The village of Coniston and all its amenities are just a few minutes' walk away (downhill), whilst footpaths to the surrounding fells can be accessed straight from the front door.

Lakeland View really does enjoy the very best of both worlds, in essence this is a charming cottage set in a quiet location is a great base for friends and families looking to explore the Lakes.

Ground floor
Entrance via rear entrance porch with secure coat, boot, outdoor gear storage, small wet room with shower & w.c. This leads into the fully enclosed back yard before entering the main house.

Entrance into cottage kitchen, a well-appointed room with fridge/freezer, washing machine, dishwasher, microwave, gas hob & double electric oven.

From the kitchen the large dining room can be found, with table for 8 guests and log burning stove.

The cosy sitting room enjoys lake views, log fire, Freesat TV, DVD player, a selection of books, games & DVDs. From the sitting room guests can access a small paved seating area to the front of the house which offers superb lake views and village views.

First floor
Bedroom 1 - king size bed and lake & village views.
Bedroom 2 - full sized bunk beds (recommended for children only due to head height restriction to bottom bunk).

House bathroom with bath, electric shower over, wash basin & w.c.

Second floor
Bedroom 3 - double bed and fantastic lake & village views.
Bedroom 4 - twin single beds with beamed ceiling (head height restriction to the side of one of the beds). Views to neighbouring fields.

Separate W.C with washbasin.

Outside
The cottage enjoys a large raised private garden accessed by slate steps.

Within the garden there is a picnic table & fire pit, perfect for al fresco dining and summer evenings. The garden enjoys fantastic views and offers several areas of privacy between its lawns, seasonal shrubs & mature trees.

For those who wish to bring bikes, there is a lockable covered storage space available to guests allowing secure storage.

Property Notes
Due to layout and bedroom set up Lakeland View is recommended for parties of up to 6 adults or parties of 8 including children.

Please note that the lane leading to Lakeland View is steep & narrow in parts.

Due to the nature of the original single track roads that wind above the village, we advise guests to please drive with care and that passing places are available. If arriving in the dark please take care as the banks leading up to the cottage have minimal street lighting.
