Kitchen area: Electric Oven, Electric Hob, Microwave, Fridge, Dishwasher, Washing Machine. Electric heating, electricity, bed linen, towels and Wi-Fi included. Welcome pack. Small enclosed garden with patio area and garden furniture. Decked balcony. Fishing on site (licence required). Private parking for 1 car. No smoking. Please note: There is a river 50 yards away.. Sit back, relax and enjoy the amazing views in this natural habitat for bird and wildlife. There is also the opportunity for fishing on-site. This delightful cottage with its ‘upside down’ design, sundeck and first floor balcony overlooking tranquil marshland, is one of a row of six set a few yards from the mooring basin and the local River Ant. Footpaths offer leisurely waterside strolls and Sutton’s village green is perfect for fishing and picnicking. If you don’t want to cook, there is a local restaurant and pub just a stroll away.
Situated within an easy drive of the Norfolk Broads and Norfolk’s coastline, the property stands in the small hamlet of Sutton Staithe, a conservation area offering a relaxing waterside holiday location next door to the boatyard, with boating activity all around. On your doorstep, there is day launch and river fishing (Bream, Perch, Roach, Rudd, Pike etc) is available in season. Also available are canoe and boat rentals.
The Norfolk Broads Museum is a few minutes’ drive away, where you can discover the history of The Broads and associated boating. Wroxham, known as the ’capital of the Broads’, is only 9 miles away. Closer to home is the seaside resort of Sea Palling, 4 miles, or for quieter sandy beaches, take a trip to Waxham and Horsey. The city of Norwich makes for a great day out, with its cathedral, theatre, castle museum, excellent shopping, restaurants and cafés. Enjoy a day at the seaside resort of Great Yarmouth, only 16 miles away. The Weavers Way runs through the town and provides good walking and cycling opportunities. The market town of Stalham is 1½ miles away and provides a host of amenities including a supermarket, shops, pubs and restaurants. Beach 4 miles. Shop, pub and restaurant 80 yards.

A couple of issues to start with - one with the cleaning company (sorted immediately) and a prima donna of a toaster (sorted within 24 hours) but the lovely owners did everything possible to make things right at once and ensure that our holiday went smoothly. Nice location, very well equipped and supplied cottage, quirky upside-down design with a lovely first floor deck/balcony. It was also a lot more spacious than we expected. Lovely little terraced cottage.
Lovely little terraced cottage. Some neighbour noise did come through but it was only music and it's pretty quiet overall. The cottage is well stocked with everything you need. We were allowed to use the boatyard slipway for launching our sit on kayaks which was ideal. The boatyard is busy during the day so access for a vehicle is interesting at times. The mattress is a bit hard for our liking but we slept well. It's right on the Broads with easy access to boats for hire and within 15 mins of the coast and good access to Stalham which has a Tesco and various take-aways.
