Villa Lady Oceania - Sardinia Unlimited

Villa Lady Oceania is a wonderful villa with direct access to the beach, nestled in the Mediterranean maquis and located just a few kilometres from the charming town of Santa Teresa. The property features a main building with 3 bedrooms and 4 bathrooms, a separate kitchen, a spacious living room and a furnished veranda. The villa also has an annex with one bedroom and one bathroom. The villa is surrounded by a large 2,560 sqm garden, offers two covered parking spaces and has direct access to the sea.

From this charming holiday villa in Sardinia, numerous attractions can be easily reached within a few minutes, including the beautiful town of Santa Teresa, where you will find numerous restaurants, shops and attractions, as well as the beaches of Santa Reparata, Rena di Ponente and Spiaggia de La Liccia.

NOTE:

In case of cancellation within the period for which a refund is provided, a cancellation management fee of €25.00 will be charged. Bank transfer fees are non-refundable.

The tourist tax is not included in the rental price. It must be paid locally in cash, in accordance with the municipal regulations.

Check-in is scheduled from 4:00 pm to 9:00 pm, subject to the schedule of our check-in agent, the availability of the villa and the cleaning procedures (therefore, check-in is not guaranteed exactly at 4:00 pm).

For check-ins between 9:00 pm and 10:00 pm (upon request), an additional fee of €30.00 applies.
For check-ins between 10:00 pm and 12:00 am (upon request), an additional fee of €50.00 applies.
In case of expected arrivals after 12:00 am, the possibility of a late check-in must be confirmed by our staff and an additional fee of up to €150 may apply.

Water: €6.00 per cubic metre
Arrival outside standard hours (upon request): €30.00
Arrival outside standard hours (after 10:00 pm, upon request): €50.00

Change of bed linen and bath towels: €20.00 per person

WASTE DISPOSAL: Please respect the rules for waste separation and dispose of waste correctly according to the instructions provided at check-in. Waste must be separated into different bags for organic waste, plastic, glass, paper, cans and residual waste, and placed in the appropriate containers.

At CHECK-OUT, the property must be completely free of any residual waste. Failure to do so will result in a €250.00 penalty being withheld from the security deposit.

Upon arrival, a €1,000.00 security deposit will be pre-authorised on the credit card. The amount will be automatically released at the end of the stay (depending on the processing times of the guest’s bank). In the event that damage is found or the villa rules are not respected, the agency reserves the right to retain the corresponding amount required to cover the resulting damage.

COMPLAINTS

If, upon arrival or during the stay, the client notices significant discrepancies between the property and its description, or if problems arise that the client is unable to resolve or minimise, they must immediately contact the Customer Service Department of ISLAND OF SARDINIA SRL. The client must then confirm the complaint in writing within 12 hours of arrival at the property or of discovering the problem, notifying ISLAND OF SARDINIA SRL, which will endeavour to resolve the issue as quickly as possible in order to ensure a pleasant stay for the guests at the booked property.

ISLAND OF SARDINIA SRL reserves the right to verify on site and during the guests’ stay, through one of its representatives, the reasons for any complaint and any inaccuracies attributable to the owner, both inside and outside the property.

If a client submits a complaint to ISLAND OF SARDINIA SRL after the end of the stay without having previously contacted the Customer Service Department of ISLAND OF SARDINIA SRL during their stay at the booked property, no form of refund will be granted.

No refund will be granted to clients who are removed from the property at the request of the owners due to failure to communicate the presence of additional guests or pets. The number of additional guests and the presence of pets must always be communicated to ISLAND OF SARDINIA SRL and approved by it in agreement with the owners. No refund will be granted in the event that the security deposit required upon arrival has not been paid.

No refund will be granted to clients who leave the property due to problems or inconveniences without having first notified ISLAND OF SARDINIA SRL in writing, nor to clients who decide to leave the booked property early without valid reasons or serious inconvenience and without having previously provided ISLAND OF SARDINIA SRL with a written explanation and justification.

This also applies to clients who have not carefully reviewed the website and the information provided therein and subsequently encounter circumstances that are not suitable for them, or who leave the property without giving the representative of ISLAND OF SARDINIA SRL the opportunity to verify the reasons for the complaint.

ISLAND OF SARDINIA SRL does not recognise as valid grounds for a complaint or refund any events that are not directly attributable to the organiser or the owner of the property, including weather conditions, the presence of local wildlife, rodents or insects in general (taking into consideration the geographical location of the properties), lack of electricity, gas or water when caused by government or public authorities, external causes or force majeure.

ISLAND OF SARDINIA SRL accepts no responsibility for any inconvenience caused by third parties, including, by way of example, public road maintenance works, renovation works on nearby properties or similar activities in the vicinity of the rented properties.

The owners and ISLAND OF SARDINIA SRL also accept no responsibility for personal belongings and/or valuables left unattended inside the property, particularly where the necessary precautions have not been taken.

Villa Lady Oceania is a seafront villa for rent in Sardinia with direct access to the sea and is furnished in a simple and bright style, with marine-style accents. In the central unit there is a living area with a large sofa and dining table and a separate well-equipped kitchen. Outside we find a large veranda equipped with table and chairs and two solrium.
In the sleeping area we find two double bedrooms, one bedroom with two single beds and three bathrooms. The Villa also has an annexe in the basement with a double bedroom and a bathroom.

Villa Lady Oceania is only 2 km from the charming and lively town of Santa Teresa where you will find restaurants, bars and shops as well as markets and many other attractions.

In the surrounding area there are important wind and kitesurfing centres. Just 3 km from the villa, the paradisiacal beach of Rena Bianca, famous for its fine white sand and crystal clear water, but also other beautiful beaches just 80 metres from the villa, the beach of Santa Reparata, a few kilometres away the beaches of La Liccia and Rena di Ponente.
