Check in/out was fully self handled but perfectly smooth. There was a kitchenette but it was very hard to actually wash the dishes due to no soap, scrubber, place to dry them, or gunk trap in the sink drain. The shower is set up to dry laundry which works excellently

Smell at the hallway as soon as you walk in the building. This is an unmanned property. Expedia posted wrong information with limited check-in time. Lots mosquitoes inside and outside the property area, of course including inside our room. We have to turn down room temperature below 19c to be able sleeping. Walkable convenience stores and restaurants.

Quiet & Good Laundry Facilities

My boyfriend and I stayed for five nights during the second week of a two-week backpacking trip to Japan and the laundry facilities were just what we needed. The room was spacious, clean and had good cooking and laundry facilities. The location is perfect for visiting the Fushimi Inari Taisha. The neighbourhood is quiet and there isn’t a lot of nightlife but Kyoto station is a 10-minute walk and there are subway and bus stops nearby to easily access other neighbourhoods. We didn’t encounter many other guests and the guesthouse was very quiet.

Surprisingly clean and comfortable

The cleanliness factor was high and I was surprised since its a budget accommodation. Location was a little remote - though close to Kyoto station and a subway stop, you can't walk the neighbourhood in the evenings and run into a happening strip, it's pretty residential and desolate. In room washer and BATHROOM THAT ACTS AS A DRYER - yup - was a great feature. Have to check in between 9-5 to get soap for the washer. Maybe try making arrangements to have the soap placed in your room if you're checking in before or after front desk hours. No TV, but there's a monitor and computer.

Lovely small hotel close to transit

Perfect for our needs, was clean, affordable, friendly staff and close to transit. Could have had another pillow since we had 3 staying in our room and we were only given 2. Would recommend to any other travellers looking for the same accommodations!

Best hotel ever for budget traveler!

This hotel is an high tech self service hotel. First, note that the staff are only available from 9 to 17, but everything is pretty well done. The room itself got a washing machine and drying room (the shower), a computer, and the usual Japanese toilet. Also available is a mini fridge and a small table top cooking plate. The place is brand new, still smell fresh paint!

Excellent choice, very affordable

I was impressed with my room, it looked much better than the pics displayed online. The kitchenette and washer machine were definitely a nice bonus. Very understanding and helpful staff.

Clean tidy apartment. A bit worn but basic amenities. Bed comfortable. Washing machine was handy. Little room to prepare food. Just an induction hob and sink no bench space. We were there in winter and we found the heat pump set to 30oC We found out why. It was hard to feel really warm but it wasn't cold. The room seemed to struggle to maintain temperature. It was not too bad over night.

Overall , our stay was ok but we did complain to not have enought hot water for bathing , they said over the phone that they will be coming to fix it but the next day was the same. It seems no action was taken. Their service was just lacking.Talking a shower was just ok bathtub size not enought for tall person. They said queen size bed but this was two twin bed attached together. We will not consider this campany again. SERVICE is part of this host renting company. Their service was definitely lacking. The hotel/room service industry has just shifted to do it yourself. You get for what you pay, do nott ask too much or you will be disapointed. There is better company out there that provides better accomodation with similar price. We experienced during our three weeks trip

平靚正住宿之選

距離京都八條站步行需時18-20分鐘，超離地鐵九條站步行5-7分鐘，房價非常合理，住宅有行李升降台，我住房間第一晚浴室水渠淤塞，浸住對腳來沖凉，很狼狽，即時Email hotel,第二天17:00回覆了我們可轉房間，但我們太夜回來，十分疲倦，硬着頭皮再次忍受浴室水淤塞之苦，所以要第三天早上才換房，整體以論，都是很好
