Our hotel was in a quiet neighbourhood with plenty of restaurants. If you want to experience living like locals, this is the place. The room had a washer and drying room which really helped. We were only about 15 minutes from Teramachi which is very touristy. Local living with activity 15 minutes away.

Loved everything about our stay - the building is impeccable - it is walking distance to the best street shopping mall I have ever seen - a bit of a walk to the metro but nothing unbearable. The traditional style mixed with modern necessities was fantastic. First time we wanted to take photos of our room to show people back home. Only issue was not knowing in advance that the reception was at near Kyoto Station. Once we figured that out - we were treated like royalty.

Worked well for our family of 6!

We reserved the traditional Japanese room for our family of 6. I was very happy with our stay, but I will provide some details to help others decide if this property is for them. Check in: this takes time (plan 30-60 min), and must be done at Kyoto Station (read the email for exact location, it’s across the street). They do include a shuttle to the property and this is included in my check in time estimate. Location: wonderful, walking distance to many great sights and markets/shopping. The metro is a 7-8 minute walk, which is notable for the end of your stay. Property: very clean and new. Washing machine was great and shower doubles as a dryer. If you move hangers into the shower, you can dry a full load overnight. The room is small and I would not put more than 2 adults in the traditional room. The beds and pillows are very firm, my least favourite part of my stay. Rooms seemed well insulated for noise. Kitchen had basic amenities. Limited plug ins. For the Japanese room, 2 sleep on the tatami floor, which is in the same room as the dining table. If you move the table to one wall, there is space, and my daughters appreciated how the doors could close for privacy. With beds set up for 6, there is not a lot of room left, so best for people who plan to be out and about all day. Check out: self check out, so as quick as can be. You have the option of self storing luggage at your property or at the office in Kyoto station.

Hotel lcoked down patio window!super dangerous

It’s our 2nd time long stay in Kyoto and we selected this hotel since the location. We stayed 23 nights in this hotel. The checking lobby is at Kyoto station and there was free shuttles to bring us to the hotel. The hotel location, room style/size/cleaness/convenience are quite good, I can give 5 stars . But two thins are really bad that only deserve 1 star to me. One thing is hotel only offers one time cleaning during my 23 night stay , to me which is acceptable but I’m not enjoy this condition also think not reasonable. Another thing is the worst and extreme dangerous! I even doubted it violate public safety law policy or law : the hotel locked the window of patio, they told me it not allowed to enter patio and they need to locked the window physically. Then I found out if there is fire alert or something dangerous happens, we don’t have chance to escape from the patio window. We don’t have chance and I don’t know if the glass could be easily broken while urgency. This is extremely not put hotel guest safety and life into a good method to deal with neighborhood quiet requirement( not allowed to enter patio). The window lockdown is indeed an extremely violation of hotel guest , I serious recommend the hotel find the way to deal with this, this serious safety concern give the hotel 0 stars since they didn’t consider fire/urgent escape into a good way.

New apartment but a bit off central location

We are a family of four and stayed in this apartment for 5 nights. The apartment is in new condition and have good internal fixtures with two toilets and double sinks bathroom vanity which are great for multi people stay. The only negative is its location. It is a bit far from the main shopping street where all the main bus stops are. It is about 20 minutes walk which is all right at the start of a day but is quite tiring after a full day of sightseeing.

Love this place! We feel like living as locals as it’s on a residential street. The staff in check in office are so helpful. The facilities in the apartment are in great condition, we had an excellent stay! It’s a handy place But if you need to go a bit further away, it’s better to take a bus or metro.

Fantastic location. The communication with the management was almost impossible…we had to borrow people’s phone to call the management. The shuttle still wasn’t clear of where to pick up…with two small kids and no way to connect or communicate without borrowing someone else’s phones we would have been able to stay the first night…pretty rough experience with two small children…looking for taxis in the middle of the night to go meet the manager in different hotel to pay taxes and get in after the entire booking on Expedia was done. Not sure ver mentioned that taxes the first moment needed to be paid in order to use the hotel…we paid the taxes but the whole entire situation at check in will be forever remembered..:all this can be avoided and put into the price with Expedia, and have a lot more understanding and accommodations at the check in. Overall, you are on your own…I’d not been able to get ahold of the management unless I have a Japanese sim and phone number which was pretty ridiculous. They do respond within 24 hours of your emails but they will not come and open the door or check you in unless you go find them where they are which is ridiculous too. Paying for taxi, bringing suitcases around and two small kids in order to check in was a trip…
