Proximity: Located only 4.8 miles from the heart of downtown Breckenridge, this home is just a short drive to world-class skiing, shopping, and dining. For added convenience, the free Summit Stage bus stop is only a 2-minute walk from the front door, offering direct access to town and the ski resort.
Living Room (Main Level): The main living room features plush seating around an electric fireplace and flatscreen TV, with access to the north-facing deck. Step outside to enjoy a propane grill, a gas firepit, and outdoor dining surrounded by forest views.
Kitchen (Main Level): Adjacent to the living room, the chef's kitchen comes fully equipped with modern appliances, and a 4-person breakfast bar. Sleeping Arrangements: 3 Bedrooms, 3 Bath - • Primary Bedroom (Main Floor): King bed, flatscreen TV, and easy access to the main-level bath with walk-in shower. • Second Bedroom (Top Floor): Queen bed, flatscreen TV, closet, and shared bath with dual sinks and shower/tub combo. • Third Bedroom (Top Floor): King bed, flatscreen TV, closet, private balcony, and shared bath with the second bedroom.
Family Room (Bottom Floor): The downstairs living area is designed for entertainment, featuring two queen sleeper sofas, a pool table, wet bar with sink and fridge, and a flatscreen TV with cable. This space also has its own full bathroom, making it ideal for extra guests.
Patio: Multiple decks surround the home, offering opportunities for grilling, stargazing, or relaxing. The highlight is the second-level deck with a private hot tub overlooking the brook, a perfect spot to unwind after a day on the mountain.
Laundry: A full-size washer and dryer with cabinets for storage are located just off the kitchen.
Alpine Edge provides supplies for a typical weekend stay, including paper towels, salt/pepper, dish soap, a new sponge, dishwasher pods, laundry detergent for a few loads, hotel-style bottles of shampoo and soap, plus extra rolls of toilet paper per bathroom. Fresh pressed linens, including all bed sheets and towels, are also included.
4WD/AWD/Traction Devices are required for this property. We recommend referring to the Colorado Department of Transportation Traction Laws before arriving in Summit County. We are located in a high alpine environment where variable conditions may exist. Tire traction devices are also highly recommended as heavy snowfall is expected from November to May.

Love the layout, kitchen bedrooms two living spaces, pool table and games. Hot was good just need to repair the jets, very low pressure on one side and nothing on the other side. Quiet and relaxing neighborhood, with friendly folks on our morning walks.
15 minutes from Breckenridge. Great spot for a ski trip.

Home is in a quiet neighborhood in the forest. We had plenty of room to spread out. The game room with the pool table was great. The hot tub was very nice to have. Kitchen had everthing we needed as well. Great place to stay & close to clty center!

It was a great stay. Everything was comfortable and well equipped and stocked. Plenty of towels for the hot tub. Plenty of space for a family to spread out. Without traffic it’s about 10 minutes to peak 9.
The home was very convenient to Breckenridge, within about a 10-minute drive to the day lots. The home had plenty of room for a family with teenagers to spread out and be comfortable. Pool table and Hot tub were nice amenities and visits from the neighbor's dog Booka were very pleasant.

Amazing property, 3 night stay and we loved every minute of it. Plenty of space for our group of 4, could easily accommodate another 2 couples. Only complaint was hot tub was not pre-heated as requested, it took 12 hours to heat up for use.

Good and spacious rental. But the kitchen is a bit understocked with cooking items. And the hot tub was not warming when we arrived. Other than that, we had a great time.
We had a great stay in this house for our holiday weekend. It is well appointed and the kitchen has everything you would need. The bedrooms are very nice. The kitchen and family room is a good size for everyone to hang out. The hot tub was perfect. My only complaint is that my pool game was embarrassing!!

We had a great stay here just 7 min from Breckenridge. The house was in a nice, quiet neighborhood just off highway 9. The house was clean and the check in was so easy. We enjoyed the hot tub and grill on one of the two decks which was so relaxing after days hiking nearby. The listing was slightly confusing but it didn’t impact our stay. There are two bedrooms on the top floor, one on the main floor just off the kitchen and no bedrooms in the basement, but the basement was a great hang out spot. Overall we really enjoyed the stay and would stay again!
We had an absolutely fantastic stay at the Brookside House! Our family of five enjoyed a perfect long weekend ski getaway in this spacious, charming home. It was impeccably clean and exuded that classic ski/mountain lodge vibe that makes a trip in Colorado feel so special. The layout was ideal, giving everyone plenty of space to relax, and the pool table was a huge hit with the kids.One of the best highlights was the hot tub on the deck, surrounded by towering trees—pure bliss after long days on the slopes. The location couldn’t be better—just a short 7-8 minute drive to Breckenridge, yet tucked away in a peaceful, quiet neighborhood that made our stay feel truly serene.The team at Alpine Edge even checked in with a thoughtful call, ensuring we had everything we needed. While we didn’t require any assistance, it was great knowing they were readily available.With the fresh snow blanketing everything, the Brookside House felt like a true winter wonderland. We will absolutely be looking to stay here again—highly recommended!
The photos, description, and amenities list are accurate but don't quite do it justice. We had 5 adults here for 5 days/4 nights and could have easily fit another 5 people without feeling cramped. Large fully stocked kitchen (3 different coffee machines and a fondue set!), beds were comfortable and I counted at least 10 blankets, clean bathrooms with tons of towels. Each night we spent hours in the hot tub or stargazing by the fire pit listening to the babbling brook. Nestled into trees with gorgeous mountain and forest views from EVERY window and patio, we were a few minutes from Breck and <30 min from Frisco/Dillon/Silverthorne for all the shopping and restaurants. Fantastic hiking and kayaking from 5-30 minutes any direction you pick. 1.5-2hr to Denver airport. We loved our stay and will come back!!!

Nice location but terrible odor
This place has potential but needs A LOT of work. I get the feeling these reviews are friends/family because theres no way its above a 2-3 star VRBO. The whole place smells awful. Not sure if its the pet policy and carpets are just filthy but we could not stand the smell and left a day early. The showers are disgusting and overall the place needs some TLC to bring it up to this price range. Disappointing for the price. There was dog poop in the driveway and dog pee in the entrance way to the house. The beds are very cheap mattresses with foam pads. Very uncomfortable. Honestly, worst VRBO ive stayed in which is why i think these reviews are fake.
The communication was great!! They went the extra mile! Hot tub was cold the first night but it was because it had been cleaned. It was worth the wait. The cabin is huge! And it is clean and has everything you could need besides food. Everything worked great. The only complaint is really my fault... if you have a child that is runner, there are many exits and doors to watch. But that is my fault for not realizing. Some locks that were high on the doors may have eased my mind a bit. But it really is a great stay for families to groups! Plenty of beds, places to hang out, and nice kitchen to make some meals. Loved it, all in all.

Overall our experience was good. From the pictures and reviews we thought we’d be more secluded. Neighbors are quite but the highway is close and you hear traffic all day and night. The home is comfortable. Kitchen is well equipped with dishes, and cookware, but bring your own spices (salt and pepper) / condiments if you plan on cooking. Only half the jets in the hot tub work. Out of a dozen pool cues (most are broken in half) only one is in working condition. Easy drive into Breckenridge.
My family lived this home. Family of 5 and had plenty of room. My only complaint was when we checked in the hot tub was set at 58 degrees. Took a while day to warm up to be used. Thanks for the memories!
Great location close to town but away from crowds. Perfect for our anniversary getaway but would be perfect for large or multiple families. Would definitely stay here again.
