Tropical, gated property called Eclipse Condos with charming Mexican condo right at amazing 5th avenue and 2 blocks to Mamitas Beach, the best beach in Playa del Carmen. Professionally remodeled and decorated, bright new furniture and decor to feel like "home" in Mexico. Our condo/apartment is 1100 sq ft with 10-foot ceilings, 2nd floor, in a building of only 9 apartments. Private, well-appointed and great for a weekend or a lifetime. There is private, tropical balcony overlooking a pool, and a small swimming pool in our complex which is actually a cenote, and you always feel safe to walk along 5th avenue or play at gorgeous Club Mamitas where for a few dollars you can rent a beach umbrella and lounge chairs for a day while waiters bring you food and drinks and you can listen to the music played all afternoon for beach-goers and sea swimmers. The water and beach are gorgeous, sand is soft and white and clean, water is calm and clear, and the environment is just breathtaking for fun, romance, or just relaxing. Water sport rentals are steps away. The master bedroom has a king-size bed with private full bathroom, and the second bedroom has two twin beds which can convert to a king, with second brightly tiled full bathroom. Kitchen is complete, washer/dryer included, all you could need to set up housekeeping, or who cares, just stroll out the door to find amazing food up and down 5th Avenue! Dining room seats 6 and all plates, flatware, etc are provided. Living room has 2 new, full-leather couches. Wireless internet, big-screen TV in the living room plus TV in the master bedroom, with cable and guest Netflix account available, all for free. We have a great bi-lingual property manager on-site most of the time (she's accessible by phone when she's not on-site), a full-time maintenance man, professional housekeepers, and a 24-hr security guard posted right outside our gate at the hotel right across the street. No worries! A/C is excellent and ceiling fans in all rooms. Bottom line: you are steps away from amazing fun and world-class food, beaches and shopping, yet your condo is quiet at night and you can sleep peacefully! One of my favorite things: you are 1/2 block from the biggest, most beautiful Starbucks I've ever seen, and just steps from amazing restaurants - Italian, Mayan, French, and of course authentic Mexican. For fun, you can walk down 5th Avenue to the center of town and take a short ferry to Cozumel island and spend the day there. Our condo has free parking for your rental car, and we normally do rent a car when we come, though most days we walk everywhere.

Great location

This property is in a great location, just off 5th Ave, and is in a somewhat quieter area than that south of Constitution, while being a comfortable walk to that area. Additionally, it is within a 10-15 minute walk to the beaches off Calle 72 and 88. The unit itself is well apportioned with a washer/dryer which is a luxury when staying more than a week or so, which I have done twice, 3 and 4 weeks respectively. Are, the property manager is responsive to your needs, for example a ceiling fan was inoperable and was repaired within 24 hours of my notification.

Fun Getaway

We had a great time at the condo. Aracelia the property manager was very responsive as was Julie the owner. 5th Avenue is basically right outside your door so it offers easy access to all the great restaurants and shops Playa Del Carmen has to offer.

This spacious apartment is in an excellent location. The local representatives, Ara and Nicolas, were excellent to deal with and were prompt with our few requests. Playa del Carmen is fun and with this apartment you are in the heart of the action but off 5th avenue so not too loud when trying to sleep. Pool is small but refreshing, beach is 5 minute walk. Great for group on a budget. Apartment had two bathrooms which was key. There are stairs to the apartment as it is on second level. Thanks!

Perfect location

The condo was very clean and satisfied our every need. The location was a 5 minute walk to the beach, 5-10 minute walk to a variety of restaurants and shops, and a 20 minute walk to the ferry to go over to Cozumel. The people are friendly and we felt safe. Ara, the property manager was very kind and helpful. She picked up a few things for us before we arrived, provided us with places to eat, which were affordable and very good and she was there when ever we needed her. Thank you for helping make this 3 week vacation fun and relaxing.

Property was not as close to the beach as expected, couldn't even see the ocean from our location. Pool was extra small and scenery was not ideal from the pool. Was quiet except for the construction across the street.

Not quite the perfect condo

Two bedroom unit in an old building, with no direct lighting from outside but a great location w little noise unless the neighbours kids have a party which they did our last night until 11pm. All windows look at walls, the apartment is very dark as per previous reviews. Good bed, good AC, TV very difficult to use w no instructions. Main shower good , master bedroom shower poor, took forever to get hot water. Full kitchen, Nice balcony but surrounded by walls w a very unsafe railing that should have been replaced years ago. Good value for two couples if darkness isn’t a problem. not so much single couple. Felt claustrophobic, with all windows and doors barred. Locks getting in and out a pain. Pool is more like the size of a hot tub and cold. We did not use. We would not rent again.

Better than Imagined

It felt like a home away from home. Clean unit with everything you need to make meals. 5 minute walk to the beach, 2 minutes to Starbucks and restaurants on 5th Ave. 10 minutes to Super Chedraui. I stayed alone but felt safe here. There is a police presence as they patrolled on foot or by car. My only recommendation is to provide clearer check-in information. I was tired after traveling all day and the PM gave cryptic messages on how to get the keys. Also the pool attracts mosquitoes so invest in spray. They will greet you on the stairs and will eventually end up in the unit. I had to sleep with spray on to avoid waking up with bites.

Heart of the action!

The pictures don’t do it justice! This place is SO MUCH MORE prettier than expected 😍 and it feels like a home.. we stayed at 3 different places during our vaca and this was the only place that was comfortable enough that you could just flop down after a long day of shopping or beaching and flip on the tv just like ya do at home. It was great! And, even though you are literally right spack in the middle of all the action, it was quite! I couldn’t believe it, I mean of course there’s music that you can hear but it wasn’t bothersome at all, I actually didn’t notice it until my bf said he wanted to go find it, lol. Check in & out was effortless and the property manager is an absolute sweetheart, not to mention the owners are the kindest people ever! I just can’t say enough great stuff about this place, there’s gelato right across the street, you have to try the lime basil 😁 amazing, and the beach is so close, I spent most of my time shopping but there’s just so much to see and do and you are right there in it, lol. Oh yeah and they had a huge jug of drinking water in the kitchen which was really nice, everything was spotless and there’s even a little balcony in the master bedroom that I didn’t even know about until we got there… All in all this place is the perfect place to stay for anyone, family, friends, whatever it was GREAT!!!!!

Description of property was very misleading

The listing was not accurate at all, in my opinion. We were not satisfied at all with the place. I don't think you could call their pool a pool. It was very small in the entrance of the condo place, surrounded by trees which left it dark and gloomy. No place to get sun no room for chairs or to relax. First downfall when you have kids with. The room itself, was okay but dated. Felt like you were in a dungeon, no sun came through the few windows it had and when you looked out any given window, there were walls to look at, very disappointing. The balcony?? Looked out to a wall. I did not feel like I was on vacation, that's for sure. No sunlight, dark, gloomy, dungeon feeling. A dog from another condo decided to crap on our door mat in front of the door. I addressed my concern on day 1. The owners need to be transparent with the property as the description of the place was VERY misleading. After day one, we decided to find somewhere else to say and the owner would not reimburse us for the next 5 days. SUPER, SUPER disappointed. Would not recommend. The picture they have of the beach with umbrellas etc....was a 10 minute walk

We loved our stay

The property was accurately described and so close to the beach it was superb… all amenities were super close and we loved the proximity to the grocery stores and Walmart…if you are looking for a pool, this one is only for a dip and cooling off after the beach….not a lap pool. Wifi was great and the kitchen well equipped. Would stay again. We stayed for 30 days.

I thoroughly enjoyed my stay at eclipse condo. perfect location mins from the beach and steps to 5th street. Starbucks every morning and a short walk towards 32 street for the best breakfast: scram eggs, ham, cheese, tomatoes, potatoes and sweet crepes. After a day at the beach, back to the hideaway, dip in the alkaline cool pool to rinse off the day. Coming back and this is my place to stay! Perfect!!! Dave

The apartment is great for what you pay, excellent location, right off 5th St. The only disappointment I got is that when we get to the apartment the WiFi wasn't working, and my son have to do some school work, and got fix 2 days later, probably because it was on a peak season in Mexico the manager never respond to calls or emails, so communication was very bad, the owner Julie is very nice and try her best however she doesn't provide much information on the apartment rules, we didn't know what to do with the garbage, there was no dumpsters in the complex, we figured out 3 days later that you have to put it out on the street, at least is what we did, other then that, is great we really enjoy our time in Playa del Carmen

Beautiful condo, wonderful location!

The condo was the perfect size for our family of four which consisted of my husband, and two teen girls, 15&17. The location was everything! We didn't need to rent a car because everything was basically within walking distance. Check-in was also pretty smooth. However, if you're bringing luggage, take note that there is no elevator and the condo is on the 4th floor, and the staircase is winding and narrow. So pack light! My only complaint is that on the third day, we had to toss one tissue roll back and forth between our bathroom and our daughters'. The rolls that were in each of the bathrooms at check-in were not full new rolls. and there was only one extra roll of toilet paper in one bathroom only. When I texted the property manager for extra toilet paper, she replied back 4 hours later saying we need to buy our own paper, and then had the audacity to tell me to let her know if we are leaving early on checkout day. Otherwise, this was a great condo. I would definitely stay here again!

I am not sure why people are giving good review for this property! Very misleading description!

The listing states that there is a pool: it is a very small "pool" in a very dark garden with nowhere to sit. The place itself is clean and big that is the only positive part. The worst part is that it is SUPER dark, it is like a dungeon! There are walls in front of every window! It states that there is a balcony well again there is a big window right in front of it! I felt claustrophobic in this place and had to turn all the lights on at all times when I was there. So much for being at the beach and seeing the sun! Another thing is the super narrow stairs so if you have a big suite case good luck! The owners need update the misleading description they have on the site as to the balcony and the pool etc... the only good thing is the location but beach itself is one of the most expensive one for chairs etc. in playa... Trust me you can find better than this place.... Super disappointed!

Perfect for our little family!

Wow, super stoked we found this place! It’s not even a block off 5th Ave (busy and fun walking street) and the beach was only blocks away. We were there everyday enjoying the sun and playing in the waves. We tried a bunch of restaurants around us, one of our favorites was Pik Nik on 10th and 26th. We walked to the mega and got groceries, so we were set on making breakfast and lunch at the casa. There’s a little park down the street that we play soccer with our kid at. It’s dirt, but we loved it! The bed is comfy. We unpacked all our stuff into the closets as we were there for 9days, just worked great! Showers are nice and hot! We did Landry as needed. Great time enjoying Playa del Carmen, Cozumel and Tulum.

Nice two bedroom condo, great a/c & refreshing pool. Neighborhood is safe. Food on 5th Ave is excellent. Beaches of Tulum our favorite. Araceli (manager)is very friendly & helpful. If you enjoy the ruins we found it best to rent (Avis on the corner) a car & do the ruins on our own. Cabs, "Colectivo" & buses were all good.

For many years Julie has said, "I'd rather have memories than things", and we've traveled extensively as a family and built many memories. Our favorite vacation spot is Playa del Carmen, and we finally bought our own piece of heaven there a few years ago, and could not love it more. For many years we have pastored a church in San Antonio, Texas and run a successful executive recruiting business as well.

Why they chose this property

After traveling in Mexico for many years, primarily in Cancun, Cozumel, the Riviera Maya and Playa del Carmen we realized we LOVED Playa and could live there if we didn't have to leave our kids in the states! It's got every amenity we could hope for, it's reasonably inexpensive, you always feel safe, many locals speak some English, the beaches are amazing, food is great, locals are super-nice. We picked this condo after looking at lots and lots of properties because it's 1/2 block from 5th Avenue and about 1/2 way from central square and the far end, right where beautiful shops and restaurants are, and yet the condo is quaint, authentic Mexican, and quiet at night. Beautiful, safe, convenient. Plus the local property manager is super - on top of everything, faithful, consistent, trustworthy, honest, bi-lingual.

What makes this property unique

I LOVE the courtyard and the pool watered from a real-live cenote (underground water-filled cave). I LOVE the private, shady balcony that overlooks huge tropical trees and vines and another pool. I LOVE that it has a private parking space for me. I LOVE the location. It's amazing. The condo feels so roomy with its high ceilings. And we had it completely remodeled by a local decorator/designer who primarily does high-end botique hotels. And you feel so safe walking around the neighborhood - it's authentic Mexican with all the class, taste and fun - with modern and exotic dining and fantastic shopping nearby. And the walk to the beach is so pleasant, passing the shops, cantinas, clubs, etc. And our condo has a beach umbrella and beach bags you can use for your day at the beach. And proximity to Mamitas Beach - the best beach anywhere! I love it all! And Vagabunda restaurant for breakfast omelettes and cappucino. Yum!
