Host was very responsive to our questions and was very helpful with our parking situaion. The view from deck is amazing and the location and house is as described.
House was lovely after a renovation.Beach access is nice as just have to walk across street.Dishwasher broke but Alex came to replace. Process took longer than expected.Kitchen had plenty of pots and pans.Fridge/freezer is counter depth so enough space if not cooking for the week.
We brought together three families for a great family reunion. The view and the deck were fantastic, and the house had great capacity for a large group. The daily pricing for Ocean Beach Park can be a bit frustrating, but we enjoyed the facilities.

It is disappointing that you chose to rate our rental property poorly based solely on the price of entry to the beach. We were even generous enough to waive the $150 pet fee as a professional courtesy. That is a bit frustrating.
The house was very neat and clean and beach access was great. House lacked any homey charm. No throw blankets for cilly nights, no games or even a deck of cards. No ice maker or water dispenser on fridge. No extra blankets for bed.

We do appreciate the kind statements regarding the living room and views of the Atlantic Ocean. Although, it is quite perplexing that your group had damaged multiple items in the home (broken lamp and blinds), stained numerous towels, and spilled a heavy sticky substance ON TOP of the refrigerator. Yet somehow, we (the hosts) are the ones that have been rated poorly?
We congratulate your family members on the wedding celebration, but the absolute disregard for our home's integrity with no accountability, is beyond reprehensible.

Plenty of space and great views from deck to water. Although we didn’t spend much time at the house it was adequately stocked with linens. Kitchen was large enough but not stocked with any real glasses(plastic wine glasses ) and just enough for us. We went in March so not at all crowded

We appreciate the considerate summary and accurate rating of your experience, based soley on the style of our supplied drinkware.
The house was comfortable and everyone in the family enjoyed being together . It had everything that we needed . Only negative thing I will say is that it was lacking Christmas decorations and for us as a family that was important. It would add to the atmosphere especially during the holidays to have a little bit of Christmas cheer . My only suggestion would be to decorate for the holidays .

My family and I stayed here for Thanksgiving, with extended family at a different house around the corner. This house was absolutely perfect for everyone to gather. The upstairs kitchen area is enormous, with 2 massive couches, a totally open concept kitchen/living room, and a huge deck directly facing the ocean... the beach is probably 200 feet away! We were able to eat and gather together without tripping all over each other. It was truly a fabulous few days thanks to the perfect space offered in this house. We will definitely be back, hopefully in the summer, to take full advantage of the amazing beachfront location!

Beach House across from Ocean Beach
We enjoyed our stay at this house due to its proximity to Ocean Beach. Originally 14 of us were to come but due to the quarantine restrictions of people entering Ct. from states on the quarantine list only 5 of us came.This house with its 6 queen beds provided plenty of room for 5 but would have been crowed for if 14 of us had come.
The kitchen area has nice cabinets and has a nice island but does not have adequat seating for more than 8. Another table would be a good addition.The kitchen also needs a new stove and refrigerator. One back burner was not working and the other burners and oven cooked food slowly. The refrigerator had 2 broken draws and no ice machine.
The outside back yard has not been mowed all summer with bushes growing up. This area if maintained would make a good area to sit in especially when the hot sun is on the porch as there is no shade on the porch. The front lawn was also not mowed and plantings not taken care of. Also the small charcoal grill was inadequate and full of old wet charcoal so could not be used.

It is unfortunate on how disingenuous your review is. Utilizing your review in such a false, negative, and nit-picking fashion, primarily because alterations in policy and booking due to the worldwide COVID pandemic were not specifically met upon your demand, is disappointing.
The beach house is just that, a beach house in a residential neighborhood. It is designed for families up to 14 guests seeking an enjoyable, affordable, and family friendly environment at Ocean Beach Park. You did completely fail to mention that there are also two large couches with tables in the large open kitchen/ living room area AND additional seating outdoors that seats up to 10 more guests on the balcony. There is no need for another table, as there is more than ample dining space. Secondarily, you could have also sat under the large porch umbrella for shade from the hot sun.
The electric stove/range is a ceramic cooktop that generally takes longer to heat up the pot/pan, rather than induction stoves that directly heat the pot/pan under a flame. All of the burners are functional, and do not need replacement. The refrigerator is also fully functional, as well as the 4 manual ice trays with holding bin, that are stored inside of the freezer. So, ice needs to be "made" manually and then stored in the ice bin. It is not equipped with an automated ice maker. You are correct, there was one refrigerator drawer off track that was put back into place and another with a broken tab that was replaced. We apologize for this inconvenience.
You also failed to mention an important note that hurricane Isaias had hit CT only days prior to your check in. Subsequently, the backyard & front yard were filled with a few down trees, bushes, and leaves that were removed during your stay. This may have been the confusion with the appearance of the yard. We also do not have any "plantings" in our front yard, backyard, or any area of our property. There was never anything to "take care of" in this regard.
The charcoal grill is an added amenity to the home that is not even a standard required accommodation. We add the grill as a bonus for our guests, one that many properties do not even include with their rentals. Yet, it is the guests' responsibility to provide charcoal and clean the grill. Furthermore, there was the storm (Isaias) days prior, causing the previously used charcoal to be wet. Much like the stove, the home's description, location, bed layout, seating arrangement (in the kitchen and outdoors), AND even the square footage of the home is all clearly and concisely detailed in the home's listing page. Nothing regarding the home or its contents should be viewed as a surprise upon arrival, nor especially used as a mode for outlandish criticism. The beach house and it contents are exactly as advertised.
Your claims and criticisms of the rental property are purely false and outright spiteful. This does not help either party involved, nor any other future guest seeking to visit. We do hope that you continue to utilize the VRBO platform for all of your rental needs and hope that your next stay is indeed a great one.
OUTSTANDING. Location, parking, communication was PERFECT. Home presented in person beyond expectations. Anything that we could have needed was available. (Showers were AWESOME)
The property and location were just right. Great house. Had everything we needed. Clean and bed were comfortable. The property owner was easy to reach and answered questions promptly. Any issues were dealt with quickly and professionally.
My team stayed at this home as we completed some maintenance tasks such as washing machine replacement, dryer servicing, and track lighting fixture replacement. The place was clean and beds were very comfortable. Enjoyed sitting on the deck overlooking the ocean, watching the sunset, while cracking a cold one.
We stayed here in the off-season, in April and really a great location. Most of the property is in excellent condition. The only issue we had was Faucet in kitchen was really loose, didn’t get hot water through until last day and bathrooms could use a refresh or update. Also, 1/2 of the chairs for dining table were unusable. Besides that, plenty of space in the living room to hang out with family, play games, watch the sunset. Would be absolutely stunning in the summer, view was spectacular. Really should be five star, but the bathroom and the problem with the kitchen faucet made me make it a 4, would have done 4 1/2 if I could.

It is wonderful to hear you and family all enjoyed the local area and time spent at the home. This beach house rental property is EXACTLY as described on the listing page, AND in the photos. This includes the bathrooms. We always encourage our guests to reach out to us with any questions or clarifications they may have. We are always a quick message away and will gladly assist promptly. Our response time is normally within minutes and a tech sent to the property within 30 min - 1 hr, if any additional items are requested or for simple repairs to be made. The kitchen faucet simply needed slight tightening on an o-ring underneath the sink, and ONLY one leg on one chair kitchen chair needed tightening. Not half all 8 chairs were "unusable." Seemingly, the hot water was not functioning correctly, simply because the operator did not appoint the single stem handle to the correct hot/cold setting. Quite an over embellishment of a few basic touch up tasks. A simple message would have solved all concerns within minutes, yet sadly no correspondence was ever made to Utopia Management during your stay. Overall, it was a pleasure hosting your group; looking forward to hosting you all again at our Sunsets in Ocean Beach Park home. Cheers!
This property is perfect for a large group--it's very roomy and well-equipped. The neighborhood is quiet, but within walking distance to the beach and boardwalk. Clean and as advertised. We gathered here with family for our daughter's USCGA graduation week and it was everything we needed for the group.
Our crew of 4 had a pool resurfacing job in Waterford. This home exceeded all of our needs and more. Was a great location to come back to after long days of laboring. Very clean and spacious. Had plenty of cooking items and new fresh linens included. Balcony has awesome view of the ocean, especially in morning. Gigantic flat screen to watch the NBA playoffs in living room! Recommend this property!

We took the house to reconnect with our daughter & S-I-L, after not seeing them for 14 months due to COVID - and it was perfect. Very clean and uncluttered - big open living/dining/kitchen space with sliding doors to sun-drenched deck - incredible view of LI Sound, beach and boardwalk just across the street. And, with 4BR - plenty of room to WFH.
The house was well-appointed, and there were ample soaps, cleansers, and paper products to keep it clean & neat all week. (We've been to other properties where there was nary a napkin to be had, let alone dish & laundry detergent!)
Although we didn't need, there were extra linens & towels available, along with a compliment of beach chairs & towels (alas, in April it barely tipped 55 degrees, so no picnics on the beach - but blissfully quiet and peaceful).
Utopia was very thorough with requisite instructions and responsive to the few questions that arose through the week.
