Welcome to a private villa part of the prettiest beach complex in Akumal, located right on Half Moon Bay, the only one with a gorgeous beach, large private gardens with a HUGE pool, and the home of the most fantastic snorkeling. The villa is located in the heart of North Akumal, which is the geographical center of Mayan Riviera.

The perfect place: to RELAX on our beach, EXPLORE the area, SNORKEL our bay, DIVE cenotes, VISIT many different types of parks: adventure, nature , and even SEE wonderful RUINS. There is so much to in the area, that you need to not overplan, and ensure that you make time to just ENJOY our place.

The villa sits right next to our large pool in the middle of our tropical gardens, and only a few steps from our private beach! The villa is spacious and comfortable for the larger or multi-generational family. With two large living areas inside, everyone to spread out with plenty of room. There are also two outdoor living areas, downstairs a smaller screened porch right next to the pool, and upstairs a large outdoor area perfect for star gazing! eating area just next There is even an outdoor
The villa itself is a large 2 story house, with 3 large bedrooms, and 2 bathrooms. The large master bedroom has a king sized bed and on-suite bathroom. The 2 bedrooms downstairs, have a king bed and 2 twin beds. Being the owners 2nd home, the villa is FULLY equipped with everything you could need for comfortable living, with many special touches, EVEN DAILY MAID SERVICE.

Outside, our pool, the largest in the area, appeals to all. It has a large sunning ledge which functions also as a very nice children's pool, and even boasts a lap lane! Or course, there are multiple seating areas with comfortable chairs.

Surrounding the villa and pool are our lush and well maintained tropical gardens. With many different types of tropical plants, many unique birds, animals and butterflies are attracted to our complex….even the occasional spider monkey! With double the space, our little complex has a sense of privacy and serenity that won't be found elsewhere in the area.

Finally, our beach! Being on the north end, and having double the space, we are more private. There is plenty of room to spread out on our many beach loungers and chairs, for those special private moments.

As travelers ourselves we have adapted our policies to be much more supportive than the standard, including more flexible payment and cancellation options. We have also implemented the most modern current cleaning protocols. And our staff are dedicated only to us, they don't move around to other complexes... Less exposure. Finally our complex is twice the size as others, with the same number of units. So social distancing is natural. Check out our website for details!

Villa Lijeson was spacious and stunning. We loved listening to and watching the birds each morning from the upstairs patio. We also loved hearing the sounds of waves from the ocean and the waterfall from the pool. What more could you need?

Perfect spot for a family Christmas

Villa Lijeson was exactly as described, a spacious and comfortable house steps away from the pool and the beach. Staff were very helpful and friendly and everything worked smoothly. We especially enjoyed having access to the private beach and the pool which we usually had all to ourselves.

Very nice comfortable accomadation we had 6 adults and one small child but we all found there was plenty of space. The complex itself is very quiet welll maintained and very secure. In a great location and the snorkelling just off the beach was amazing.

Fantastic Stay at Villa Lijeson at La Sirena Condo's

This was my 5th time vacationing in Akumal. This should tell anyone interested in staying at Villa Lijeson (or elsewhere in Akumal) what I think of the area. As for Villa Lijeson, it was clean and very well appointed. I highly recommend it to anyone with a group 6 or less.

Stayed in 1 of the 4 freestanding Casitas around the edges of the pool. The pool was surrounded by gardens which are lovely and well kept. It's a short walk to the beachfront thru the main condo building. Staff was all very friendly and helpful.

The courtyard is breathtaking with direct access to the pool. The ocean is a few steps away and we enjoyed the view of the bay. The property manager was extremely responsive and helped us whenever we had an issue. Renting bikes is the best way to get around, otherwise be prepared to walk.

Great Place

Great all around! Condo was beautiful!! Right on the beach. No seaweed, sand beach, but very rocky getting into water. Across from XU lagoon. A great place to snorkel. Great restaurants nearby. As well as cenotes, Tulum, monkey sanctuary. Very chill place, in a jungle - like atmosphere. the opposite of Cancun!!

Perfect stop for re-charging the batteries

Had a wonderful stay here, good location and private, perfect for re- charging your batteries. The kids ( 15 & 12 ) loved the space in the complex , pool and garden. I really enjoyed the snorkeling and spent hours looking at the amazing marine life, sting rays , turtles, and a huge variety of fish. Good restaurants walking distance are favourite being AK as the food was local cuisine and the staff lovely.Enjoy

Great find!

Diana's place was just what we were looking for. Amazing snorkeling at the beach right at the condo, as well as at the lagoon which is a close walk away. The pool was great too, surrounded by beautiful gardens. The condo was large enough that we could relax and hang out all together, or easily spread out and have privacy. Diana was responsive to messages and contacted people right away to take care of the few small issues that came up. The maid did a wonderful job and worked around our schedule. The area was quiet and we felt safe walking to the nearby restaurants and shops.

Wonderful spring break at Villa Lijeson

Our family of two adults and two teens loved staying at Villa Lijeson. It’s a beautiful property and we loved the pool, the grounds, the ocean, the decor, and the air conditioning! One of our favorite things was snorkeling just off the property in Half Moon Bay. It’s not a sandy beach entry at La Sirenas Condominios, but the snorkeling was wonderful and there was NO sargassum at all. The property has a great location away from the crush of tourists in Cancun or Playa del Carmen. We visited the Akumal Monkey Sanctuary and did their ATV tour one day, and visited Xcaret Park another day. Both were easy drives. We highly recommend Villa Lijeson for a family!

Great family location

We were a group of 7, ages 2-57. The photos are accurate, the property was well maintained and staffed with friendly professionals. One thing to note that we liked but others may find it a consideration...the property is 2km north of Akumal on a deadend road. There are a few restaurants and a mini market for quick supplies but it is very much off the beaten path, quiet, and low-key neighborhood. We walked 5 minutes to Yal-Ku to snorkel, there are three entrances, we used the south one and were happy with their services. You can bring your own gear or rent from them.

Nice Place and Location

The small house is on the inside of a complex next to the pool, so it does not front the ocean/bay. But, with a 2 year old, that worked well for us. There is no beach in front of the complex, it is just a rocky area at the bay side, most peoploe wore sea shoes but I didn't need them. The reef located on the north end of Half Moon Bay is beautiful - great coral and fish. The south end of the Bay had no visibility and lots of seaweed. So the location at the north end was excellent. Nice people stayed in complex. House spacious for 5 people. Good housekeeping and support services. Easy parking. Clean. Upstairs Master bedroom is more of a suite with nice veranda off the bedroom with table and umbrella. As with the whole Mayan Rivera, lots of seaweed on beach (piled 2 feet high in most places), but you could not smell it from the location which was a big plus. Very nice to sit on the comlpex's lounge chairs under the palm trees with the sea breeze, listening to the surf roll over the reef. When windy, it is tough swimming with a current. When not windy, open water swimming outside the reef was excellent. But too much seaweed for swimming inside the bay; you need to stay in the north end.

We stayed in Akumal for 10 days in February and had a very nice time. The place was very nice and matched the picture. Everything worked well in the unit. There was lots of space for our three kids, my wife and I, and my father. The kitchen is well equipped with everything we needed. The master bedroom upstairs was really nice and little away from the rest of the house if you needed to get away (too bad for us our kids took it over). The air conditioning was very powerful so after coming home from a hot outing the place was cool in minutes. The staff on site were friendly and helpful. They took great care of the grounds and pool. Our correspondence online with the owner/manager was good. She provided us with a welcome package that was pretty helpful in getting us settled. Other guests in the complex we talked to were friendly with a mix of families and retired couples. Our kids enjoyed the pool multiple times a day. The property has about 15 to 20 other units but only 4 are like this one which front onto the pool. There isn't an ocean view from the unit but about 100 steps will take you to the waterfront. Immediately in front of the property is rocky but a short walk (100 metres or 300 feet) down the beech brought us to the sandy part of the beach. The snorkeling out front was good for us. There were a few places to eat within a short walk but the main 'centre' of Akumal is a 30 minute walk away. We rented a car and used it every day for short outings as there were plenty of other things to do within 15 to 30 minute drive. We hit the big grocery stores in Tulum for our main shopping but were able to supplement for the local (very small) grocery stores. The neighbouring property (not in the same complex) was a bit loud a few nights as they were having a wedding. I believe it is set up to host large groups. It wasn't over the top loud but you knew they were there. Overall we had a nice time and everything went well.

Beautiful villa in Akumal north

This villa had more that enough room for our family of four, and the location was perfect! The property was very well kept with beautiful gardens, and our kids really enjoyed being able to snorkel as well as cool off in the pool. There are two restaurants within walking distance although we did use our car for more options in the town and surrounding areas. We really enjoyed the quiet and beauty of Half Moon Bay and hope to visit again!

Great location and layout but issues

The actual condo complex is really lovely, from the pool to where it’s located on the bay and how the grounds are maintained is first rate. Daily housekeeping service is very nice too. We did run into a few issues though which is reason fot rating. The property owner/management company was difficult to get a hold of through email and texts. The automated emails come and I replied via email and text and didn’t hear anything back for a few days while trying to organize transportation services and groceries. So responsiveness wasn’t great. We had paid for an extra half day as we were arriving early but when we got to unit it had not been cleaned and still had a messy kitchen, beds with no sheets, and general mess from prior renters in unit when we arrived. Everyone was exhausted and just wanted to rest but we had to wait for a few hours for cleaners to come through and provide linens. The internet service is spotty, it goes in and out and the wifi signal is only available on the lower level. It maybe typical for area but remote work would be difficult if you had to do any teleconferencing or required a stable connection. The unit needs some deferred maintenance, the pillows and some of the mattresses are like rocks or just have zero support and likely very old. I sleep on an extra firm mattress and everyone except our youngest said how uncomfortable the mattresses were. I woke up most evenings with shoulder and hip pain on the mattresses. The ac unit in one of our bedrooms would cycle constantly on and off and rattled a good bit, enough so that we put our deep sleeper in that room as he can sleep through anything. The last two nights the remote stopped functioning in same room and was freezing in the room even though it had been set to 25 C and we layered with towels. About a 1/4 of the drink wear needs to be replaced as it’s cracked and leaks. Just in general items in the unit are well loved and in need of replacement. I’d also suggest for trash cans to be replaced with one with a lid including bathroom trashes as you’re supposed to put TP in trash as well. I don’t want to deter people from staying here though as the unit is overall really lovely and the location is fantastic if you’re a fan of first class snorkeling but it just isn’t a four or five star VRBO experience either. Some minor investment in the unit, new cups, fixing a/c, pillows, mattresses, trash cans, better communication would easily put it back at a 4 or 5.

We were very happy with our accommodations and the property. All the staff and other residents were friendly and the pool and beach were wonderful to use. Glad we decided to stay here as opposed to All Inclusive. Only negative was the building next door had 3 different groups that were very noisy and made it impossible to sleep for 3 of the 5 nights we were there. That's just the luck of the draw tho. Snorkeling was amazing at the nearby lagoon and quite good at our beach.

Excellent location and accomdations

Our stay in Akumal was nothing short of spectacular. We enjoyed the accomodations, as there was ample room for everyone, but not excessive. The housekeeper was kind enough to do our dishes, which made it feel more like a vacation. The groundskeepers were kind and patient with our children. We loved being 10 feet from the pool and 50 yards from the beach. You can't get that at an all-inclusive! We definitely hope to return.

Rosie and Marcos, both Latin American natives, raised their 3 daughters in Northern California. And after constantly returning the Akumal for family vacations decided that La Sirena was the best place to make their second home! And of course, name the villa after the the girls!

Why they chose this property

Half Moon Bay is a wonderful very low-density populated community. We love feeling as though we are truely away from it all, but still being only 15 minutes from everything. We have a wonderful large pool, as well as gardens and no crowds on the beach, as it is so much larger than the others. The set up of our complex is perfect. It is not on the road as others, and everyone has so much more space.

What makes this property unique

There are so much more space in our complex that people don't feel on top of each other. We can meet people, and also have private time. The pool and gardens are fabulous.

We love wading off our beach and seeing the baby fishes that have just hatched, and swimming with the turtles. And then in the evenings at dusk watching the sunset from the beach or walking it watching the flocks of pelicans fly inland for the night.

We love the rustic luxury of our place.
