Nestling on a hilltop in the midst of the breathtaking Garfagnana region of Northern Tuscany sits The Factor House, set in a private estate with private swimming pool. It showcases stunning interiors and the latest technologies, including air conditioning and wi-fi throughout.
A private and away-from-it-all Tuscan villa, yet easily accessible (Pisa International Airport is just over an hour by car).
Comfort, luxury and privacy without compromise. The Factor House, once home to the local estate manager, but long since derelict. Painstakingly coaxed back to life by its owners, it was reborn as a luxury villa in 2016, set in a private 10 acre (4 hectare) estate with private swimming pool, and showcases stunning interiors and the latest technologies, including air conditioning throughout.

INSIDE, authentic chestnut beamed ceilings with handmade terracotta tiled floors and solid chestnut doors made by a local artisan, complemented (but never overshadowed) by design-led contemporary interiors. Relax in the comfortable sitting room (with satellite TV), spend some quality time in the study/library (books, DVDs), or entertain in the well-appointed dining room. Budding cooks will appreciate the professionally-appointed kitchen, with range cooker and American-style fridge-freezer (with ice machine).

OUTSIDE, a traditionally rendered and stone exterior with shuttered windows, stone sills of local pietra serena, Tuscan painted architectural details, and a roof of reclaimed tiles. Generous south-west facing sun terraces with panoramic views allow for relaxed outdoor entertaining.

A WINDING STAIRCASE built from the house’s old chestnut beams leads down through the ancient olive terraces – now replanted – to the swimming pool (available April through October, weather permitting). Here new again combines with old: the contemporary black pool reflects the sky and trees around it and harmonises beautifully with the landscape, while the terrace provides ample room for poolside relaxation.

THE HOUSE HAS FOUR LIGHT AND AIRY BEDROOMS, all ensuite, accommodating up to eight people in supreme comfort. Each room is customisable with either a single superking bed (180cm) or twin single beds (90cm each). A further two people can be accommodated on a high quality sofa bed (with sprung mattress) in the sitting room.

Pure Egyptian cotton sheets, light-as-a-feather duvets, and silk-lined handmade Tuscan mattresses and toppers all mean that a great night’s sleep is a given. Soundproofed bedroom doors mean that the only interruption can come from the windows opening onto the panoramic views of the Serchio Valley. In the hotter months whisper-quiet air conditioning guarantees a restful night.

SPECTACULAR ENSUITE BATHROOMS combine the old and the new: finished in slabs of pale cream Tuscan travertine, they are separated from the bedrooms with glass walls, doors and shower cubicles, emphasising and not hiding the authentic architectural details of the building. Walk-in rain showers are generously-sized; the two larger bedrooms have standalone marble bathtubs “with a view”. All bathrooms have bidets. .

Breathtaking views!
Our holiday at The Factor House was overall pretty fair. Leigh did a personal check in and showed us about the home. We had issues with the AC in two bedrooms right away, we were told it just takes a while to cool. Days 2-5 there we had no hot water to shower with, had to keep in contact with the host daily to get the boiler on since the solar panels were not working correctly. Then we were told maybe someone is taking a long shower and emptying the giant tank. But we literally had no hot water and had to take cold plunges, cant imagine any of us were in for more than 5 mins freezing! Had maintenance guys there the first 5 days of the 7 day stay. Days 6&7 we had no issues with the hot water after they had it fixed. Finally someone came to check the ac on day two and confirmed they were not working either. After that issue was fixed the ac was great in all the bedrooms. They wanted us to leave all the windows open to air out the house at night, claiming no bugs up in the mountains but there was bugs all over the house. Especially mosquitoes. We've all got a ton of itchy bites which was super frustrating but not even the biggest issue. The host attempted to correct all issues but in the end, 5 of our 7 days in that home were ruined by distraction from outsiders needing to come in or inconvenience. We enjoyed our days by the pool and the views on the mountain nonetheless.
