Interior The external traditional stone staircase takes you directly to the first (and only) floor of the property. The direct entrance leads into the large living room with dining room, with comfortable sofa’s, Smart TV and a large fireplace. On the left there is a well equipped kitchen with pantry items. On this same floor there is a double bedroom with en suite bathroom with tub and shower, please note this is one step up from the living room level, whilst on the right there is the remaining of the night area, with 2 twin rooms (which can be made into doubles on request) and bathroom with shower and the laundry room. The bathroom and one of twin rooms are accessible down one step from the living room level.
Park/Garden The park surrounds the house, and is in part cultivated with lawn. The park extends to about 1500 m². There is also on site shaded parking.
Swimming Pool The swimming pool is rectangular and measures 5 x 10 m, its depth varies from 1,20 to 1,40 m. It is surrounded in lawn, plants and umbrellas which provide a pleasant shaded area by the pool, and external showers. The pool, totally fenced, is at guests disposal from the last Saturday of April till the first Saturday of October. A very lovely property, a little bit dated in parts (the bathrooms and beds could be improved) but very well equipped and with glorious views. The pool area is really lovely and the air conditioning is in every room and is very efficient. Margherita who manages the property is really helpful and quick to respond, and she even popped round with a delicious tart to say hello. Wine and olive oil from the vineyard was a really welcome touch. We had a very nice stay.
The house is beautifully situated and the pool is truly one-of-a-kind. Its proximity to the highway makes it easy to go on fantastic day trips. As a family, we enjoyed two very peaceful and relaxing weeks. The house has everything you could need for a holiday stay. However, the bathrooms could use a bit more upkeep in a few areas. All in all, it's definitely a great house for a relaxing vacation.
Our stay was absolutely perfect.Our family of 5 stayed at the Podere for one week and the house was absolutely spotless.Checkin and checkout went very smooth,always on time and friendly.Margherita coordinates everything very professionally and even droped by for a chat and brought a delicious fresh pied.The house is very well equiped and kept.The pool is huge and looked after every morning by a very discrete and nice gentleman.will come back.
We have just returned from 2 months at this property, close to Fabro Scalo. The villa and its amenities were perfectly described, a charming rustic renovated farmhouse with essential air conditioning, a private pool and a fully equipped kitchen.
Location wise a car is essential, as there are so many beautiful and charming places to visit within a 1hour radius.
The property management were super efficient, always available and helpful but never intrusive. With extremely helpful advice on places to go, entertainment and festival opportunities in the area.

We spent a wonderful two weeks in this beautiful villa with its amazing pool. Everything was clean on arrival and well provisioned. The villa’s surroundings are tranquil with picturesque hilltop towns from twenty minutes drive away. Everyone we met was so friendly and helpful, from the sommelier at the wine tasting, to the housekeeper and gentlemen who looked after the grounds. We especially appreciated Margherita who helped us, gave ideas of where to visit and booked restaurants. We will definitely be back!
We had a great week enjoying the Podere Marone. The pool was a great hit and we spent a lot time enjoying it.
The house is lovely and well equipped - the views stunning from the pool and house.
Margherita was incredibly helpful and offered lots of local advice and tips when needed.
The local town of Fabro has some shops and restaurants but we had to travel further afield some nights to find the food we wanted.
Our only negative comments were that the beds were uncomfortable!

Very friendly and helpful owner and crew. The house has lots of privacy, a beautiful garden and a swimming pool that is already open per the 1st of May. Being able to stream (Netflix, Disney etc) was also enjoyable. The house has lots of mountain bikes and a table tennis table all of which we used frequently. The house itself felt a bit chilly due to the weather conditions early May (but there is airco to warm the house). We loved our stay and would recommend to go here. This stay was perfect from start to finish. Margarita was the perfect host and greeter. We arrived to a beautiful and tasty cake, wine, bread and all the kitchen needs you can think of. Communication was consistent and so very helpful. We do not typically travel back to the same area twice but this villa would make me change that habit. Enough space to comfortably sleep 6 people, plenty of outdoor lounging areas, the pool was amazing and so clean. We ventured out on our own for a few days visiting the nearby hilltop towns (piece of advice, go to the lake and take the boat to the nearby island..spend the day there). For the days we spent at home, we lounged by the pool, rode bikes and hired a personal chef (Anna). Best food we ate in Italy! She was a must hire and so very sweet!! We visited the vineyard that the family owns and operates. This was also an amazing experience. We had a full tasting of some great wines. Yes...come to this villa for a excellent stay but honestly...come to this villa to experience this AMAZING staff. From start to finish they make this stay out of this world and everything we hoped it would be.Thank you all!!!

Wir (Familie mit Teenagern und Nonna) durften hier eine wundervolle Woche verbringen. Vom warmen Empfang durch die liebe Valentina, über das traumhafte Haus mit Pool und tollem (dezentem aber sehr gründlichem) Poolservice, Ausflugstipps von Margherita war alles einfach nur perfekt! Das Haus ist gut ausgestattet, im Kühlschrank und Vorratsschrank ist alles Nötige für den erste Tag, sogar Poolhandtücher werden gestellt, die Sonnenuntergänge sind ein Traum, der Pool ebenso...alle sind super freundlich und doch hat man seine Ruhe, ist aber von hier aus schnell überall. Danke an alle von Podere Marone!!! Es war so schön!! Wir kommen gerne wieder!

We received a great welcome at Podere Marone and were stunned by the amazing setting of the house and the beautiful views! Good location for trips to towns like Orvieto and Perugia and close to good supermarket in the village. Pool is very nice and is being cared for daily. Charming outdoor terrace with a cover for shade and a great view of a Castello on the hill! Good bicycles available to do some up&downhill tours. We were also able to charge our electric car next to the house.
Margherita the property manager is very nice and offered great service and communication. The owner Mr Calabresi came to say hello and was a very kind gentleman who has kept this old farmhouse well, while preserving all of its charm! Fantastic stay, this is how you would want to experience your genuinely charming stay in Umbria!
What a perfect holiday we spend in this house. It’s so private and has splendid views all around. A great pool, which is being cleaned every morning. Communication: perfect. Margherita was extremely kind and doing anything to make our stay more comfortable and pleasant.
Checking in and out with Valentina went also very smooth. Absolutely loved everything, except maybe the beds…. Uncomfortable to us, but that could be personal.
The house was very well equipped and anything you could want was present. Would love to come back. The region was so gorgeous, could easily have spend a few more weeks here…

Ci siamo trovati benissimo, abbiamo apprezzato molto la piscina (pulita e sistemata ogni mattina) e il tavolo da pranzo sotto il portico con una vista bellissima sulla campagna umbra.
Unica pecca i letti che sarebbero da rinnovare perché non molto comodi.
Per il resto c’e tutto il necessario, ben equipaggiata per due famiglie con bambini. Inoltre ti mettono a disposizione (a pagamento) le bottiglie di vino della loro cantina.
Tutti i dipendenti e le persone che ci hanno accolto sono stati molto gentili e disponibili.
Podere Marone liegt sehr günstig, wenn man an Kultur interessiert ist: Orvieto, Perugia, Siena, Arezzo, Assisi etc. sind gut innerhalb einer Stunde mit dem Auto zu erreichen. Und es liegt günstig, wenn man an gutem umbrischen Essen interessiert ist.
Der Empfang war herzlich und die Betreuung während des Aufenthalts perfekt. Der Pool war super gepflegt (jeden Morgen kam jemand und sah nach dem Rechten), das Haus war sauber, alles vorhanden, was man für einen angenehmen Aufenthalt benötigt, die technische Ausstattung hat einwandfrei funktioniert (WLAN, Fernsehen, Klimaanlage).
Die Betten sind vielleicht etwas in die Jahre gekommen, aber das hat den Gesamteindruck keineswegs beeinträchtigt. Wir können das Haus und die Gastgeber mit Nachdruck empfehlen.
Excellent villa with a lot of privacy for a relaxing holiday
The villa, swimming pool, three rooms (1x large bed, 2x single and 2x single), two bathrooms, were all suitable for a family with two parents and two grown up 'children'. Deborah, Margherita and the owner were very kind and helpful. Thank you for a wonderful week in the beautiful Umbria.
Emplacement calme, superbe piscine, très belle vue et bon accueil
Accueil sympa en anglais , comme prevu. Belle situation en pleine campagne. Aucun voisin. Piscine grande et propre. Air co en supplément mais nous n’en avons pas eu besoin malgré les très fortes chaleurs. Seules petites ombres au tableau: odeur de l’eau pour la douche qui mériterait un petit système de filtration et pas d’accés direct de la cuisine vers la terrasse. Un superbe séjour!

Adorable, well equipped charming old farmhouse
Our family of four stayed here for a week in hot July. What an adorable sanctuary Podere Marone was after several days in hectic Rome! We enjoyed very much the fully air conditioned house (pleasantly cool) and lovely large pool from the bottoms of our hearts. Property is truly private and the views are stunning!! Kitchen is well equipped and nearby village has couple of nice shops to buy groceries. Despite of great variety of restaurants in the area, we made most of our meals in the house because it was so much fun. Property Manager Margherita was super helpful prior and during our stay, we were impressed about the extraordinary warm service. Recommending the tour at Muro Grosso and Castello di Montegiove Margherita arranged for us! Special thank you for the pool maintenance and gardening - the gentlemen arrived discretely each the morning (parking even their car down the hill not to wake us!) and worked without sparing their effort for our convenience.

Fantastic summer holiday
We had a wonderful summer holiday at Podere Marone and the property was perfect for our family of four (two small children) plus one set of in-laws. The location is beautiful and quiet and very private. A car is a necessity to get around in this area. Fabro has the basics but there are plenty of beautiful towns in driving distance (Orvieto and Citta della Pieve in particular). Margherita was wonderful. Nothing was too much trouble from sorting out a few things to do with the house to organising a wine tour to organising a very special dinner to celebrate our wedding anniversary. Margherita’s fluent English made up for our lousy Italian and allowed us to check and confirm a few things to make our time more efficient. Deborah who popped up to the house if we needed something was also great. In summary, a fantastic holiday and great combination of pretty Umbrian villa, lovely, private grounds and pool with beautiful rolling scenery and excellent customer service.

Really charming site, view, and accomodations, but uneven
The house is situated in a beautiful site, and the views are lovely. Fabro scalo is situated in a terrific area for sight-seeing in Umbria, Toscana or Lazio. The house is comfortable, and the pool in full sunlight, so even in September, (although the water is a bit chilly) the area is warm enough to enjoy the sun and the swimming. Included in the rental are some bicycles, which can be used on some of the foot/bike paths near by as well. The house itself has three large bedrooms, and the master bedroom is en suite. The othe two bedrooms share a bath, andare comfortable enough, but the beds are small (in one room the twin beds were 31.5 inches in width, so quite narrow for full grown adults. The manager mentioned that the matresses were to be replaced, which is good as they are not all that comfortable. The house itself is situated one flight up from the ground level, and is not all on the level. One of the bedrooms is down three steps, one bedroom is up one step and the bathroom is down one step. I mention this because it is quite easy to forget, and trip over the step, as one of our group did. Warning strips need to be placed on these steps for safetly. The kitchen is adequately supplied, but could use some more utensils, especially for those who intend to go to the nearby weekly markets so that they can cook. Dishes and cutlery for eating are ample, but knives for cutting up meat and vegetables are sparse. All in all we had a very enjoyable vacation, and found the house comfortable and the area really interesting with plenty to do. We did have some problems, including difficulty with WiFi which the property manager tried to resolve as best as possible. I would also say to be cautious about the issue of air conditioning and its cost. We did not use the units, but somehow the meter indicated that we had used it. To be on the safe side, I would hand the property manager the controllers to the units upon arrival, so that you can prove that you did not use the units since you would not have access to them. The house was cleaned once a week as promised, and fresh towels provided at the same time. The waher works well and the dishwasher is new. It was a bit annoying, however, to find we had to supply dishwashing liquid and dishwasher soap as well as toilet paper. Having recently rented a house in Mexico for a month with all of this supplied, it was a bit surprising to find the cleaning products were to be supplied by us.

Beatiful views, lovely spacious gardens and pool, really friendly hosts, accomodation slightly basic
We had a great time, and really enjoyed the spacious gardens, views and pool. Plenty of shade by the pool and lots of sunbeds/chairs, even toys and inflatables.The air con in the house was a godsend, though quite expensive, and there was good wifi. The accomodation was slightly basic, very clean, but the beds were not comfortable (apparently new mattresses are on order) and we had a few problems with the fusebox tripping and dishwasher not working well that the hosts were very helpful in diagnosing and fixing/replacing. Margarita the agent was lovely, friendly and helpful, fluent english speaker. Deborah the lady who met us and did cleaning was also great. Had a great morning out at the vinyard and wine cellar.
Was good to have bikes available for rides - though they needed a bit of TLC - again, when we asked the hosts they got spare parts etc.
Accomodation up on first floor meant lots of going up and down the main stairs as the covered verandah and BBQ are on ground floor, might not be not ideal for very young kids or those with mobility challenges. Access is via a fairly steep gravelly drive, which was a challenge for my parents with a caravan, but the hosts arranged a 4x4 to pull it up - nothing was too much trouble for them.
While we were there there was a festa di contadina in the village Fabro Alto which was good fun. It is 10-15 mins to walk into Fabro Alto and not the most attractive Umbrian village, though there are lovely places nearby. I would say a car is a must. It is well placed for a visit though, with a train station with regular trains to Rome or Florence or elsewhere and near the main A1. Orvieto is nearby and gorgeous, as was Citta Della Pieve. Some lovely countryside places to eat fairly nearby too.
Overall a lovely week.

Amazing place
Thanks to property location, equipement, spacious house, wonderful pool area me and my family spent amazing two weeks in Umbria, special attention and thanks to Margherita and Deborah, welcome package and cake :O), during our stay we enjoyed beautiful sunny days (that views to surrounding hills !) and marvelous evenings with sunset views from private patio.
Really special place ! Important is that property is very close to main roads including Autostada del Sol, train station (we made trip to Rome) and close to Fabro Scalo village with all what You need, supermarket, bars, pizza, coffee ...
We visited Azienda one day and bought couple bottles of local vines produced in this place now we may think about Umbria during testing

Ideally located in the Umbrian countryside, the Villa is only minutes away from major roads that give you easy access to great destinations all around. We took full advantage of this and enjoyed the quiet of the villa when relaxing after our excursions. It's spacious and comfortable with wonderful views of the surrounding hills. Imagine Sangiovese wines and sunset on your own patio.
