We’re sorry the condo did not meet your temperature expectations during an exceptionally hot August week in Myrtle Beach, when the daily heat index exceeded 111°F. The concern was first reported on Sunday as one upstairs bedroom feeling warmer than the rest of the condo—not as a failure of the air-conditioning system. We were told that the remaining upstairs areas and the entire downstairs were comfortable. The review characterizes our response as spending days “deflecting,” blaming the extreme heat, and arguing over semantics. In fact, our questions were intended to identify exactly where and when the problem was occurring so that we could determine the appropriate response. The HVAC system was approximately one year old, had no history of complaints, and the temperatures available through our remote thermostat access did not indicate that the air conditioning was failing. Photographs also showed both thermostats reading 69°F. Understanding whether the concern affected one bedroom, the entire upstairs, or the whole condo was important diagnostic information—not an attempt to minimize the guests’ experience. The extreme outdoor temperature was also relevant because it directly affected the system’s ability to maintain a requested setting of 69°F during peak afternoon heat. We contacted our licensed HVAC company on Monday morning, and a technician came on Tuesday at the earliest available appointment. During that visit, he inspected the system, made a minor adjustment to its cycling, and confirmed that it was operating properly. He also noted that keeping the upstairs bedroom doors closed was restricting airflow. When the guests continued to express concerns, we asked the technician to return for a second inspection. He again found no malfunction. Because the concerns persisted, we arranged a third visit during the same stay. After another inspection, the technician once again confirmed that the system was operating properly and advised that no further adjustments or repairs were necessary. In total, we arranged three professional HVAC visits: an initial inspection and adjustment, followed by two additional inspections in response to the guests’ continued concerns. The technician explained the guests that maintaining a constant 69°F was not realistic under those extreme conditions, particularly during peak afternoon heat with ten adults cooking, showering, and frequently opening exterior doors. A central HVAC system cools and dehumidifies the entire residence gradually; it does not direct concentrated cold air into one room like an individual hotel-style wall unit as they expeccted. Throughout the stay, we monitored the Ecobee sensors remotely. The recorded upstairs temperature did not exceed 74°F during the peak heat of the day, while the downstairs remained near 69°F. But the 74° reading was only witnessed twice during the seven days of high intense heat. The condo has two separate HVAC systems, both installed within the past two years. Although comfort preferences vary, neither the monitoring data nor any of the three professional inspections indicated a loss of air conditioning. We communicated consistently and arranged repeated professional service throughout the stay. We also offered the guests the option to leave early with a full refund for the unused nights, which they declined. We mentioned the possibility of eviction only after repeated late-night calls and escalating communications—not because an HVAC concern had been reported. It was raised in response to the manner and frequency of those communications, after we had already taken repeated steps to address the concern. The review also alleges poor property conditions and sand in the condo. During the stay, the guest and I exchanged 76 text messages, and the only concern discussed was the air conditioning. The guest did not mention sand, poor property conditions, or any other cleanliness issue. We therefore had no opportunity to inspect, verify, or address those allegations during the stay. They are inconsistent with the concerns communicated to us at the time, which focused exclusively on the temperature of one upstairs bedroom. We take the property's condition and cleanliness seriously and would have responded promptly if any such concern had been reported. Over nearly 20 years of hosting, we have welcomed guests for more than 900 stays. We encourage prospective guests to consider this review alongside the many others describing enjoyable stays, a well-maintained property, and responsive communication. We regret that this review does not acknowledge the extensive efforts made during the stay to address the guests’ concerns. Those efforts—and the experiences shared by our many other guests—more accurately reflect the standard of hospitality we consistently work to provide.
