You'll also find enjoyment simply watching other beach-goers go by on foot or on bike along our famous Boardwalk, between your front patio and the sandy beach. The Boardwalk is the best "avenue" to get to all your desired destinations: especially the Newport Pier area to the north, the Balboa Pier area to the south, and so much more! Sight-see and play during the day, then come back and relax on your patio to enjoy that spectacular ocean sunset. Here's what you'll find:
LIVING/DINING AREA: - Sofa - Cable TV - Dining table w/ seating for 8 - Sliding glass door out to expansive front patio - Ocean views!
KITCHEN: - Fully stocked with dishes, utensils, cookware, bakeware - All major appliances; small appliances - Barstool seating for 3 at breakfast bar - Guests must supply their own food, drinks (including coffee), spices, condiments, and paper goods (napkins, plastic wrap, etc.)
BEDROOMS: - Bedroom #1: 1 King bed - Bedroom #2: 2 Twin beds - Bedroom #3: 1 Queen bed - Bedroom #4: 1 Queen bed
EXTRA SLEEPING: Queen-size trifold floor mat - best used for kids - is provided, along with linens and pillows, to accommodate the maximum total of overnight guests. (Twin rollaway beds can be rented/delivered for use by adults in lieu of the floor mat. Please make arrangements with our office in advance.)
LINENS: All bed, bath, kitchen, and beach linens for the maximum number of guests are provided as part of the cleaning and linen fee and are neatly prepared for your arrival.
OUTDOOR LIVING: Front Patio: - Outdoor dining table w/ market umbrella; seating - Propane gas BBQ grill (One propane tank will be provided for guest use. Additional propane can be purchased at nearby Pavilions Market). - Heavy duty lock for any bikes or beach gear - Ocean views
ALSO INCLUDED: - Wi-Fi - 4 low-profile beach chairs - heating - hair dryer; iron/ironing board - tile flooring throughout - starter supplies: liquid hand soap; dish soap; dishwasher caps; sponge; kitchen trash bags; 2-4 rolls toilet paper; 1 paper towel roll (guests must supply additional amounts, along with their own personal toiletries/shampoo/conditioner)
DUE TO THE MODERATE COASTAL CLIMATE, THIS HOUSE (LIKE MOST IN THE AREA) DOES NOT HAVE AIR CONDITIONING.
LAUNDRY: Full facilities located in hallway laundry room. Guests must provide their own laundry supplies.
PARKING: - 1 car parking in carport per unit, suitable for most size vehicles - rear alley access. - Available general neighborhood parking can also be utilized (metered and unmetered).
IMPORTANT: - No smoking, vaping or cannabis use on the premises. - No pets. - This is not a party house: the owners live on the third floor. - Summer season requires a 7-night minimum booking. Friday to Friday only. - 3-night minimum booking requirement throughout the rest of the year.
ALSO: The upstairs 3 bedroom/2 bath unit is also available year-round as a fabulous vacation destination. It can be booked simultaneously, when availability permits, in order to accommodate larger family or business groups on the entire property. LOCATION: Once on the boardwalk, you'll find that activities and dining options abound. There's no need to wander too far from home for entertainment, shops, and beach fun if you head just a few blocks north to the Newport Pier. Heading south to the Balboa Village Fun Zone, you can find boat rentals, trips to Catalina island, whale-watching tours, fishing trips, or the old-fashioned arcades next to the Ferris Wheel. The famous Balboa Island Ferry departs from the Fun Zone area every 10 minutes, taking you across the Newport Harbor to scenic Balboa Island in a short 5-minute ferry ride through a myriad of marine life and luxury yachts. Take pleasure in fine dining at the many highly-rated restaurants in the area, or simply turn on the grill for a sunset cookout.
RECREATIONAL GEAR: Additional beach gear or recreational equipment is available for rent from the management at very reasonable rates for our guests: large ice chests, wagons, Pack n Play portable cribs, portable high chairs, twin rollaway beds, and much more! Contact us for more information.
CITY TAX: A 10% Transient Occupancy Tax (TOT) is included in all booking totals, (for reservations less than 30 nights) as mandated by the City of Newport Beach.
SECURITY EQUIPMENT: This property may use surveillance cameras and/or recording devices in outdoor spaces, and/or entrances to the property, as well as noise monitoring equipment such as decibel readers, to protect the property, guests, and ensuring compliance with local ordinances.

Spent a few days/nights here following a business trip. The property is better than the photographs show. All ground floor so really easy access and the location is stunning.

Close to the water, beautiful view! Very close to food, shopping. Had a family picture done, photographer was within walking distance and it worked out perfect! We spent 2 days at Disneyland and it was a short drive, not heavy traffic. Overall it was great!

Good communication with property manager made for smooth check in (keypad). Perfect location on Balboa Peninsula close to pier restaurants, but not too close where you get the noise. Unit is large and perfect for family or group that wants to roll out to the beach or enjoy lounging on the oceanfront patio. We hope to be back soon!

The key question is would you stay here again and the answer is yes. Great location and space was exactly as advertised. Big living room and kitchen and 4 ample bedrooms with two baths. Walk to restaurants, icecream and the main beach which had a market on the weekends and USA volleyball during the week. I missed the fact that there was no AC which was a little tough especially at night. The breeze was good from the large sliders but flies and other small knits were an issue when eating. Also, could use a coat of paint. The walls were all marked up. This didn’t affect the stay but was a bit unsightly. Also 30 minutes to Disney.

Great location....construction noise daily at 7am not so great
Excellent accommodations. Very clean. Great location. Beach is at your doorstep! Walking distance to shops, dining, entertainment. Was not told about the construction right next door which woke us daily by 7:30am and continued all day until around 3-4 pm. Made it difficult to have conversation on the patio and just relax. Other than that highly recommend 👌

We were so impressed with our stay at this house. The house was well equipped with linens, towels, dish towels and necessities.
The location was amazing! Walk across boardwalk onto sand. Amazing patio, plenty of room, pony wall to kick up your feet and people watch!
The furniture was modern and good quality.
Parking is always a challenge in this area so having a parking space in a reserved spot was priceless.
Ample room for our party of ten!
Grocery near by and market two blocks away for quick trips or last minute items.

Pluses: Great views and convenience. Roomy, comfy, and convenient condo.
Minuses: only one parking spot for condo that sleeps 10. Large parking fee for our second car during street cleaning. Could not use space for the empty condo above us during that short time period, and owner was not nice about this. Lack of privacy from boardwalk, which we expected.
Overall: very nice if you can manage one car. We could not with 4 adults and 4 children in car seats.

Location is wonderful and the property fit our family perfectly! Everybody wants to come here again! Very few gripes: Parking on the weekend is a particularly trying experience. Parking after checking in at 3:00 for other than the one available space requires a lot of driving around and luck...advise others to wait until closer to 5:00. The lights still flicker...in bedrooms, too. The propane tank was only about half full which concerned us because the local venders were sold out. The queen size bed is worn out.

In an effort to help with this puzzle, we provide parking strategies and specifics to all our guests in advance of their stay. We also ask guests to please inform us if they run out of propane as that is something we supply. Thank you too, Steven, for informing us of the flickering lights and worn bed. The place and location was perfect for gathering with best friends for a long weekend. Nicely appointed kitchen, dining area, and living area. Construction was still going on during our stay, but it was not loud or real noticeable to us. I will agree with another comment that the king bed mattress really needs to be replaced. Plenty of towels and the kitchen was decently stocked with soap, coffee paper filters, etc. We didn't mind all the people going by on the boardwalk- it made for fun people watching. One criticism would be the high cleaning fee, so make sure you check with management prior to booking. I could understand that amount if we stayed there for a long time, but for just three nights, it seemed really high. Thank you for allowing us to enjoy your beautiful property.

The best feature of this property is the proximity to the beach - the location is fantastic. The home was clean, with a well equipped kitchen and great supply of towels and beach toys for small children.Our family of 8 - included 2 adult children/partners and 2 grandchildren (10 & 4) enjoyed the steps to the beach and water.The property is a bit tired and can use a refresh of paint inside and updates to the indoor seating and outdoor furniture. The beach chairs provided were quite rusty and old. All of the mattresses and blankets could definitely use a refresh - not ideal for a longer stay of 2 days. Very uncomfortable. We still managed to have a fantastic time - just disappointed we could not rest as comfortably as we would have liked.

Great spot on the beach
Great location and easy to get to. Loved the beachfront view and patio and clean new floors and kitchen. Responsive to emails and calls due to a question and fit our long weekend perfect.
Property was excellent. Management company very efficient. Unit was very well equipped. Even had sand toys for the kids. Layout was nice and patio right on the beach! We could sit on the patio and watch the kids play in the sand.
