The location of this house is tropical getaway perfection - right on the beach with immediate access to crystal clear, warm water perfect for snorkeling, swimming, paddling. We spent hours on the beach and in the water. The house is also within walking distance of a friendly waterfront bar, restaurants, cafe, and dive/snorkel center. Lolli, the property manager, is very responsive to questions and requests. She set up taxi transportation, fresh lobster purchase, golf cart rental, and maintenance. This is the perfect property for the perfect tropical island vacation.
Great place to stay. Our 3rd time to Grand Turk and would highly recommend staying here. Great location close to most of the restaurants, grocery and liquor store. Will be staying here again on the next trip.
We are pretty low key guests and enjoyed staying in a very low key location. Cruise Ships did not hamper our peaceful stay. Highly recommend Graceway Grocery if you are inclined to cook during your stay.
We had an easy check in process. Our flight times got changed and we had to communicate that and the property manager was still there to meet us. There is a full kitchen with everything you need for meals. The location is the best. That area of beach right in front of the house is not very busy and the water is so beautiful. You are within short walking distant to a lot of the nice restaurants. We 10/10 recommend and can’t wait to go back!
A one—week dream vacation based at the lovely Roberts House. Nicely appointed with comfortable areas to sit and take in the overwhelming beauty of the sea including breathtaking sunsets. Conveniently located. Amenities include snorkel gear. Host and caretakers couldn’t be more helpful.
it looks just like it is. Peaceful. Plan to relax, read, walk beaches and walk to nearby great restaurants. Such an amazing vacation and Lolli, is a local house manager/contact to help get anything you need. I will certainly go back.
We loved staying in Robert’s house. Location is great being right on the beach and close to dive shops and restaurants. Lolli was super helpful and we rented a golf cart to tour the whole island. Would definitely stay here again!
Baby Girl greeted us and took great care of anything we needed. The place was beautiful and perfectly located on the beach with amazing snorkeling right in front of our place and a Sand Bar (great drinks and lunch) 50yds away. If you like scuba diving, Blue Water Divers (awesome group) was 100yds away. Osprey for breakfast (super yummy) was also 100yds away. And the Grand Turk Inn (Phenominal curry snapper!!) as well as the Taco Bar (amazing tacos!!), were about 125yds away. We would easily come back.
We enjoyed our stay a lot. The communication before our stay was always very helpful and friendly, fast replies to any questions. The island manager was super friendly and helpful with any questions we had. She helped us rent a golf cart and organized transportation from and to the airport. The house was clean and just what we expected. The location is great and the views from the house amazing. We appreciated the access to the beach from the house, the outdoor shower and the drinking water dispenser. The island is pretty quiet and calm. When the cruise ships are there, then there are more people and more stores open. We would stay here again!
The property was gorgeous! It was built in the 1820s and is adorable. The ocean is maybe 50 yards from the back door. The owner was very responsive and helpful. The property manager Lolli was so friendly. We rented golf carts on the island from Trevor at Watkinscartrentals@hotmail.com. He met us at the airport to help drive our luggage at arrival and departure. He is an absolute gem and so kind especially with my 4 year old. We had such a good time, I can’t wait to go back.
My wife and I really enjoyed spending a week lounging around and watching humpback whales and a manta ray right from the patio. The beach has great sand and good snorkeling. The sunsets are unmatched and the constant great weather of this island ensures an unobstructed view every night. The house itself was adequately equipped for eating in and getting a good nights rest. The liquor store is only a block away and there are several places to eat within walking distance.
This is our third time at the house. Perfect layout for a couple or even two couples. Great communication between the property manager, Lolli, and helpful setting up transportation when needed. House nicely stocked with kitchen basics and beach towels and info on things to do. A view that you can't beat. Walking distance to the Duke Street restaurants. We will be back!!!
This was our first time visiting Grand Turk. We weren’t sure what to expect, but whatever level of expectation we had was exceeded by the island and this house specifically. The island contact was great and responded to every concern that came up with promptness and concern. The island itself is a gem. Very laid back and by the time you leave you feel like a local. If you are looking for a party, this might not be the spot. If you want a quiet and relaxing island getaway, then I highly recommend the island and this house. What can I say about Roberts House other than it is everything you need for a perfect getaway. We've been coming to Grand Turk for 6 years (every Nov and April) but this is the first time we stayed at Roberts House.
The house is completely set up for a perfect stay. The host has thought of everything. A fully equipt kitchen for cooking. Really there is nothing I would change. Having dinner every night outside while watching the beautiful Grand Turk sunsets was a great way to end perfect day after perfect day.
The washer and dryer onsite was a great touch.
Lolli was amazing, responsive and took care of everything we needed.
If you are looking for a great, quiet place for family or friends ... this is the place for you! We will be back.
There is a,major problem with ants and mosquitoes Everywhere in the house. You need to have a major pest control company Get rid of this problem!Also the water pressure in the main floor bathroom sink was nonexistent.
The electricity on the counter next to the fridge did NOT work at all. You need an electrician to check all the electrical outlets and lights.
We has good meals at the restaurants and did cook as well.
We liked that the island was not developed but these issues need to be addressed. We also liked the dogs and donkeys and hope that a spay and neuter program is,successful.

Hi Gayle - thank you for submitting your detailed review and providing a 4/5 star rating despite your mishaps. I spoke with our on-island management team about your concerns. They reassured me that they provided instructions on how to use the AC units so that you wouldn't have to sleep with windows open and provided multiple reminders on how the outlet required resetting. It is difficult to achieve proper water pressure on some parts of the island, but it is something we will look into. If there are major bug issues, it is dealt with prior to the guests arrival. We feel that it is then up to the guests to take precautions while staying in a beach house on an island that "was not developed". In regards to your concerns about the spaying and neutering of the local potcakes on the island, there is currently an incredible group of people that come often to help with this issue which we are currently hosting in our house next door.
After your review, we understand that our house didn't work for you guys but hope you enjoyed the island overall. It is nice to hosts visitors once again and provide the locals with some much needed tourism after such a tough lockdown.
Overall, I rate Roberts House five stars because the process felt incredibly personal—while it might not be five stars for everyone, it truly felt like home for a week. The VRBO owner chat was prompt and accurate, and the on-site contact went above and beyond to bridge the gap between island and mainland, which gave me the confidence to try this “Elevated Rustic” island adventure.We wanted a secluded beachfront house, and we got it. The sunsets here are unparalleled—I’ve seen no match on this earth—and the sense of safety is reassuring (I even feel safer here than at Publix on 5 sushi Wednesdays). At night, the sound of the waves is like a soothing lullaby, and it’s fun to wave at the cruise ships as they pass by.The house offers everything needed for a comfortable stay: air-conditioned bedrooms, fans in the living room, beach towels, a few beach chairs, snorkeling gear, and even a paddle board (life vest required!). We visited in March, so expect some mosquitoes, small lizards, flies, and ants. Bring insect repellent and some fly/mosquito spray if you’re bothered by these little visitors.Food on the island is expensive, so pack enough supplies and then visit the local grocery store—not just to save money, but to enjoy cooking with fresh ingredients. You can dine indoors or outdoors, and four excellent restaurants are within walking distance.Exploring the island is easy on foot, and taxi rides are a flat 10 per person one way. We couldn't have picked a better spot. The house is located right on the beach and the water was crystal clear. The most people we ever saw hanging out on the beach or in the water was 5 and that's including me and my wife. Both bedrooms have mini split units, those and the ceiling fans in the bedrooms and main room kept things very comfortable inside. I would recommend keeping the shutters closed on the sunny side of the house to help keep it cool. Our host had arranged for a taxi to pick us up from the airport and that was very convenient. Being right next door to the Sandbar was great. They have amazing food and the people there are super cool. The most noise I heard from there the entire stay was from us hanging out there. Be sure to say hi to Goggles, she's one of the local dogs and hung out with us a lot. As far as the island is concerned, it's very laid back. Besides the Carnival's cruise port you won't see your typical chain restaurants or stores. We did discover that some things on the island are only open when a ship is in port. I didn't find that to be a problem because you don't come to an island like this to be surrounded by other tourist. I highly recommend arranging for golf cart during your stay. With a little help from the locals we found the grocery store and were able to pick up some basics for our stay. We had a golf cart dropped of on the Saturday we arrived and actually drove it to the airport the day we left and were able to leave it there for pickup. I highly recommend this house, this host and this island. We are already making plans to come back.

We had an amazing experience staying at the Robert house. Hard to believe having the ocean as your backyard for a few days. The amenities provided everything, from laundry to a full kitchen to snorkeling gear and paddle boards. It is also right next door to the excellent Sandbar and down the street from other bars and restaurants. The chef at the Turk’s Head Inne is outstanding. Bernadette was easy to communicate with and the property manager Lolli was a lifesaver, she helped us with everything we needed. Idyllic is the right word to use. Highly recommended, would stay again and hopefully will soon.

Home was very comfortable and well located. Home also came with a variety goods (paddle boards, toiletries, grill, etc). Very quiet neighborhood near local bars/restaurants/stores. Very relaxed environment.

I really can't say enough good things about this property, island, and host. Transportation was arranged from the airport. (free tip, avoid Inter Caribbean air if possible, and fly Caicos Express from Provo) The island host Lolli, met us at the house and gave us a quick tour. The house is clean and has plenty of space. The views are simply amazing. Sunsets, wow! We loved the island dogs that came by to visit. It helped us being away from our pups. We didn't do any cooking, but the kitchen was nicely stocked with whatever you may need. I loved that we were on the main tour bus route. Several times per day they would drive by and point out the house as a historical landmark. We got to know one of the tour guides Tracy. Good guy! I'd yell out the door and tell the tourists to leave him a big tip! The locals on the island are amazing. They are all so friendly and you really get the impression they want you there. We felt 100% safe at all times. 5 days wasn't enough. We can't wait to come back. Thank you!

I am currently working between home and a Canadian department store as a seamstress alterating garments or creating custom pieces for customers while Simon works for the family businesses from home as an independent accounts manager. We have traveled to West Coast Canada but have also visited Simon's family in Scotland my family in the Philippines. We have been visiting Turks and Caicos for over two decades! We enjoy the great weather and friendly, easy going locals. Although we've had amazing fun in Providenciales, GRAND TURK is where we now enjoy our holidays. During our visits to Turks and Caicos, we've enjoyed family holidays, a wedding, and contributing to the renovation of Robert's House, Simon's House and The Inne for others to enjoy.

Why they chose this property
The house is located on Grand Turk where island life is quieter and more serene. The locals are friendly - the beaches and ocean warm and welcoming . The home serves as a vacation haven (along with 'Simon's House' next door) for us and our closest relatives residing mostly in Canada and Scotland. The family has owned property on Providenciales but life there although fun and exciting, has gotten too busy. We all now love the seclusion of Grand Turk and it's welcoming and friendly people.
