A beautifully landscaped lawn with a Goldilocks-sized in-ground heated pool (open April-October but please check in with us early and late in the season to make sure) and hot tub/spa (open year round). Outdoor deck with BBQ grill connected to a natural gas line so no need for propane tanks.

The lawn slopes down to your very own private dock and brick patio, containing a fire-pit surrounded by four Adirondack chairs. Extra firewood provided. Swim to your heart's content in the pool or in the lake or take a soak in the hot tub. Paddle out in our canoe or kayak and try snagging some brown trout or bass (fishing rods not included).

Plenty of room for a large extended family or a group of friends. We are pet friendly but unfortunately very allergic to cats, so pups are welcome. Please add them to your reservation because we do charge a fee for pets. Two level colonial with over 3,500 square feet of indoor space. Highlights: Bedrooms have been freshly gut renovated on this Lakefront Colonial Charmer. New hardwood floors and whole home has been freshly painted and furnished. The newly-renovated gorgeous eat-in-kitchen is rustic and made for creating large meals. The views of the lake from the kitchen, master bedroom, family room and deck are one of a kind.

Toss a log in the fireplace or in the fire-pit by the lake. Grill up some BBQ on the grill outside on the deck while your kids splash around in the pool. Stay warm under the heat lamp in the winter. Watch movies, play Xbox, Nintendo Wii, billiards, ping-pong, whiffle ball or grab the spike ball set in the basement game room.

From taking in the views and dining opportunities of the Hudson Valley, to hiking, canoeing, kayaking. shopping at Woodbury Commons, farm visits to Blooming Hill Farms or Bellvale Farms Creamery, Art at Storm King Art Center, visiting West Point (19 miles), Harriman State Park, Bear Mountain, or Sterling National Forest, Tuxedo Ridge, Mountain Creek or Mount Peter for family skiing, there are no lack of activities for EVERY season.

With it's expansive space inside and out, we welcome neighborhood respectful fun. Guests have the full house and interaction with owner is on as-needed basis. Access to the home will be provided via a unique code to access the digital keypad on the front door of the house. This is a residential lakefront neighborhood. People are respectful and hardworking and we love and respect our neighbors. Please respect that we do not permit any loud music after 10pm and no parties.

There are two nearby Metro North stations, Harriman and Tuxedo. The Shortline Bus travels from Port Authority in NY to Monroe. The driveway has plenty of space for up to six cars and possibly 2 more. The nearest restaurant is a 1/4 mile away on the same lake and is a great Mexican lunch or dinner spot. Many additional restaurants in Monroe and Warwick are 10-15 minutes drive away. Even more restaurants are located in the Upper Greenwood Lake Community which is a quick 10 minute drive, less than 6 miles away.

The Hudson Valley has a ton of local food options that you will love. Local Taxi companies (Geo Taxi 845-213-5639) and Uber/Lyft ride-share are available. We have a pack and play, baby sound monitor and booster seat plus some toys and games. We also provide a divider to keep your babies safely corralled. Swimming and use of boats is at your own risk. Please keep noise to a minimum after 10pm on weekdays and 11pm on weekends.

Smoke and Carbon Monoxide detectors are in each bedroom, the kitchen, and the hallways. There are fire extinguishers throughout.

Please make sure to enter the correct number of guests and pets when booking to ensure the price you are shown is a accurate and includes all fees.

** Please note that the pool is typically open April 1st through November 1st. Please also note that the pool is heated with an electric heater which can only work when the ambient temperature is consiustently above 55-60 degrees. We cannot heat the pool when the weather does not cooperate. There is no propane heater. There is a skimmer hanging on hooks near the pool to allow our guests to clean the pool during their stay. Additionally, we provide a pool robot which allows for one-button push cleaning. Please just make sure to return it to the pool when you are not using the pool.**

** Please also note that our house uses natural well water which is great for the skin but can occasionally have a mild sulfur smell. This is the same kind of water you would find in a natural hot spring.

-Pets are allowed in this home for a fee. Please add any pets to your reservation. If undisclosed pets are brought into the home without our prior approval there will be a fine of $500 per pet.
- This home is located in the Hudson Valley, so you may encounter wildlife such as frogs, geese, chipmunks, mice, bugs and insects.
- Our neighborhood is a residential area and we love our neighbors. Sound travels far around the lake so please ask your group to take the fun indoors after 11pm. There is a $500 fee if we receive a noise complaint after 11pm.
