We had an absolutely lovely post Christmas stay at The Beach House. Christine could not have been more attentive, in fact the most responsive and friendly rental home host that I have ever had! We loved the house particularly in winter with the log burner, Aga warming the kitchen and the rooms above. We loved the beach walks with the dogs. I know that the house is due to get a refurb but we loved the existing cosy beach house feel but we’d still love to book again if all our young adult children would join us! I think they would if we came back to Selsey! Thank you Christine and family x
We had a wonderful time at this property. It was well equipped, clean and perfect for a family get together. The location is ideal for beach walking, access into town and provided a relaxing weekend with fantastic sea views from the hot tub or pool.
The location of the house, right on the seafront, the outdoor space with a wonderful pool and hot tub, and the games room, really made this a perfect venue for the whole family - aged from 3 to 89. At first the rules appeared a little excessive, but in the event the host was flexible and accommodating. This really was the perfectly place for a big and memorable family gathering.
Pool and hot tub enjoyed by all. Comfy lounge. Two dishwashers a bonus. Lots of eating out options. Aga and electric oven. A shower in the main bathroom would be helpful. Good flat walks from the property. Family in the annex said it was a bit damp There were some issues with some of the electrics but things were sorted promptly.
We had a great 4 nights here with 2 other families. Great location, spectacular views overlooking the sea.
Hot tub was a hit and there was plenty of space in the lounge for all.
Seafood from Julie’s went down a treat!
Great place for adults, teens and children.
Communication from hosts was very thorough too.

Great place to stay with a group of adults or a large family gathering. Plenty of room to sleep 13 comfortably, with great spaces to relax, eat and swim. Plenty of spaces to park including electric car charger. Host was incredibly helpful, and accommodating. Even managed to help us out with an early check in and late check out which was really helpful. Couldn’t recommend a better place to stay
Great for a break for a large family. plenty of room for 12 of us to sit together and eat. Ample private parking. Vehicle charge point is a bonus and worked on an Audi. The locally based cleaner/caretaker is exceptionally helpful.
We had a lovely stay at The Beach House with family for my husbands birthday celebrations. The house was well equipped and spotless. Great communication and very helpful having Sue available for any concerns as she was very responsive and reassuring. Great location on the beach and easy access to the town. We all had a great time.
This house was perfect for hosting a hen party. Great size for our party of 13. We set up karoke, used the lovely big dining table for dinners and craft activities and were lucky with the weather to use the hot tub and very briefly the pool. Would love to stay here again.

A spacious, well-equipped property with fantastic facilities. The Beach House is in a great location with many things to do nearby. Pool and hot tub were brilliant additions and the separate accommodation in the annexe was the perfect place to put teenagers! Many thanks to Christine for the wonderful service - I'm sure we will be back.
Property was ideal for 14 of us and in a great location. Well equipped and the swimming pool is a great attraction and well heated.
Strong south westerly winds are difficult to escape on the terrace and a safety glass windbreak could be a good investment . Everybody had fun!
Spacious home ideal for multi generational family. Beach pebbly. Real treat to sit in jacuzzi and watch the sea. Gorgeous sunsets. Friendly owner. Big screen for games. And places to walk and cycle in nearby RSPB reserves.
Lovely sized house, plenty of space for 11 adults to either sit quietly, play games, catch up with each other & sit together for meals. Lovely garden area with plenty of seating for everyone to enjoy. We were so lucky with the weather and the sunset every night was stunning. The games room was great & brought out the competitive side of us all! Beds were very clean & so comfy & the house was lovely & warm all the time. I must also mention we had a roast at The Seal pub on the Sunday & we all said it was the best roast we’ve had in ages! We all want to rebook the house for another family gathering it was perfect.
A perfect house for a family Easter break. There were 12 of us in total of mixed ages (Grandparents to toddlers) . The house is in an ideal place and there was plenty to keep all entertained. Only downside was the beautiful swimming pool was far too cold to use. Really needs heating.

We feel terrible about the pool being cold; the new heater is installed (and now protected from the sea) so we look forward to welcoming you again so you can all enjoy a swim there.
The property is dated and requires updating. One of outside picnic tables was very unstable needs replacing. The chairs around the table need attention as the spindles kept coming apart which was quite dangerous. The electric cooker also needs replacing, the rings kept switching off, the fan oven kept going off and would come back on after about 20mins and the oven door doesn’t shut properly. Apart from that we managed with annex oven and had a fantastic weekend.

Hi Florence thank you for sharing the lovely photos - it was good to see everyone enjoying themselves. As mentioned to the last guest we do have some exciting plans for refurbishment for July 2026 but in the meantime we would not expect future plans to impact the current stay - thank you as well for highlighting the problems but I would like everyone to feel that they can contact us anytime about anything - our caretaker is close by and can respond quickly to see how issues can be resolved. I will be contacting all previous guests with a special offer once we have confirmation that our exciting plans including adding an indoor spa are ready to go ahead.

Certainly not worth the money it cost.
Stunning location. Bedrooms & Living room light & airy. Heating broken in master bedroom & en suite. No heating in downstairs bathroom. Some photographs & descriptions need updating. Swimming pool was a hazard as there were no safety features whatsoever. No pool cover, cover for filter was missing so it was a trip hazard, no lifebelt, net or pole. One 5yr old fell in but as children were not allowed outside unattended, he was quickly pulled out of the deep water.

We were all shocked to hear about the child falling into the pool; although we have summer and winter pool covers, we would say that not allowing children into the garden unattended should also include not allowing ones that cannot swim to climb the steps to the decking leading to the pool on their own (shown in photo 1 and photo 42)
In the summer guests have full control over whether to have the pool open or closed, using an automated Coverseal pool cover (which takes a considerable weight) whereas the winter cover is usually kept on permanently. On this occasion the winter cover was removed before the summer cover was refitted as it had been damaged by the storm and we felt it safer for guests to see that the pool was open rather than have a false sense of security. There is a stronger cover coming for the winter, but caution is always advised as the waves which come crashing into the garden during a storm can cause considerable damage.
A lovely house that perfectly suited our multi-generational family. We stayed for a long weekend in early May and despite the mixed weather we made good use of the outside space, particularly the pool, hot tub and beach. In times when the weather was less pleasant, the house itself was very comfortable. The garden was mostly paved with plenty of outdoor furniture. It reminded us a bit of a pub garden – not a bad thing. It could do with a bit better outdoor lighting.
We really appreciated the EV charger, especially after travelling a long distance to an unknown area.
However, we found the rules and regulations excessive. Maybe put a bit more trust in your guests to act responsibly. On the other hand, the manager, Christine and housekeeper, Sue were very helpful and responded promptly when contacted.
We hope to return.
We as a family of 13, ranging from ages 84 - 10 months, chose this house as it met everyone’s needs. My elderly grandad was able to have a beautiful bedroom on the ground floor near a shower room and the kitchen, where he could then sit and watch the hustle and bustle. We have a 12 yo autistic child so we stayed in the studio apartment above the garage to allow them their space which worked perfectly with its own kitchen and bathroom. The rest of the family then had beautifully spacious bedrooms with stunning views of the sea. It met everyone’s expectations and more. The games room was very popular for the teens and adults, as was the hot tub. The lounge offered enough space for children to play and the switch was an added bonus. Plenty of secure parking, well equipped kitchen, we couldn’t think of a sign thing missing throughout.
Our only downside was the weather the first few days and the pool not heating up as it’s heated by the air outside but that was Mother Nature who no one can control.
We are hoping to return next year for another family getaway. Thank you!

Our family have had homes or holiday homes on the West Sussex Coast for most of the past 80 years. We enjoyed many holidays at our grandfather's spending long days on the beach there
When our grandfather sold his holiday home there to help us buy our first home we resolved to one day buy a holiday home on the coast ourselves so we could all spend time together there again.
We started looking in about 2016 but realised we needed to invest in our business first. He was the first to say it was the right thing to do but in 2017 our grandfather died.
He loved the sea and we know he would have loved having family time at the beach house. We wish we could have even just one memory of spending time there with him.
