Situated in the owners’ grounds on a 16th-century Grade II listed site, these well-appointed, beamed holiday cottages (PCCX and PCCY) occupy a truly peaceful setting. Located amidst 1066 countryside and ancient woodlands, this was once part of the Ashburnham family estate. Combe Hill Farm is ideally placed for visiting many National Treasures and English Heritage sites, including Batemans - home of Rudyard Kipling, Battle Abbey and Bodiam Castle. The famous Glyndebourne Festival takes place from May to August and the ancient town of Lewes celebrates Bonfire Night with a magnificent procession and firework display. Hastings, with old fishermen’s huts and fresh fish, is worth a visit, as is the cobbled town of Rye and beautiful golden sand and dunes of Camber which await exploration. Shop and pub 1 mile.

Could be better
The property is in a lovely, peaceful location that's great for exploring the local area. There is a beautiful garden with stunning views over the countryside. However, the interior doesn't quite match up. The main living area/kitchen is light and spacious but the bedrooms are quite dark, dingy, musty smelling and very basic. Not all the beds we needed were made up when we arrived so we had to go round to the owners and ask for extra bedding. Cleanliness and the maintenance of the cottage was a big issue for us. Every room had cracked plaster work, dirty marks on the walls, cobwebs over all the beams and ceilings, very dusty on all the surfaces apart from the tables and kitchen worktops. A number of lights in the living room didn't work, I had to change the bulb in a bedroom lamp. The cooker hood and filter were filthy, the kitchen curtains thick with dust. The outside of the windows were very dirty. The main bathroom was very poor with dirt/dust on the skirting boards and behind the sink - the shower cubicle was very small, mouldy and surrounded by rotting woodwork. There was also a notice to say that showers could only be taken 30 minutes apart or it would cut off! No good if you have 6 people who all want a shower before going out - it would take 3 hours to get ready!! The so called "fire exit" was a locked window! It needs a thorough deep clean, freshen up and some modernisation. I don't feel it was worth the £1000+ we paid for 3 nights. We would be unlikely to return.
