About this property

✨✨ Enchanting 2-bed flat - the best Hampstead location ✨✨

✨✨✨
Relax in this stunning calm tranquil stylish space in the heart of historic Hampstead Village. The charming Hampstead Heath lakes, swans, swimming ponds, tennis courts, film locations, quirky, idyllic restaurants, shops & cafes, splendid historical houses, museums, gardens, only minutes away
Yet the flat itself is hidden - a spellbound hideaway over a quiet moonlit garden lawn, where velvet dusk falls so silent you could believe the city had vanished into a whispering fairytale

This serene oasis of splendour is in the most desirable location, in the heart of delightful Hampstead village.

Although in the most central location, this soothing place is secluded, shielded from noise, above slumbering green gardens. At the back, there is a pleasant rose garden with discreet seating in spring. On return from the sweet exhaustion of sightseeing, you will step into this stillness of peace - and feel like you are the only person left in the world.

Visit the iconic boutique Hampstead cinema with sofas-for-two ("love seats"), instead of cinema chairs, where they serve food and drinks during screenings. It opened as the Everyman Theatre in 1920 and became one of London's quirky luxury cinemas in 1933.

Lovely restaurants, coffee houses, cake and tea rooms, shops, historical places, details unique to Hampstead, are listed further below. You will never be bored in Hampstead.

PRICING - HOW YOU SAVE ☀️

Most places charge one fixed rate based on the maximum number of guests they allow. We do not. We charge according to how many guests are actually staying. Our costs are lower when fewer people stay - so your rate is lower too.

Please read the 3 options below before booking - as the number of guests you book decides which beds and bedrooms will be made up for you. Our cleaners see your booking, and only prepare the beds you book.

(a) For 1-2 guests, this 2-bedroom apartment is priced like a 1-bedroom flat.
Only the double bedroom will be set up.
(1-2 people = 1 double bed)

(b) If you want the second bedroom set up too, book for 3 people.
(3 people = 1 double bed + 1 single bed)

(c) To have a third bed set up in the living room, book for 4 people.
(This is a proper single bed, not a pull-out sofa.)
(4 people = 1 double bed + 2 single beds)

Guests only pay for what they use - so please book for the number of guests that matches the beds you need. If you need both bedrooms (2 beds), please book for 3 people. If you need 3 beds (1 double and 2 single), please book for 4 people.

CHECKING-IN & CHECKING-OUT
Check-in: 5pm - 9pm
Check-out: by 10am

Why check-out is 10am: the flat has to be deep-cleaned for the guest arriving that evening, and that work cannot start until the previous guest has left.

Why check-in is 5pm: the flat is being deep-cleaned after the 10am check-out, and it is ready at around 5pm.

We do not simply do a quick tidying between guests - we deep-clean. Everything is stripped, hot-washed, dried, ironed, replaced - cleaned properly. That work runs from 10am to 5pm, and there is no way to shorten it without the flat being less than perfect when the next guest walks in.

Occasionally, these times can be altered. If nobody is checking out on the morning of arrival, an earlier check-in may be possible; if nobody is arriving on the day of departure, a later check-out may be possible. We cannot promise it, as it depends on the bookings either side - but enquiries are welcome, and we will accommodate whenever we can.

Thank you 🌿🌸

PLACES OF INTEREST 🌺

SITES - Northeast of Hampstead is London's largest ancient park, Hampstead Heath, with its well-known and legally-protected view of the London skyline from Parliament Hill. It has 3 open-air public swimming ponds (1 for men, 1 for women, 1 mixed), originally drinking water reservoirs and the sources of the River Fleet. The bridge is known as 'The Red Arches'/'The Viaduct', built in fruitless anticipation of residential building on the Heath in the 19th century. Local activities include open-air summer concerts on the slopes below Kenwood House, the FT Weekend Festival, book & poetry readings, fun fairs on the lower reaches of the Heath, period harpsichord recitals @ Fenton House, Hampstead Scientific Society and Hampstead Photographic Society. Many small businesses in the area have international significance. George Martin's AIR recording studios (converted church premises, Lyndhurst Road) are a current example, as Jim Henson's Creature Shop was before relocating to California. See the remarkable architecture, such as the Isokon building (Lawn Road), a Grade I listed experiment in collective housing, once home to Agatha Christie, Henry Moore, Ben Nicholson, Walter Gropius. FILM LOCATIONS - Hampstead Village lends itself to film. Scenes from An American Werewolf in London (1981) are shot on Hampstead Heath, Well Walk and Haverstock Hill. Kenwood House is the setting for a scene in Notting Hill (1999). Some scenes in The Wedding Date (2005), with Debra Messing, show Parliament Hill Fields on the Heath, also shown in Notes on a Scandal (2006) with Gospel Oak and Camden Town. Four Weddings and a Funeral (1994) shows the old Hampstead Town Hall on Haverstock Hill. Scenes of a Sexual Nature (2006) was filmed on Hampstead Heath, showing picturesque Floating Gardens and Kenwood House. The musical Les Bicyclettes de Belsize (1968) is about a young man's cycling around Hampstead and falling in love with the fashion model. The war film Allied (2016) with Brad Pitt & Marion Cotillard began on the corners of Christchurch Hill & Willow Road. The 2017 film "Hampstead" (Diane Keaton & ‎Brendan Gleeson) tells a true story about Harry Hallowes, who squatted on the site in 1987 after being evicted from his council flat in Highgate. He died at 88 in 2016, battling for legal rights to the land on which he had built his shelter.

The flat is very clean and welcoming. An ideal base from which to explore the local area and beyond. Host Mia is extremely accommodating and genuinelywants her guests to have the best experience. She's the best and I thoroughly recommend her! My daughter and I stayed in the flat for 5 days and loved it. We definately know where to stay in London now when we return! And if you are very patient you will see foxes from the windows when the sun goes down.

Cosy, quiet and super clean apartment!

Mia was a wonderful host, she has put so much effort and love into the presentation of this very clean, comfortable and welcoming apartment. Beautiful view, everything you need, great wifi, guest handbook, and some supplies also provided. The area was 10/10, Hampstead village is gorgeous, leafy and lots of lovely places to eat and shop - apartment is right on the high street but set back amongst the trees. Great places for breakfast and dinner. We would definitely stay again!

Lovely flat, lovely location

A charming apartment with everything we needed for our 2 nights in London. Located in a very nice building just at the bottom of the commercial part of Hampstead- couldn’t have been more convenient. 4 min walk to tube. Well-stocked and very comfortable. All of things you need and Mia was a great host. Only complaint was VRBO’s communication system delays so harder to get timely info from Mia - no fault of hers! Late check-in was a little difficult for us- make sure you know that in advance.

Family of three vacationing in Hampstead

My husband and I wanted to give our adult son a trip to Europe for his 31st birthday. We couldn’t have picked a better starting off point. Mia was a wonderfully accommodating hostess as we arrived from LA exhausted at 11am and she worked her magic to get us into the flat by 3pm rather than the posted 5 pm time. The flat was super clean, easily accessible, quiet with great, early morning bird song. Aside from the charm of Hampstead, all parts of London are easily accessible by public transportation. Highly recommended

Anxious owner

Very very clean tiny flat in a mansion block. It was filled with so much furniture and trinkets and coverings over every tiny bit of surface space that we had to move a bed blocking the hallway just to access the bedrooms. Owner left notes everywhere to ensure we abided by her rules and was extremely pedantic about everything (presumably which is why every bit of surface space was covered). There was no way we would get it right and were bound to mess up somehow. We didn’t have time to clean it to her level of requirement by check out time and our mistake was to not put the bed in the living room back where it was. I had a broken foot and had to make sure the path was clear. The owner however then sent a very rude and personally insulting message which was sad to see. Would definitely not go back.

This guest broke the bed, broke the dining table, deep-stained curtains and carpets, ruined tablecloth and some kitchen items... to mention only some damage. There is a list of items missing from my apartment. Additionally, the level of dirt and filth she left behind was indescribable! It took over a week to get the place usable. My next guest's booking had to be cancelled and they had to placed in a hotel. My total loss was huge and lost time was extended. The guest herself was extremely difficult, grumpy and demanding - for no reason at all. She was rude, argumentative and confrontational from the moment she checked-in and throughout her stay. Finally, when I reported damage and losses to Vrbo - she decided to leave me this revenge-review. A truly bitter and unhappy individual.

Great Location

Spent a week here with my two teenage boys. Hampstead is a fantastic neighborhood. We felt very safe there. Lots of cafes, restaurants, and stores close by, and the Underground station is a 5 minute walk. Be aware that the restaurants and pubs in Hampstead are on the expensive side. It's an expensive neighborhood. The flat is not actually on Oriel Place as the listing shows, but it's not that far from it. The flat is actually nicer than the photos indicate. It's well cared for and has lots of nice little touches. There is no TV, but we didn't miss it - my kids are prefer to be on their phones, and the flat has wi-fi. The kitchen has the basics - pots, pans, plates, bowls, silverware. We mostly ate out, but had a few meals there. Could have used a vegetable peeler and a colander, as well as pot holders. But overall, quite functional. I think location is most important, and this is a 5-star location, IMHO. Close to the center of London, and in a very walkable neighborhood. It's small, but comfortable and clean. Quick tip: if you stay here and are going to the Westminster area, try taking Bus #24 rather than the tube. It's slower, and the bus stop is farther than the underground station, but it's a scenic ride.

Perfect apartment

The apartment was exactly as described and immaculate. Mia was very helpful and accommodating - as we were to arrive in the early morning, she made arrangements to have the apartment cleaned faster so we could check in earlier. The apartment is small so Mia suggested where we could store our luggage while it was being cleaned and suggested activities we could do to clear our jet-lagged brains. The apartment is in a lovely area and we felt safe and comfortable. Highly recommend.

A true Gem, ideal for your next trip to Hampstead

This property was absolutely perfect! Our host Mia communicated with us prior to our arrival and met us to show us the unit and make sure were were settled in. The flat was immaculate and spacious for our family of 4; the town is charming and there were so many shops and cafes to explore. Our host left us with a book of places to visit and places to eat which was helpful. The only very minor thing to note was that we needed to provide our own shampoo and conditioner as the supplies left appeared to have been watered down and were not really useable, but that was a very easy thing for us to pick up in the town. We truly enjoyed everything about our stay here.

Why they chose this property

Hampstead is known for its intellectual, liberal, artistic, musical, and literary associations. It has some of the most expensive housing in the London area and more millionaires within its boundaries than any other area of the UK. It has long been known as a residence of the intelligentsia, writers, composers, ballerinas, intellectuals, actors, artists, architects – many of whom created a bohemian community in the late 19th century. After 1917, and again in the 1930s, it became base to a community of avant-garde artists and writers and host to a number of émigrés and exiles from the Russian Revolution and Nazi Europe. There are 60+ English Heritage blue plaques in Hampstead commemorating the many diverse personalities that have lived there.
The area has a significant tradition of educated liberal humanism, often referred to (often disparagingly) as "Hampstead Liberalism". In the 1960s, the figure of the Hampstead Liberal was notoriously satirised by Peter Simple of the Daily Telegraph in the character of Lady Dutt-Pauker, an immensely wealthy aristocratic socialist whose Hampstead mansion, Marxmount House, contained an original pair of Bukharin's false teeth on display alongside precious Ming vases, neo-constructivist art, and the complete writings of Stalin. Michael Idov of The New Yorker stated that the community "was the citadel of the moneyed liberal intelligentsia, posh but not stuffy." As applied to an individual, the term "Hampstead Liberal" is not synonymous with "champagne socialist" but carries some of the same connotations.
The term is also rather misleading. As of 2018, the component wards of Hampstead (Swiss Cottage, Frognal and Fitzjohns, Hampstead Town, Belsize) have mixed representation. Hampstead Town and Frognal and Fitzjohns wards elect 3 Conservative councillors, Swiss Cottage elects 3 Labour, Belsize 2 Liberal Democrat and 1 Conservative councillor.
