Lovely large villa. Was able to accommodate a large family group. Bocci ball in the front yard and your pick of various fruit trees in the back. We really enjoyed our stay
We had eight couples stay for a long weekend at the Spanish Villa and it worked out amazingly. Roy, the host is great. He also connected us with Roman, a caterer, who came to the house and served up a fabulous meal for 16. Highly recommend the house and Roman.
It was the perfect place for a college reunion. Lots of common spaces to hang out in. Good working kitchen with what one needs to organize breakfast. Conveniently located near St Helena. Rooms were all spacious. Rare to find places that offer a combination of a house with common spaces AND 8 rooms all with ensuite bath. Roy was super responsive and there to greet us at check-in.
Excellent home base for family wedding Close to wedding venue and each family member enjoyed their private accommodation. Kitchen and family room area worked great for morning breakfast gatherings and night time conversation Indoor patio room and separate section for bedrooms allowed everyone the space and privacy they wanted. Overall very nice and comfortable. Dr Roy and his host Josh went above and beyond to provide us a great stay experience. would highly recommend for large family groups.
I sent to property manager— First. - the easy one, you need to update your site with VRBO. It’s not accurate. The lone picture of a bedroom wasn’t any of ours - guessing the other portion of the house. Ditto with the library picture. If you shouldn’t access it don’t put it in. The pictures looked dated, dark, and not flattering. Too many outdoor shots and (after de-cluttering and deep cleaning) take better interior shots. Second - if there is even a remote possibility of having extra guests the rest of your potential guests need to know it before booking. Maybe even advertising 8 bedroom AnD additional one or two rooms but definitely let guests know you might have strangers around. Not worth the extra 249 you might get.Third — security security security. Locks aren’t enough on the bedroom doors, you need a locking door to separate the two sections and have lock on the outside doors. Anyone can get in from the front door or back door or inside door AND they did!! I would put up cameras at a minimum on the outside access. To see who is coming and going.Fourth-De-clutter…all those plates, (if there are two there are 2 thousand) all those figurines all that stuff make it not look homey just cluttered plus the dust man o man. Yes there was mold around the sinks and the floors were dirty, backed up sinks all can be fixed just put someone in charge to clean and fix. Outside needs help remove the rusted appliances. Finally Roy you were very cordial but apologies after apolog
Roy was such a gracious host. He was there when we needed him and so helpful and accommodating. The property location was perfect. We had plenty room for our large group of 16 people. We squeezed fresh orange juice from the orange trees on the property and ate fresh cherries from the cherry trees on property. Definitely recommend.
My (now) wife and I booked this place for some friends of ours to stay during our wedding weekend, and they absolutely loved it — zero complaints.

Dr. Roy was a fabulous host and the property is gorgeous. This is a beautiful property with 8 bedrooms each with its own en-suite bathroom. It was super clean with white fluffy towels and nice bed linens. Our group loved this spot which was short drive to downtown St. Helena restaurants. We ordered in breakfast from the Model Bakery (Oprah’s Favorites) but could have easily cooked if we weren’t having a business meeting. There is an Artesian well on site. The property is surrounded by beautiful fruit trees and an immaculately groomed estate. The highlight for our group was Dr. Roy who went out of his way to make us feel welcome. Five star property!!
We had a fantastic time at the Italian Villa! It was perfect for us - 8 of us gathered for a long-awaited girls weekend in wine country. The property was spacious. We loved the fact that the bedrooms were on one wing and the gathering spaces were in the other wing. The kitchen, while small, was enough for us to prepare meals at home. And the gathering space was perfect for lounging, catching up, and having spontaneous dance parties. Dr. Roy is very attentive and responsive. Thank you for a wonderful long weekend!
We had a wonderful weekend in the villa celebrating my husband’s 40th bday. We had a group of 13. Plenty of comfortable sleeping space, cozy kitchen, shared areas to play games. Roy was attentive and helped us have an easy experience. Really beautiful and charming home.
We rented the entire facility from Roy to celebrate a multigenerational family (ages 1 to 91) Christmas. When we told him we planned to get a Christmas tree, he even supplied one! Everyone was extremely satisfied with the sleeping facilities and the location was close to numerous wineries. The kitchen was a little tight when cooking for 16. We did experience a few issues with cleanliness which Roy quickly and pleasantly corrected.
We rented the Spanish Villa for a week-14 people for a family reunion and it was a perfect set up for so many people. There are 8 bedrooms in the main house and each one has a very comfy king bed and it's own bathroom and a patio or balcony (there are two large upstairs suits, one with a balcony). There is an acre and a half of land with fruit trees and many places to lounge with chairs and hammocks so if people want privacy, it is easy to get but there are also nice spaces to come together as a group. one thing we really appreciated was that the bedroom area is separate from the main gathering area and so if people wanted to go to bed early while others in the group wanted to stay up late, the sound could be relatively contained so as not to disturb the people sleeping, We celebrated my mother's 80'th birthday under a lovely outdoor pergola with grape vines. The kitchen is smallish and the appliances are a bit out of date including an electric oven that doesn't heat very well. Thankfully there is a second kitchenette with a gas stove and oven that works well so if you want to bake or cook anything, it is much more efficient. The owner/manager has an apartment on the property with his own entrance and he gave us our privacy and we never felt intruded upon.
We needed a big place to accommodate many of the guests for our wedding. Spanish Villa provided us with very comfortable, spacious rooms. There was enough privacy, yet lots of room to gather. The kitchen was well-apportioned, and guests were able to make breakfasts and snacks with ease. The grounds were splendid -- with fruit trees and grassy areas. We deeply appreciate our host, Roy, who went all out to make sure our stay was special.
I have never experienced such an accommodating, generous and truly caring host! He bent over backwards to make sure our group was comfortable and all our needs were met.
The property is beautiful and so are the grounds! We were encouraged to pick any ripe fruit to enjoy, and be assured we did!
Each of the suites were so beautifully decorated and appointed. Everything was very clean. The kitchen was fully appointed, with plenty of supplies for our large group. Every single member of our group was blown away at how the property perfectly fit our needs.
Several of the participants had the privilege of meeting the owner. I would say the only drawback was that we weren’t able to enjoy more of the owner’s company.
We had a large group, four couples, travel to Napa Valley for a birthday celebration. Glad we found Roy's property & it was available. The location was great - central to many wineries/restaurants. While we were not in walking distance to grocery store/services/wineries, it was not a problem as we had a great tour company (Noble Wine Tours) ready & able to provide rides or provide pick up service. Roy graciously offered use of a vehicle if needed, as well! We were able to enjoy some really nice morning walks along Crystal Spring Road.
Roy's home was really comfortable with plenty of space. The bedrooms are in one section of the home & features eight bedrooms (six on the main level, two upstairs), each with an en-suite full bathroom. A breezeway, which serves as the entry to the home, connects the bedrooms section to the living/dining/kitchen. There was plenty of space for us to spread out or join each other in the numerous gathering spaces. The kitchen was smallish for our group to congregate, but it had all of the necessities (including the most incredible toaster I've encountered!).
Outside is a fireplace & patio we were able to enjoy in the evening. The property is surrounded by lush landscaping & includes a bocce ball court, although we didn't take time to enjoy it. One of our favorite features were the fruit trees! Roy treated us to fresh figs & apples he picked from the trees!

Great property for large groups, with 8 separate rooms (all with king bed + in-room bath). Also has comfortable common areas, tons of outdoor space, and is located only 10 minutes from downtown St. Helena! Finally, Roy (host) is very accomodating, and will make your stay hassle free!

With 8 bedrooms, each with their own bathroom, a well appointed kitchen and plenty of common space, we found this house to be perfect for our needs.
We had family and friends flying in from multiple locations for a wedding, and this house was ideal for us as a base, providing ample space for conversation in addition to comfortable, spacious bedrooms. Easy access to the wedding location (one of the local wineries) was also a plus.
The host was very accommodating and friendly, making check-in and check-out very easy.

We really enjoyed our stay at the Spanish Villa. There are 8 rooms, each with a king bed and a private full bath plus a closet and walk out patio. This was the best part. The rest of the house was nice and we were able to break up and have groups enjoy their time in different areas - watch TV, play cards, sit outside, etc. The kitchen is small, but works well. There is a nice grill and outside cook top as well that was great.
I’d recommend that the property manager lists more of the amenities in advance - I.e. Microwave, coffeemaker, dishes, etc so people know what to expect. Nothing was missing, but it helps for planners.
Dr. Roy was extremely welcoming and helpful. The group agreed that we’d use the property again!
