The real highlight of this home is the massive 30' x 10' deck that extends over the water, offering breathtaking views of Lake Lashaway. Step out through the sliding glass door from the living room to enjoy outdoor dining and lounging. The deck is furnished with a table, umbrella, chairs, lounges, and a propane gas grill, making it the perfect spot to enjoy a meal or simply relax as you take in the stunning sunsets. You’ll also find a deck box filled with floats and a pump, so you can easily fill them up and spend your day floating on the lake.

Just a few steps down from the deck, you'll find a shared backyard, beach, and dock where you can swim, fish, or tie up your boat, Jet Ski, or sailboat. For added fun, the dock is equipped with kayaks and paddleboards for your use. Life jackets are required while using them and are conveniently stored in the second bedroom.

ABOUT LAKE LASHAWAY AND THE AREA
Lake Lashaway is a full recreational lake, ideal for boating, fishing, and water sports. There's a public boat ramp on the lake, making it easy to bring your own watercraft. The lake is known for its peaceful atmosphere and beautiful scenery, perfect for a relaxing getaway.

This pond offers good fishing for a variety of warm water fish species. The largemouth bass and chain pickerel are both numerous, with many fish of good size. Panfish are very abundant, and good-sized bullheads, yellow perch and white perch were common in the survey. The pickerel population makes this a good bet for ice fishing. Although the lake has not been stocked with northern pike since 1993, due to the longevity of these fish, the possibility of catching a trophy here will remain for many years to come.

Located in E. Brookfield, our home is conveniently situated on Route 9, offering quick access to local restaurants, shops, and major routes like the Mass Pike. You can easily explore nearby attractions such as the Brimfield Flea Market, local orchards, golf courses, and Old Sturbridge Village. Within walking distance, you'll find 308 Lakeside, a fine dining restaurant on the lake, a charming breakfast spot next door, a country store with beer and wine, and the post office. During the summer, enjoy Thursday evening concerts that are just a short stroll away.

Cliff and Cindy are local real estate experts in the Brookfields and surrounding towns. We own our own real estate office and have been in the business since 2000. We are now licensed in MA & VT. We have been a couple for 20+ years and got married in 2009. We have lived in the area our entire lives. Cliff graduated from UMass Lowell and Cindy graduated from Quinsigamond Community College. Both with degrees in Business Management.

Why they chose this property

We bought this property because we love to travel and unwind. This home provided us an opportunity to be close to everything and run our business from home, being it is a downtown location while having the luxury of lakeside living. We enjoy having restaurants next door and across the street as well as a small bar soon to reopen. There are also breweries, churches, golf, bowling, grocery stores, Petruzzi's farm, farmer's market, Klem's, etc. within minutes of our home. It was the perfect location for us.

What makes this property unique

Our home directly overhangs the water. You don't have to walk far to be relaxing by the beach. You can walk to local restaurants and bars which are across the street and next door. You can also walk to the town beach which is less than a mile away.

Sitting out on the deck in the evening with a nice glass of wine watching the sunset is always a favorite of ours and our guests. The views are amazing!

We do have a beach to sit and relax on and put your toes in the water if you don't want to swim. A lot of houses on the lake do not have an actual sandy area. We do!
