2024 NEW INGROUND, HEATED POOL - See images and plans in photos. Will open in early May and closes late September for the season each year. Also added two sliders to outdoor pool deck, replaced carpets with LVT and renovated sixth bedroom.

REMODELED KITCHEN AND OPEN FLOOR PLAN IN 2020. Added a second Stainless Steel fridge with water dispenser/ice maker, nine foot center island, new AC throughout and refreshed furnishings. Book now before we fill up!

Completely remodeled all new furnishings - winter of 2017 and again fall of 2019. This is a FIVE star property! On 1/2 acre, level lake front and surrounded by a 14 acre forest. Features pool, Hot Tub, Six bedrooms, modern appliances, 4 full baths and all new furnishings, with a maximum occupancy of up to 16 guests!

Three Kings Bedrooms, a bunk room (2 bunks - twin over full beds), two bedroom carriage house, a large dining area, pool and a lakeside patio. The main house is all level on one floor and is almost ADA compliant. New lighting was installed in the ceilings throughout the property to create a bright, open atmosphere. Ceiling fans have been installed in the dining area, loft and 3 of the bedrooms for those nights when you do not wish to run the A/C. Home and barn have A/C throughout.

With all of the amenities and comforts of home, plus the fun of a gorgeous, 100% level lakefront property, you and your guests will be ready to create memories together from the moment you step inside! Enter into the foyer with the living room to your right, and you'll see exactly why this is the place for you: a lovely, warm space with plush seating and extra ambiance created by a large stone fireplace. Around the corner, you'll be greeted by the open kitchen/dining room, brand new and fully-furnished with modern appliances and plenty of storage, and a full dining set that seats 10 guests.

Step outside and find the other half of the great appeal of this home: a massive, semi private, wooded lot located directly on the lake. Just across the yard is your private stretch of natural stone wall lakefront, with a seasonal dock that is great for fishing or sun bathing. Enjoy kayaking or rowing out to look at Squaw Island, not far from the shore, or spend a few hours fishing on the lake in the rowboat provided for guests' enjoyment.

With a location less than one mile from downtown Canandaigua, the options for fun and entertainment are nearly endless! 800 yards away is the new Lake House Inn, Nolan's and the NYS Wine and Culinary Center. Also, Seager Marine offers boat rentals in the same general area. Lakeside restaurants, Roseland waterpark, hiking and museums are waiting to please anyone's tastes, and the CMAC Performing Arts Center will put on a show sure to please the arts lover in your family. After all of this fun, return to your relaxing private home and unwind at Island View Escape!

This property was perfect for our extended family gathering. This one level house fit the accessibility needs of some and the pool was great for the young. The open floor plan created an excellent place to congregate, eat, drink and play game as a group. The carriage house offered an auxiliary space to have smaller groups retreat to in a quieter setting.

Little family reunion

Great location for paddling, boating/fishing, proximity to town and pier! Lots of wildlife to see including baby ducks, deer, and a mink! The pool is a great addition. The house/carriage house are well laid out to accommodate large groups with spacious bedrooms.

Family Reunion

Great place for our family reunion. The house was spacious and well equipped. The location on a cove at the northwestern part of Canandaigua Lake provided a calm, serene waterfront without any boat traffic. The close proximity to town made shopping very convienient.

Absolutely perfect spot for a family getaway

I can't say enough good things about this property. There were 8 of us - 4 couples. We all had plenty of private space and the gathering spaces in the house were perfect. The kitchen is well stocked with everything we needed for cooking. Loved having two refrigerators! We enjoyed the fire pit in the back yard and the views were beautiful. We saw lots of wildlife even though we were super close to restaurants and shopping. The property manager is very responsive and accommodating. Highly recommend!

Perfect weekend with the family

We have rented many lakehouses over the past few years. This one was exceptional! The location was perfecr, so close to town with amazing views! The house is on flat piece of property which makes the lake easily accessible. Every detail was well thought out. There was plenty of seating for everyone, the bathrooms and bedrooms were all very fresh and nice. The beds were very comfortable, and there was ample space for everyone to be comfortable. The kitchen was so well stocked, and the bathrooms even had shower products. This really was a perfect weekend getaway. Maybe next time we will rent in the summer and bring our boat!!

Fantastic Choice!

Outstanding property and grounds! We are a three generation family, and the layout of the house and grounds were easy to navigate for all. Upon our arrival, the house was clean and ready for our stay. Beautiful updated bathrooms, clean towels and plenty of hot water. The outdoor patio was perfect for our family to gather and chat, and the lake was just a few steps away with nice, level waterfront. Located at the very north end, access to everything in Canandaigua is simple and easy. Communication from the property owner was quick and reliable, and we encountered no issues whatsoever. If you are looking for a beautiful place to create family memories, this would be a fantastic choice for you!

Could not have been more perfect!

This property was amazing - I was very sad to have to leave.. It was super clean, with a great kitchen/dining/living area, and a beautiful outdoor space that we used more than the inside because the weather was perfect. The view of the lake was so relaxing, as was watching the ducks wander around, and the available kayaks were put to use since the cove this house is in was perfect for kayaking. The kitchen was stocked with everything we needed for cooking. There were also plenty of towels and supplies - the washer and dryer did come in very handy as well. Downtown Canandaigua is walkable if you can walk for a mile or so. Otherwise you can drive there in just a few minutes. The lakefront park and restaurants are just a short drive away, as are any stores you would need to get supplies. The Rochester airport is about a 45 minute drive, which was also very convenient for us. Alan and Tammy were so easy to work with and made our long weekend just perfect. We thought it was so perfect that we are already talking about going again next year! You can't go wrong with this property.

Awesome, quiet house

This place was so great. Expensive, but you get what you pay for. So clean and new. Had everything you might want, and it's high quality. So many bathrooms! The wifi really held up to heavy use from probably 15-20 devices (some of us had to work). (We did have a router issue for a minute, but Alan came to the rescue in record time.) Wifi is not as good in the adorable carriage house, but the cell signal is good. One of the kayaks isn't in great shape, so if you have your own, I would still bring those. But the dock, yard, and lawn furniture are awesome. Kitchen is well stocked with plates, utensils, pans. There are millions of towels. Canandaigua is 3 minutes away with tons of restaurants and things to do, or you can just sit on that deck or in the sunroom and catch the breezes off the water. Very quiet neighborhood, we saw lots of deer, our little dog loved it there. We had a great time - would definitely stay there again.

This is a great property! Its location is peaceful and there is so much to do in the area that no one could be at a loss for activities. The large living and dining area accommodated our group of 12 easily. Perfect week!

We fit 16 people comfortably at this house. 4 bathrooms, a completely stocked kitchen for all our cooking needs, more than enough seating throughout the house and grounds, and a wonderful pool. Everyone enjoyed access to the lake with the kayaks. The views of Canandaigua Lake and the sun rising each morning were spectacular. Alan was an easy and communicative host and we were so thankful for the abundance of beach and bath towels. This property is well worth a stay.

This home accommodated our family very well. We have a large crew. & it provided us with enough bedrooms & baths that everyone had a place to sleep. The kitchen & eating area also provided plenty of room & the kitchen was well stocked & supplied with the necessary items for cooking. It was clean, well stocked with many amenities that served our family well. The swimming pool & hot tub were a hit with all ages. We enjoyed ourselves & highly recommend this house.

Family Time at the Lake

We were looking for a wheelchair accessible location that would accommodate my husband and me along with our adult children/spouses. This proved to be an exercise in frustration until we came across this property. Our host, Alan was quite helpful in answering very specific questions about accessibility and even offered to provide a ramp for the one step onto the deck. No place is perfect but this house was about as close as you can get. My husband was able to maneuver around the house and outside paved areas independently. The view was spectacular (we were there for the once every 18.6 years Strawberry Moon!). We enjoyed swimming, hot tubbing, kayaking and just sitting watching the duck and geese families swim by. Complete relaxation! There were several grocery stores (Wegmans, Tops, Aldis) within 10 minutes which was a bonus. We rented a pontoon boat one afternoon, hiked and visited a winery. But mostly we enjoyed being with each on the property. Our week exceeded our expectations.

Beautiful property, Fantastic Location

This property checks all the boxes--tons of space, beautiful grounds, amazing views, extremely clean and all the amenities you need and then some to have a relaxing stay with friends and family. We especially loved the location that was close to Wegman's, the Lake House, downtown Canandaigua and other paces along Lakeshore. The location is also great for brewery and wine tours in the other Finger Lakes. We would definitely stay here again.

Perfect family vacation

Fantastic place to make memories. Spacious, well appointed kitchen, attractive quality furnishings (beds are a little firm). Beautiful new pool, wonderful large yard to enjoy the view or play lawn games, nice dock, great outdoor furniture with plenty of chairs. Big dining room table with tons of extra seating. Layout makes it somehow open enough for it to be easy to all be together, but also easy to find a quiet spot for alone time.we brought extra towels but didn’t need them. My king bed had a queen top sheet, so bring those if you like.Pictures don’t do the place justice, it’s even nicer in person. Especially the yard and view.

We had a family reunion and celebration of our 50th wedding anniversary. Our grand kids had the time of their lives. They bounced from the pool,to the hot tub, and tubing on a boat we rented. The owner was available for any concerns we had and the property was clean, easy to gather in, and they even provided body soap for the shower. That is the kind of attention we received during our stay. We had a blast!

With a beautiful view of Squaw Island, 14 acres of adjacent forever wild park land and 120 feet of level lake frontage, you cannot find a better spot in the Finger Lakes! Part sun and part shade so everyone wins. And it is close enough to walk for ice cream, Roseland Water Park, Wegmans, Inn on the Lake, Wine and Culinary Center and many other local restaurants and bars.

Visit one of the ski resorts during the winter, cast away to catch some fish during the spring, get on the water during the summer and enjoy the foliage during the fall.

Additionally, Civil rights, religious freedom, literature, flight, boating and more have roots in the Finger Lakes. This has all been well documented and preserved in the many museums and historical sites found throughout the Finger Lakes.
