About this property

The Cottage at Rusty Bar Ranch

The cottage features one full bedroom complete with Queen sized bed, heated mattress pad, and closet with hangars and mounted clothing rack. There is a 4K LED Smart webOS TV.

The blinds pushes up and pulls down from the bottom.

The cottage has a split system for heating and cooling of the main room. Instructions are in the welcome manual.

There are individual Cadet heaters located in the bathroom and bedroom.

While the entrance has no steps, there is one step down to enter the bathroom. Parking is directly outside the door putting you steps from the front door. There is a privacy gate which you may keep open or closed, your choice.

For those needing, or wanting to work, during your stay, there is an alcove complete with desk, comfortable office chair, and light. The desk can easily accommodate a laptop or a tablet.

Internet is provided by StarLink. The log in and password are in the welcome manual on the kitchen table as well as posted on this website.

The living room area features a queen sized futon and what is known as a click clack couch, which can be made into an additional bed. It is also known as RV, 3/4 or antique bed, depending on how much you want to pay for bedding. I discovered the RV bedding was the most expensive while the antique bedding was least expensive. (The bedding size was the same.) The bedding for the futon and click clack bed is located under the seat of the click clack couch. There is a 4K LED Smart webOS TV, with sound bar.

The window on the north side of the living room area, faces the red barn, and paddock area, for some of the horses who call the ranch home.

The dining area has a table and seating for 4. There is a fan with lights over the table along with a picturesque view of horses grazing in the south pasture .

The kitchen is complete with pots, pans, waffle iron, and bakeware, salt, pepper and cooking oil. We also provide coffee, flavored, and unflavored creamers, as well as sugar and a variety of artificial sweeteners. It has a full sized oven and stove, as well as a full sized refrigerator with freezer.

We have some of the sweetest, most awesome tasting well water, right out of the tap, however, we do stock the refrigerator with bottled water. We also provide a welcome basket of goodies for your arrival.

Roy has one restaurant that serves very good pizza and a bar that has great hamburgers. Yelm is 11 miles away and has some wonderful restaurants. We would be happy to recommend our favorites. They are listed in the welcome manual.

The bathroom features a walk in shower, with non-skid mat, as well as a full sized washer and dryer. Laundry detergent, bleach, and dryer sheets are provided. There is a shelf full of various sizes of towels for you to use.

The blind pushes up, and pulls down, from the bottom. It does not have strings like typical blinds.

Outside the bathroom door, is a private deck with gas firepit and chairs. You can see the pastures to the south and east, as well as to the north. You can also see Lookout Point where you can walk or drive up the hill to sit at the table, enjoy a meal or snack and have a panoramic view of the ranch as well as neighboring properties.

We strive to keep the cottage clean and sanitary for our guests. We have antimicrobial covers on the mattress, and pillows. All bedding is washed between guests, so you can rest assured you are coming into a clean environment.

The sinks, countertops, toilet, shower and floors are also cleaned between guests. We only use products that are environmentally safe without strong smells for those, like me, who have sensitivities.

We have a hospital grade ozone disinfection unit we run between guest stays, once the cottage is clean and ready for our next guests. Prior to us acquiring it, the unit was used to clean and disinfect hospital surgical theaters.

The owners were very nice . They have a whole book with information about the cottage super cool . It’s located in a horse ranch and you can see all the horses . They offer tours of the farm as well . Super cool and quiet place . I only had the place for one night but I’ll definitely come back !

Neat place to stay. Out in the country and very quiet. If you like horses this is the place to visit. Many to see and some to visit with. Kathy, our host, is very accommodating. We enjoyed out short visit there.

I am from Washington state. I was born and raised in Tacoma and graduated from Wilson High School, attended Washington State University, University of Texas at San Antonio and eventually graduated from Edmonds Community College with a degree in accounting. My specialty is forensic accounting.

My husband was born and raised in Ballard, a suburb of Seattle. He is about as city as they come, and had no knowledge of horses prior to meeting me. He does all of the maintenance for the ranch and rides on the rare occasion.

I have been infatuated with horses since I knew what one was. I began riding lessons at the age of 4, bought my first horse at 23 and have never been without a horse since. Our ranch is home to many rescue horses, some of whom came from some very deplorable environments. When COVID hit, it directly affected my thriving lesson, training and clinic business. We decided to keep the ranch going, we needed to make some drastic changes and after much thought have entered the world of eco and agritourism. We offer horse experiences at the ranch and invite you to book one during your stay. You can view them at our website, and book in advance. You may also book an experience while you are here. One of the things we like about our ranch is the feeling of living in the country, while being close enough to the city that it doesn't take hours to get to groceries and other services. Our ranch is quiet and peaceful and I love sitting out on our porch in the evening and listening to the birds.

There are many different species of animals who call the ranch home. We have deer and rabbits who visit regularly, and do their best to destroy my garden, elk, coyotes, quail, barn owls who nest in the beams of our arena, pheasants. With the proximity of JBLM and thousands of acres of land we never know who is going to pay us a visit.

We welcome you and hope you enjoy your stay as much as we enjoy living here.



Why they chose this property

We purchased this ranch because it fit all of the parameters I needed and wanted for a boarding, training and lesson facility. It has grassy pastures, and a fully enclosed covered arena, which is needed in Washington, thanks to the rainy weather we experience during the year.

Roy is far enough away to be country and close enough to town that we don't have to drive hours to get somewhere.

What makes this property unique

Rusty Bar Ranch is a 30 acre working horse ranch. While we have cut back on boarding, I still train horses, teach lessons and now offer horse experiences to those who want to spend time with a horse but don't have the time to commit to ownership or lessons. Our ranch is very quiet and peaceful, and is a place to unwind and let go.
