About this property

Farmhouse Cottage - C12th Thatched Cottage

Hay Meadow Farm is a 12th century thatched manor house with origins dating even further back. Mentioned in the Doomsday Book the farm is stepped in history and the cottage with its inglenook fireplaces and exposed wooden beams is brimming with character.

Each room is tastefully decorated and very loosely themed around wild meadow flowers. The bedding and towels are 100% natural cotton, mattress that are organic, luxurious and extremely comfortable, even the curtains are handmade from organic hemp. The carpets are pure wool, light fittings are hand forged iron and combined with the wood and stone of the building the feeling of everything being natural adds to the sense of history.

Farmhouse Kitchen:
A large well equipped kitchen with an Aga and gas cooker, dishwasher, washer/dryer and everything you need for a comfortable stay, this includes pots, pans, plates glasses etc. The kitchen is also well stocked with herbs and spices.

Dining / Sitting Room:
A lovely room to just sit and absorb the charm of this historic building. Features the oldest dated part of the house, the inglenook fireplace, dating to the late 12th century. This room was originally the farmhouse kitchen, evident from the bread oven and a creamery for making the famous Devon clotted cream.

An extendable dining table means 8 can fit around the table with a little squeeze. This room is always warm and cosy even on the darkest winter nights, a wonderful setting for your relaxing evening meal.

Lounge / TV Room:
The clover room is a beautiful lounge room to relax in, full of olde world charm, wooden beams, slate recesses, a log burner and comfortable leather sofas. With views across the meadows this room is equally enchanting on a warm summers evening as it is in the depths of winter. The room has central heating and a log burner so is always warm and cosy.

The lounge has a TV with DVD player. There is also a stereo music system with Bluetooth, USB and Aux. We also have a good collection of DVDs and board games suitable for all ages.

Downstairs Bathroom:
Downstairs bathroom with toilet, a lovely powerful shower and a Jacuzzi bath. Each bathroom is equipped with 'Faith in Nature' shampoo, conditioner, bath/shower gel and a hand wash.

Three En-Suite Bedrooms:
Each bedroom is subtly decorated with the odd splash of colour here and there and very loosely themed around some of the wild meadow flowers we have here on the farm.

Each room has a king size bed, an en-suite shower room with toilet and wash basin.

Your holiday rental comes with all the bedding you need for your stay. Our sheets are Egyptian cotton and duvets are duck down, feather pillows that all feel so luxurious. Also included is 100% fluffy cotton towels. (Please note allergenic bedding is available on request).

Orchid Room:
Orchid Room – En-suite with King-size Louis XV Bed. One of the largest bedrooms The Orchid room has dual aspect to the front and the back of the house. Fitted out with Louis XV bedroom furniture this room features a king size bed with an organic mattress. As well as the usual set of draws and wardrobe this room also features a desk and wi-fi internet so ideal if you need to do a little work while here. The room is decorated in neutral colours with splashes of deep red combined with the rich mahogany colours of the furniture bring the aspect of the deep red variety of the wild meadow orchid. The orchid room has a good size en-suite shower room.

Daisy Room:
One of our personal favourite rooms The Daisy Room maybe the smallest bedroom but it is just oozing with character and charm. Quirky beams and very old oak panels The Daisy Room is cosy and warm. Overlooking the front of the house it has a beautiful view across the garden and meadows. With a good size en-suite shower room, king size bed with organic luxury mattress. The room is decorated with subtle shades of cream and yellow.

Buttercup Room:
A quirky room indeed. A large bedroom featuring a king size bed with organic mattress. Built in wardrobes, draws and a writing desk. This room has a small en-suite shower room. The Buttercup Room also has a comfortable sofa bed and therefore could be used as a family room sleeping up to 2 adults and 2 children. The room also features an oak desk with wi-fi internet. A very cosy yellow decoration that goes someway to express the exuberance of the buttercup.

Welcome to Hay Meadow Farm, Bed & Breakfast, Holiday Cottages, Café & Farm Shop. We are a warm, cosy and friendly natural farm situated between Holsworthy and Launceston on the Devon & Cornwall border.

Hay Meadow Farm is a 12th century thatched manor house with origins dating even further back. Mentioned in the Doomsday Book the farm is stepped in history and the cottage with its inglenook fireplaces and exposed wooden beams is brimming with character.

Situated in an extremely rural setting the manor house and meadows are very tranquil indeed. Surrounded on three sides by woodland and with meadow on the other you can really get the sense of privacy and seclusion. With some of the darkest night skies in Britain on a clear night you can see the stars in all their heavenly splendour.

Hay Meadow Farm nestles in 20 acres of truly peaceful west Devon countryside, bordered on 3 sides by 250 acres of woodland, there is an amazing sense of seclusion and connection to nature.

The meadows have (as far as we can tell) never been intensively farmed so we have an abundance of wildlife and an incredible variety of flora and fauna.

A little haven for wildlife and humans to share.
