The high vantage point 175 feet above Lake Michigan gives you a perfect view. The living room and Kitchen are good sized. If you can make it down the goat path to the private shoreline it is a perfect beach. However, the 175 ft walk down to that beach was too treacherous for the two senior citizens in our group to attempt. The steep climb back up would be too strenuous. If your party has younger fit members enjoy this location completely.

Slice of heaven

Amazing property and huge house that could easily sleep and extended family or two families with kids. Great deck off the back that overlooks the lake with a fire pit for sunsets. A good walk/hike to the beach with a HUGE payoff of a private beach with shelter. Plae was an amazing place for us to celebrate our 20th anniversary with our family and dog.

Great house with fantastic overlook.

Terry and Ron were great hosts, their property is lovely, a true family cottage on Lake Michigan. The hike to the beach is a rustic footpath and a bit of a work out, but well worth it for the private beach with shade structure. We spent most of our time on the back deck playing games and down by the bonfire pit in our hammocks. The cottage has comfy beds, a fully stocked kitchen, and brand new appliances including a propane grill. The multiple bathrooms were great for our large group. We had a great time learning about the hydroelectric power plant next door, if you’re into engineering you have to check out the lookout and information boards. We would definitely stay again!

Plenty of space for the whole family

We celebrated the holidays with our family at this property. That means 9 adults, 3 teens, and 3 children. All except one of the adults stayed overnight and everyone was very comfortable. There was plenty to do. The kids and adults alike had fun with the pool and foosball table. The host left lots of board and card games. Everyone had a great time! We were there in the winter, and didn’t have enough time to really take advantage of the beach, hot tub, or fire pit. Maybe next time. Our dog had fun watching for deer and other wildlife out the windows. Beautiful view of the lake. We would definitely stay here again.

Birthday, Beach and Beyond

The house is perfect for family groups coming and going. I rented this property for three weeks and many people visited me while back in MI where I am from. The kitchen is equipped with everything known to Ina Garten. There are plenty of towels for bath, beach and hot tub. We had s’mores every night around the perfect fire pit. But, the view and beach are the things to applaud. The privacy is extraordinary from the porch to the yard and you have hundreds of feet of private beach. The White sand and clear water, sunny days and sunsets were exactly what we ordered. Yes, the hill from the beach was a trip but the young people took it as a challenge and 3 minutes 40 seconds was the time to beat. At 78, I moved slower at about 15 minutes, but managed it once a day. I considered it my regular workout and felt good about that. Kerry and Ron were delightful and accommodating and made all the details easy. Ludington is a fun little town but we rarely left the beach and the view. There is a fabulous “Fresh Fish” market 2 miles away. It was a sad day when I had to leave.

Best family vacation!!

We had such a great time! The view was beautiful. We spent most of our time down at the private beach. We went up and down the hill multiple times a day. Yes, it was a workout, but it made the beach that much better. We all feel more in shape after the week. Our 2 year old was able to climb some of the stairs herself, but we had to hold her most of the time. Our 6 and 8 year old had no problems. The hot tub was so amazing! The house was loaded with stuff and was very homey. Grateful for all of the towels. We met Kerry and she was very nice. The homeowners had a family emergency so we didn’t feel the need to bother them (I hope he is doing alright.) We couldn’t figure out how to press play on blue ray player. The remote didn’t work, we tried replacing the batteries, but were stuck on the movie menu screen. Also the grill didn’t work well, it seems like the regulator was bad, it only let out a small amount of propane. None of that mattered, but I figured I’d let you guys know. Thank you for everything!!

So glad you enjoyed your stay! Sounds like you loved our beach as much as we do! Sorry for the issues with the DVD player and the grill. We would have gladly responded to any issues you had, but thank you for the consideration with the family emergency, and yes, he is doing well!! ❤️🙂.

Very good overall

The location was perfect with the most breathtaking views of Lake Michigan from the backyard. The bluff stairts were easy to go down but a good workout coming back up .The lake was beatiful. The fireplace on the backyard was amazing we really enjoyed it and also the gas grill where we cooked mostly .Enough space for the kids to play outside.Very quite and private area. It was close to some amenities that we wanted to do.Outside overall was more than i was expecting.Back inside we had enough space for all of us.The beds on three bedrooms not very comfortable,we all complained of back pain waking up in the morning.Bathrooms including the toilets and shower /and shower tub need major updates.they were not looking good. They charge a cleaning fee but i hope they use it for good in the future but it was so dusty under the beds ,on all bedrooms as well and the floors needed a good mop and clean .Kitchen had everything you need to cook or use but we bought and use the disposable ones.Good selection of coffee and tea was another thing that we liked .I would book in the future just for the views and for the outdoor space and the lake ,not for the inside .

Glad you enjoyed the property., the great view, and the beach! So sorry to hear you didn't sleep well. I've not ever had that complaint before. The entire house has been completely renovated over the past 5 years., including the bathrooms. We do have tannins in our water that leave staining that looks like rust which cannot be avoided, unfortunately. . I keep the cleaning fee very low for a 4 bedroom house with 10 beds to make. The floors were steam mopped before your arrival. I did not appreciate your group driving all over my front yard, disregarding my no smoking policy, and leaving my yard games in shambles, including broken peices., nor the broken bed frame. None of which I charged you for. I hope you find a place more suitable to your liking for your next family outing.

Gem of Ludington

Million dollar view! Each evening we enjoyed watching sunsets from the rocking chairs on the bluff. The private beach was amazing! There was a trail with stairs down to the beach with strategically placed benches for resting. The climb down to and up from the the beach was strenuous, however it was well worth it. They have a paddle boat and a nice shade structure that had plenty of chairs, so once we were at the beach we just spent the entire day there. The hosts were so kind and thoughtful! It was my parent’s 50th anniversary, so they left flowers, a card, and a gift basket. We were a group of 12 and they made sure to set out enough chairs for us on the deck and at the campfire site for which they provided the the wood and sticks to stir the fire. Additionally, they stocked the house well with plenty of dishwasher soap, laundry soap, hand soap, shampoos, conditioners, toilet paper, Kleenex, paper towel and trash bags...all items I usually have to bring along to most vacation homes. The kitchen was also well stocked with enough cook ware, dishes, and utensils. We especially enjoyed using the large gas grill on the back porch. The open floor plan and furnishing were fantastic for our large group. The bedrooms were spacious and the beds were comfortable. They have a huge front lawn and have lots of lawn games available. Just down the road there is a trail to the hydroelectric power plant that you hike with a fantastic overlook of the reservoir and all of the bay. Additionally, there is a frisbee golf course next to the hydroelectric plant. This is a gem of a vacation spot with wonderful hosts!

Not worth the price. Technically "lakefront" but actually located on a cliff overlooking the lake.

The property is next to the Ludington pumping station (which is loud) and oversees the lake. There is an approximately 300 foot vertical primitive, switchback trail to reach the beach which is totally unsafe for small children. We were the first people to rent this property which we were not told until we arrived the first night and met the owners. There is a fairly busy highway that is directly in front of the house. The owners were forthright with the fact that there was no AC in the house but we were reassured that it is typically cooler by the lake. It was very uncomfortable inside the house during the day when the temperature would reach over 80 degrees. There are ceiling fans in the bedrooms but most of these fans have been improperly installed and they swivel uncontrollably and make a very loud noise which made them unusable. There is hardly any water pressure throughout the house which makes it difficult to do dishes or take a shower. The hot water heater barely works so do not expect to have a hot shower. The 1/2 bathroom toilet on the first floor stopped flushing after initial use which required us to have the owner come by to repair the next day. The owners were attentive to our concerns regarding the toilet malfunction. There were ants throughout the house and the floors were somewhat dirty. There is a TV (no antenna) on the first floor with a DVD player. There is terrible cell phone reception so if you try and use your phone as a "hot spot", good luck. The property was taken off the VRBO website for over a month prior to our arrival. We were told that the owners were refinancing the property and that they were advised to take it off the VRBO website for whatever reason. As far as I can tell, the property has not reappeared on the website. The price per night is way overpriced. Only three of the four burners on the range work and the grill does not work. For the condition and location of the house, we did not feel that this rental was worth the amount of money that we spent. The outside of the house appears somewhat disheveled. The house is advertised as a lakeshore property with beach access. This is technically true but, in reality, is misleading. Unless your children are capable of using bungee cords to climb and you don't mind a 15-20 minute vertical descent/ascent to and from the beach, I would not recommend renting this property.

I am so sorry you had so many issues during your stay. I do wish you would have addressed each of these concerns with us while you were here, and know that we would have been just as attentive as we were to the malfunctioning toilet. That was due to a faulty supply line, which we replaced while you were there. It has worked properly ever since. As far as the hydro power plant, we have never noticed any excessive noise. They do sound a horn when the turbines change direction, but it just sounds like a distant ship or train. The house sits on Lakeshore Drive, which is not considered a busy road, and the way the house and front yard are situated on a hill, you can only really see the road from the driveway. As far as the range goes, I have tried all 4 burners several times since I read your review, and I have never found any of them to not work, I am so sorry that it acted up for you. The grill has also always worked for us, although it does sometimes require a lighter to fire it up. We had installed the new hot water heater as well as the water softener a few days before you arrived, and the water pressure did take a drop in the process, which is why we made sure you had plenty of bottled water to use for drinking and cooking. Those issues have since been resolved, and we have even been able to add a toilet in the downstairs laundry room, to add a 3rd bathroom. The floors were swept and steammopped before you arrived. The ants were bad this year, and we treated the area for them several times. We have always been forthright about the fact that our bluff is 175 ft high, and offers breathtaking views. The rustic switchback trail to access the private sugar sand beach is an adventure for sure, and we have had both children as young as 3 - 5 traverse it, as well as some people in their 70's. We also have had several who just enjoy the view from the top, and go to the local county park beaches within 3 miles of the house for easier access to a beach. We also recently had a DSL line installed, so we now have wifi in the house. The outside of the house did not get painted as early as we had hoped, but is now completed.

Exceeded expectations for beautiful lake house getaway

This was a perfect, quiet spot for our family vacation. Clean, comfortable sitting spaces and well-equipped kitchen. Beautiful view and yard. Fun game room. Enjoyed the park space around the neighboring pump storage facility. The hike to the waterfront may not be for young children, but we and our dog enjoyed it and the beautiful private beach. Short drive to town and grocery for everything needed. Warm welcome by the hosts.

Perfectly Private Property on Lake Michigan

Our family of 3 adult couples couldn't have been happier with this choice for a long weekend. The house gave us plenty of space to spread out, both inside and out. There were enough lawn games to keep us occupied for an afternoon, the private beach was an awesome place to spend the day all by ourselves, and the kitchen had everything we needed for this family of foodies to easily cook meals together. Plenty of outdoor furniture made it easy to relax and watch the sunset before gathering around the campfire. The rec room downstairs with the giant TV and games table, along with a great selection of board games made it easy to spend the day inside the day it rained. Regarding the walk down to the beach - for us it turned out to be less daunting than we thought it would be when first looking at it, well worth the trek.

Our family of 9 spent the long weekend on this property and have memories that will last a lifetime. Everyone had more than enough room and the house was clean. Kitchen was equipped for our large meals. The view off the bluff in the backyard is breathtaking. Be warned the hike down to the beach is nothing compared to the hike back up but is completely worth it. Thank you so much for allowing us to enjoy us your little oasis!
