Our place is most suitable for girl getaways, golfing buddies or small groups of friends. Families welcome too! (But please note it is not suitable for very small children.)

The house feels much like a "treehouse" -- lots of shade, tropical plants, hanging ivy from the trees - even a "swiss family robinson" style basket from the upper balcony to the lower deck - perfect for lowering snacks and drinks.

HOUSE DESCRIPTION - 2 bedroom, 1 sitting room, 1 1/2 bath

We can accommodate up to 8 guests. Lower floor holds (2) bedrooms, (1) bathroom with tile shower (no tub), and 3 smaller decks. Each guest room is set up as follows:

- King in master bedroom
- Queen in 2nd bedroom
- Futon in sitting room
- Daybed (2 twin mattresses) in the living room

The living area is furnished with a couch, love seat couch, daybed, big screen TV (Roku), DVD and VHS player and dark wood furniture. Open the doors to a tree shaded balcony overlooking the lake -- a great place for morning coffee.

Right off the living room is an octagon shaped Sitting Room with a nice view of the lake. This room has a Futon and work space table -- great for checking email or relaxing with a book.

The kitchen is fully equipped with everything you need to prepare meals. Appliances include stove/oven, refrigerator, microwave, coffeemaker (drip, french press), blender, coffee grinder, etc. (no ice maker or disposal) plus a complimentary tea/coffee basket and a well stocked spice cabinet. Dining area is set up with a rattan style table with chairs plus breakfast bar with bar stools. Hallway off kitchen has half bath (sink/toilet only) and game/toy/movie cabinet.

You'll find many conveniences of home including high speed wireless, Tribet Bluetooth speaker, cleaning supplies, grilling supplies -- all the little extras you don't have to pack.

LOCATION

The location is considered close-in to "town". It takes about 15 minutes to drive to Zilker park. Mapquest puts it at 15 miles to downtown. You can get to shopping and restaurants within 10 minutes.

The house is located off Bee cave rd. The neighborhood turn off (Cuernavaca) is just 4 miles west of Loop 360. From there it's about 2 miles to the house on the lake. Zip is 78733.

Other Notes:

We follow many of the provisions in the Texas Standard Residential Lease Agreement and will require our guests to sign and return a lease agreement with us prior to occupying the house.

We will require the full name of all occupants and day visitors and the address of the main occupant of the house signing the lease agreement. (see sample lease agreement below) This must be signed and returned to us within 5 days of booking the property.

Also, we adhere to the City of Austin's short term rental regulations including occupancy and noise.

Please also note: the property has steps throughout. They are not steep but if guests have canes, walkers or other mobility issues it will not be suitable. Children are welcome but please know that the property and house is not child-proofed and that the house is in very close proximity to the lake. Children must be supervised at all times while outside. It is not recommended for toddlers or children under the age of 5.

DAMAGE In the event of property damage or missing items, estimates for repair will be made within 1 week, appropriate charges billed to occupant.
PROPERTY USE
The PROPERTY is intended for residential use by a family and reasonable number of guests. Public events or other commercial uses are not allowed. Occupants will comply with state and local laws while using the house including applicable occupancy limits.

Occupants will not allow pets, inside smoking, fireworks, firearms, live music, drugs or irresponsible use of alcohol on the property.
All occupants and guests will take special care to insure that the house is used in a safe, responsible manner and will be returned at the end of the rental period in the same condition found.
Occupants and guests will use extreme caution on all steps, surfaces made slippery by water, barbecue area and particularly in and around the water. All children MUST BE SUPERVISED by a competent adult capable of preventing water related and other injuries. All occupants and guests must wear life saving devices while in and around the water or certify that each is a competent swimmer. NO LIFEGUARD IS PROVIDED.
Maximum number of occupants is 6 (includes day visitors)
PARKING: Occupants and guests will park in designated area on the PROPERTY or on shoulder of ROW. No parking in private drive. Maximum number cars is 2.

The owners and caretaker/agents are not responsible for loss, theft, or damage to your belongings while at the lease premises. You hereby indemnify and hold owners, their agents and assigns, including the lease premises, free and harmless from any liabilities for injury to or death of any person, including you, or for damage to property arising from your using and occupying the premises with or without your express or implied consent.
