Great Place and Nice Locatiron

Perfect for the summer getaway. Everything was perfect and the big theater room was great for family gatherings and the additional pool table room were great for those nights of entertaining.

Perfection

We had our family reunion at this lodge and everyone loved the place! Great town, lots of activities in the area. I would suggest this lodge/cabin to anyone looking for a place for a large group.

Wonderful cabin with gorgeous views and plenty of room.

We had such a wonderful time. My family is already planning our trip back. The backyard had plenty of room for our pup to play. The theatre room was awesome, every night we had a family movie. We used every amenity the cabin had to offer and have zero complaints.

The cabin was ideal for our large family gathering, serving as the perfect backdrop for our Annual Family Photos. The game room truly stole the show; we had a blast playing pool, watching TV, and listening to music while enjoying some much-needed adult time. Great Place for Family Gathering

We have attempted staying in the same house on family reunions a number of times with varying degrees of success. Our stay at Koby’s has been the best so far. With 28 people under one roof, you never know what it will be like. This cabin had plenty of space and enough to do to keep the youngsters occupied…from the teens all the way down to the toddlers. The pool table was a bonus, the hammocks were a hit, and the theater room was amazing. On top of that, Guy was a great host, making sure everything was in order and even furnishing a welcome basket with goodies. A few things we did while in Pinetop were, 1) kayaking at a local lake, 2) hiking trails, 3) driving a couple of hours to go jet skiing and boating, 4) enjoying a local hot air balloon festival, and 5) going to the local swim center. We would definitely rent this place again if we visit Pinetop.

Great place

Facility was as advertised. Lots of room to get together or space out as desired. Had some really beautiful touches like the mantel, live edge table and bar. A little wear on some of the furniture but that's not surprising for a rental. Having access to 2 refrigerators was great, we used the one in the game room for drinks. It was relaxing sitting out on the decks admiring the view and watching squirrels and chipmunks run around. Very convenient to local attractions, stores, etc. Only minor issue was dishwasher, we just hand washed though, so it was fine. Pool table was a hit with the family too. All the kids loved the bunkroom. Check in was super easy, rules weren't hard to follow (there are a few). Great place for a family get together, rules are clear it's not a party location.

Disappointed

I liked to say how poorly the cabin was. The cabin was very dirty. Spiderwebs inside and outside of cabin. Need new pool sticks. Had share one pool stick to play pool. Carpet needs to be cleaned. No cleaning supplies or trash bags. Had to buy . Weird odor In the house. . Cabin was left cleaner than when we arrived. Need to hire new cleaning service. But other than that had great time.

Please see our other reviews. This was not true. The carpets were done 2 weeks before their arrival and Lori, my cleaning/property manager who has been with me for almost 20 years is meticulous. Granted we are in the woods and spider webs do appear, but not on Lori's watch. This guest had a problem and wants to make it mine. I notified VRBO about this. When a guest booked with is they receive the paperwork that tells them where we keep the garbage bags, cleaning chemicals, adults pool sticks, etc... Beware of this guest!

Great place for a large party

Over all the property is great for large groups. Downstairs bedroom is a little musty smelling. Great for entertaining! The only part that is confusing is the price listed on VRBO is only prices for 5 people. Every person over 5 people is charged extra each night.

Great Little Getaway!

Lots of space for our group of 17. The kids loved the theatre room and the adults really enjoyed the pool table! Most well stocked kitchen of any rental we have ever stayed at!

The cabin was perfect for our large family gathering for Thanksgiving!

There is plenty of space to accommodate a large group. The loft area was great for the kids to hangout, while adults played pool in the game room. The location was also a plus. The golf course is right across the street to let the kids run around and play. I would highly recommend this cabin to anyone. We will definitely rebook our next family gathering.

Our stay at this cabin was great. It was spacious and comfortable for everyone to spread out and have their own areas. Guy was amazing at communication with a few small issues that we had and did what he could to remediate them quickly.
