of the home open to the central garden courtyard, they do not interconnect.

The guests bathrooms are located across the central courtyard from the bedrooms. The bedrooms do not have ensuite bathrooms.

The kitchen is a dry kitchen, the kitchen sink is in the utility / laundry room, just off the patio.

The washing machine is not for guest use - there is a drop off laundry service two blocks from the house.

The residence is best suitable for mature professional adult guests, as the home has antiques and is located in a quiet establish residential neighborhood.

Unfortunately we do not allow pets, children or smoking at the home.

For additional security, there are an alarmed security fences on the roof. Guests are not permitted on the roof of any part of the residence.

HOUSE MANAGEMENT
The house is managed by a professional, trusted and attentive team:

The Property Manager will access to the home twice a week for basic home maintenance and to ensure continuous water, and gas services.

The Gardener will access the property bi-monthly for garden maintenance.

An IT Technician (Apple Certified) is available to address any WIFI issues.

The original home on the property was built in the early 1900's and remained in the same family for over 100 years. It was a small home, that had a small general store in the front of the house, with various structures on the property. Many of the trees are original to the property, as is the water well in the central garden.

The family remodeled the home in the late 1990's with the intention of operating a hostel on the property. They never attained their goal, and the home was abandoned, sat empty for years and fell into disrepair.

When we purchased the property in 2019, we were the second owners, and the property was inhabitable. Overgrown with weeds, countless pipes that didn't work, wiring and roofs that needed replaced.

With a vision of the home's potential, and with lots of passion, hard work and the dedication of a team of talented professionals, we have transformed the house into "Casa Ancestral de La Noria".

It is our plan in the coming years to do a major renovation of "Casa Ancestral" and make it our private residence as well as operate a Bed and Breakfast / an intimate small "boutique hotel" for up to 6 guests.

In the meantime, you can enjoy the home as it is, and in the years to come return as a guest which will include a gourmet European and Oaxacan style breakfast, cocktail hour, along with lots of other amenities!

While La Noria does not have the recognition or cliche of other well known - touristic parts of the city, it is just steps away from the iconic land marks of Oaxaca.

The Zocalo, Benito Juarez and 20 November markets, historic churches, former convents and the Cathedral of Oaxaca are all a short walk away.

In La Noria, families and store owners have lived and run the same business' for generations. While this barrio has the convinces of other parts of the city, store owners and restauranteurs are incredibly friendly, helpful and welcoming to guests from around the world! While walking around in La Noria, everyone is greeted with a smile and a cheerful "Buenos Dias!"
