If you like Xmas in July you should visit the Third Rail Bar in Grapevine, TX. They decorate the whole bar like they do in December in July. Very clean property! We love the outdoor patio area- lots of room to sit and hang out. The boat dock is so handy and the kids love playing in the water right there. Overall our favorite place to stay. Child friendly and pet friendly. Love it!

We had an amazing, relaxing week long vacation. The kids had the best time fishing. No fish were caught but a few turtles might have anew piercing. The weather was perfect. Not too hot. Fun and family time for all.Thanks Mike we will be back…

Good but a shame the second air conditioner didn’t work in the guest house. We needed it. Hope you consider a cover on the dock someday. Stayed very cool in the main house.

Well, this is disappointing, I always tell the guests, if they have any issues or questions to call me. Yes, the second AC unit is not working at the moment but it is not needed to keep the guest house cool. The main AC unit is a 240v 10,000 BTU unit and easily keeps the room nice and cool. When I showed up to the property and checked the guest house I noticed that the unit was set to 75 and Economy mode. The room was not cool and humid. I switched the unit to COOL and 70 degrees and the room is nice and cool now. I wished you would have called. Regarding a cover for the dock I have thought about it but the view is too nice to put roof over the dock obstructing the view. I have put a large umbrella but got tired of replacing them because of the Texas winds. If shade is what you want that is what the 30' x 20' foot covered patio area is for. I wished you would have called me about the guest house's temperature, that was an easy fix. If you read the reviews nobody has ever complained about the houses not being cool. Thanks for leaving the place in good condition, sorry your stay was not better...

River View has become our home away from home for our annual family reunion. It's a bit more affordable than other offerings that sleep this many people and it has many amenities. Very clean, very close to the water with a nice dock to tie up your boat or jet skis (if the lake cooperates and is high enough); ping pong, corn hole, kayak, canoe, outdoor cooking facilities on a lovely covered patio. Lots of parking and grassy yard area for kids to play. A main house and a guest house equipped with everything you'll need...just bring food. The host, Mike, is just phenomenal. He's good to stay in touch and make sure your stay is all you'd hope it would be. River View has become a family tradition for us. Highly recommend!R Formby

Not only was the kitchen fully equipped but you had a gas grill and griddle outside. Beautiful sunsets accompanied by campfires. It was as peaceful as could be if not more. The fishing was great the lake water was perfect temperature. Perfect place to rent if you're needed to relieve some stress and get some R&R. Also perfect setting for some family fun.

Property owner Mike very helpful, focused on assuring we had everything just right, great communication. Property is simple but well-equipped with everything you need, indoors and outdoors. The grounds are sprawling, the lakefront peaceful. Location is quiet but only a few minutes from groceries and gas. Everything worked well for our party of seven adults.
