About this property

Cozy, quiet, stream-side 1850s farmhouse with meadow, garden and mountain views

Near H.I.T.S., Woodstock, the Hudson River, Big Pink, local festivals, including the Woodstock Film Festival, and Garlic Festival, and lots of opportunities for hiking, skiing, and stream-swimming. We are a 30-minute scenic drive (over the Hudson River on the Rhinecliff Bridge) to the famous Sheep and Wool Festival in Rhinebeck, NY. Our pet-friendly* farmhouse has many original details including wide plank oaks floors in a sun-filled country kitchen. Guests can sit on the porch and overlook the property's meadow and gardens while the kids catch frogs and fireflies. The property sits on a quiet country road and has an open grassy area for play as well as meadow, marsh and wooded terrain. Huge catalpa trees provide nature's perfect jungle gym. Kids can invent games in the playhouse.

The FARMHOUSE: After looking at over 75 properties we fell in love with this farmhouse and after many obstacles were able to call it our home. Fixing it up has been our labor of love for over 20 years. So many of the original details remain and we have furnished it with a mix of primitives and contemporary pieces. We are a family of artists and have decorated the house with our artwork and our favorite flea market finds. The kitchen is bright with original wide pine floors and well equipped with the cookware you might need to make a big pot of soup with the garden's harvest. There are four bedrooms upstairs (with a pack and play available) as well as one of the two bathrooms.

The GROUNDS: We hardly ever leave our property once we settle in. There is always something blooming in the yard or garden.
Our daughter loved to play restaurant in the playhouse my husband built, or swing on the hammock out by the barn. Playing in the stream-catching frogs and fireflies are favorite activities.
There is open space to play as well as a wooded area, meadow, and gardens--all easily seen from the porch where you can relax with your coffee or favorite cocktail.
Throw some seed on the feeder and wait for the neighborhood birds to gather--including a few varieties of woodpeckers and finches. Be sure to keep on eye out for the turkeys passing through the yard!
Winter usually brings snow enough to sled on a tiny hill next to the house. Making a bonfire and watching sparks fly up into the clear, crisp, star-filled sky has been a New Years tradition for our extended family for many years.

The AREA: It's the Catskills! It's Woodstock! You probably know all about the area. Even still there are always new places to discover; the falls, the quaint park on the Hudson, the swimming hole with the rope swing, and so on. The area boasts 4-star restaurants, and fabulous theater, as well as folk, rock, and chamber music. You can launch your kayaks and paddle out to the Saugerties lighthouse for a swim and picnic or spend the day watching equestrian competitions at H.I.T.S. Woodstock has a rich musical history --Big Pink is a stone's throw away-- and though Levon Helm of the Band recently passed away his daughter still hosts the "MIdnight Ramble". Check out the Woodstock Film Festival, one of many festivals in the area. Rhinebeck Fairgrounds hosts many events including the Dutchess County Fair (huge) and the afore-mentioned Sheep and Wool Festival in the fall (hello knitters!)
Everything you might want to do is close by, yet you don't need to leave the peaceful stream-side property to feel renewed.
Saugerties was also named one of the 'COOLEST' small towns in America
* I mention the pets and cats so if you are allergic you can gauge the potential for a reaction. I can clean to address those concerns but you will need to make an assessment depending on your sensitivity.

Charming, spacious, welcoming!
Our host Mari was thorough, caring, warm and full of hospitality, which is also reflected in this lovely farmhouse. My family of parents and adult child plus cats thoroughly enjoyed our time inside and out on the property. The house had everything we needed, and Stewart’s and Saugerties were nearby if we needed anything. A restful retreat for all.

A most unique home!
This is a charming, artistic, and historic property, with bucolic views and easy access to Woodstock, Rhinebeck, Saugerties, and more. We had a wonderful time, and the host was very accommodating and kind.

We had a great stay in Saugerties - the house was conveniently located, and had all the things a country house should have for a fun weekend away! We enjoyed exploring the stream, and sitting by the fire - the kitchen was well equipped and we enjoyed cooking at the house. The beds and rooms were comfortable, dark, and quiet. We are family of artists who divide our time between the Catskills and Brooklyn NY. I am a painter and have been working primarily with encaustic paint of late. I love having extended periods of time to create out in our barn/studio. Living in an old farmhouse means continuous efforts to thwart entropy but when we aren't maintaining the house and property we are exploring the area, or working in the garden. My husband, Kevin, loves to work with wood and built a playhouse for our daughter who is now a bit too old to "play" but still likes to be "upstate" and loves the area for its proximity to quirky shops in both Woodstock and Saugerties.

Why they chose this property

My husband and I used to make frequent trips to the Catskills area for plein air painting and decided we wanted to find a place for ourselves. We initially only wanted a little bungalow that would allow us a place to stay after a day of painting. We soon realized we wanted it to be big enough for the family to visit and, of course, we needed a fireplace to warm us as we watched the falling snow in winter months. We looked for over a year and visited over 100 houses. When we found this 1850s house, and its' outbuildings filled with vestiges of farm-life, we were immediately committed to making it ours. The two little streams and open meadow, as well as wooded areas surrounding the house, were features that combined to make it the perfect location for us. We are on a quiet country road and often never leave the property but are less than 10 minutes from Woodstock when we want to connect with the "outside world". (about 10 minutes to downtown Saugerties)

What makes this property unique

One of my favorite things about this house is the porch. Grape vines frame the view and birds dart to the feeder while I sit and look out over the gardens, the stream, and the meadow, with my morning coffee or evening Cabernet. The sunny country kitchen still has its old charm and the old wood-to-gas stove a reminder of a different time. As is the outhouse (both unused!--not to worry!)
