Happily nestled behind Tidy’s Green, The Ratcatcher’s Cottage, a charming Grade II listed building, is ideally located less that half a mile from the historic village of Limpsfield and the amply provided town of Oxted with its convenient mainline station into central London (Victoria/London Bridge). There’s a multitude of restaurants, shops, supermarkets, cinema, pub, leisure centre with swimming pool, tennis courts, pub and even its own theatre! All within easy walking distance.

The delightful cottage sleeps up to 5 guests across three inviting bedrooms, making it the perfect destination for families or friends seeking a tranquil getaway in the English countryside.

As the name indicates, here is where the rat catcher for the Titsey parish resided. You’ll become captivated by its eclectic charm. The interior features oak beams and numerous quirky aspects from beautifully carved gargoyles to artistically welded metal rats on the exterior of the house. You might also find one or two inside…

Two comfortable receptions rooms offer an inviting space to relax, unwind and spend quality time with friends with a selection of board games, cards and jigsaws to keep you entertained. The large, fully fitted kitchen provides all the amenities you need to create delicious meals. Dine in the conservatory which fills with glorious light, and you can enjoy your morning coffee while being surrounded by the lush garden. The cottage's design celebrates its heritage, embracing the best of both worlds - the warmth of history and the convenience of modern living. Three bedrooms can accommodate up to five guests. The master bedroom a double with ensuite shower over bath, a second double bedroom, and a third single room which share a jack-and- jill bathroom with bath and shower.

Outside admire the ornate, carved wooden beams that adorn the exterior, providing an enchanting touch to the property. The lawned garden offers plenty of room to play, relax, or simply soak up the natural beauty of the surrounding landscape. There are ample historic and entertaining places to visit within the area including Westerham the famous home of Winston Churchill or Hever Castle which once housed Henry VIII and Anne Boleyn.

Not what I expected
The house itself is beautiful and has lots of history, just not maintained properly and a rude unwelcoming host. An hour after arriving I was greeted by the host. I was told that I was not what she was expecting, only wanted holiday lets and was not happy with the price I paid for it. She then complained how little time she had to prepare despite me booking weeks in advance. Surely it shouldn’t be live? This is inappropriate to say to a guest and should be between Finest Retreats and the host. Very unwelcome. The first night was super cold, I was told not to touch the heating. Only a cheap summer duvet and polyester blanket provided so I had to gather all the blankets from the other beds to keep warm. I informed the owner and she was not happy about me using the blankets due to my cat. Fair enough so she provided dirty old blankets from anold suitcase on the floor. I thought she was joking. I ended up bringing my own! There is a very busy main road at the front, louder than my house in East croydon. There is no privacy as the owner lives at the back and parks her car by the side and constantly visits. My cat killed 3 mice whilst there and when cleaning I found a lot of mouse droppings. I told the host and her response “this is the countryside my dear, you better get used to it” very patronizing. I grew up in the actual countryside and never had mouse droppings. The drains smell from not being cleaned. The kitchen is covered in a layer of grease and many unclean items. Lots of the owners belongings still present which meant wardrobes couldn’t be used. I was meant to stay longer, no way!
