Welcome to Filoxeniabnb`s ``Top Spot Apartment`` ! Our stunning and newly renovated two-bedroom apartment, located just 100 meters away from the beautiful Kos harbor in the heart of Kos town. Our apartment has been completely refurbished in 2023, featuring modern amenities and stylish décor to provide you with a comfortable and luxurious stay in Kos.

As you enter, you will find the living room, which is combined with the kitchen, creating a cozy and functional living area. The living room is furnished with a dining table with chairs. The open-plan design allows for a seamless flow between the living and dining areas, making it the perfect space to relax and unwind with friends and family.

The kitchen is fully equipped with all the necessary amenities to prepare your meals, including a stove, oven, fridge, refrigerator, toaster, Nespresso machine, kettle, squeezer, microwave, and all necessary kitchen utensils. Whether you`re a culinary expert or just starting out, our kitchen has everything you need to prepare delicious meals during your stay.

The two bedrooms are beautifully furnished, with high-quality bedding and linens that will ensure a restful night`s sleep. The first bedroom features a comfortable double bed, while the second bedroom has two single beds. The master bedroom is equipped with an air conditioning unit, ensuring a comfortable and cool environment during hot summer nights. The second bedroom has a fan that provides a gentle breeze, keeping you comfortable throughout your stay.

The bathroom is modern and spacious, equipped with high-end fixtures and fittings. You`ll find a shower, sink, and toilet, along with plenty of towels, toiletries, and a hairdryer.

One of the highlights of our apartment is the cozy veranda in the backyard, complete with an outdoor table and chairs, providing the perfect spot for a morning coffee or a relaxing dinner with family or friends. Additionally, we provide a washing machine, making laundry easy during your stay.

Our apartment`s location is unbeatable, putting you right in the heart of the action. You`ll be just steps away from the best bars, restaurants, cafes, and shops in Kos town, making it easy to explore everything this beautiful island has to offer.

The city center, the port, nearby beaches as well as historical monuments, the movement can be done on foot. For transportation to the villages or to the airport there are bus stops and a taxi rank nearby. Alternatively, you can rent a car, motorbike or bicycle.

Quiet Hours 23.00-08.00 and 15.00-17.30.
Please respect the building and the other neighbors by keeping noise levels to a minimum, especially during quiet hours which are from 11 pm to 8 am and 2 pm to 5 pm. We kindly ask that you refrain from playing loud music or engaging in any activities that may disturb other residents of the building or the neighborhood.

Please treat the apartment with care and respect. Any damages or breakages that occur during your stay will be your responsibility to repair or replace. Please notify us immediately if any damage occurs, and we will work with you to find a reasonable solution. We reserve the right to charge guests for any damages or excessive cleaning required after their stay.

Please do not bring any additional guests to the apartment without prior approval. We have a maximum occupancy of four guests, and we ask that you respect this limit for the safety and comfort of all guests.

Finally, please ensure that you lock the doors and windows when leaving the apartment and that you turn off all lights and appliances when not in use to conserve energy.

• Quiet hours are strictly enforced from 15:00–17:00 and 23:00–08:00, as required by local regulations. Respect for neighbors is mandatory.
• The apartment is strictly non-smoking indoors. Smoking is allowed only on the terrace with the door closed. Any smell or evidence of smoking inside will result in a professional deodorization charge.
• Pets are not allowed under any circumstances.
• The maximum occupancy must not exceed the number of guests stated in the reservation. Extra guests are not permitted.
• Check-in and check-out times must be respected. Late check-out or early check-in without approval may result in additional charges.
• Please treat the apartment and equipment with care. Any damage, stains, or missing items will be charged accordingly.
• Trash must be disposed of properly before check-out. Leaving excessive garbage inside the apartment may result in an extra cleaning fee.
• Towels and linens are for indoor use only and must not be taken to the beach.

Fantastic and centrally located apartment

My group of three friends thought this small flat was absolutely perfect. It was spotlessly clean, had many restaurants and shops within very short walking distance, and was located just a couple of blocks from the main harbor. The apartment seemed to have been very recently renovated, with new appliances and bathroom fixtures. It had everything we needed. The owners were wonderful and helpful. Thank you!!
