WHAT WE LOVE ABOUT THIS PROPERTY:

High quality lodge-like interior touches - the reclaimed/repurposed wood throughout is grand. The neighbors. Seriously this is the best neighborhood in our area with warm wonderful full-time residents. This property has wonderful outdoor living spaces with lots of elbow room such as the detached deck, covered parking, and firepit - all with some privacy features. Doggie friendly with kennel provided.

This means that the prices vary – determined by software – dependent on area inventory, day of week and time of year. You will not know your true price quote until you enter amount of people and the dates you are interested in.





PROPERTY LOCATION and ACCESSIBILITY:

Paved roads all the way to the level gravel drive. It is about 15 minutes from our world class Blanchard Caverns Recreation area and OK Trading Post with horse trail riding. It is 5 minutes from Angler's Restaurant/Fishing Guide Services and 10 - 15 minutes from shopping, medical, and food in the town that you will fall in love with, MOUNTAIN VIEW ARKANSAS.





Other area attractions include Sylamore Creek - for swimming and smallmouth bass fishing, Ozark Folk Center State Park, Loco Ropes Course (temp closed), Arkansas Craft School - all within about 15 minutes.





ABOUT THE WATER:

This river is very cold and swift even in August. Makes for great cool breezes on summer evenings. Here, the White River is tailwater from two dams and levels fluctuate daily. It is rare when the level is low enough for you to find a gravel bar and stick your feet in. It is not known as a swimming destination. Yes, you can cast a line from the bank but it is not ideal yet we've seen photographic evidence more than once of guest success. About a mile away are two public launch areas where we recommend family friendly fishing outings. The White River is famous for trout: rainbows and browns. Anglers' and Jack's Resort rent John boats and trout guide services economically. Boats can take you to confluences of other creeks where you can comfortably swim also. Really fun!





PETS:

Max 3. We love dogs! And they are welcome here for an additional fee of $85 for up to 3 dogs - a flat fee for the duration of your stay. Outdoor dog kennel supplied for your personal use.



*Heads up: sometimes your fur babies are not included in your quote on certain booking sites! Please send us a message to let us know your pup(s) will be accompanying you during your stay. See further rules in the rental agreement. For example: pets are not allowed on furniture but we provide doggy sheets if it's difficult to keep them off - like ours!





RENTAL AMENITIES and VARIANCES:



~ 1150 sqft, one level, paved road access, short gravel driveway - a one level property with no steps to enter.

~ bedroom two, custom built (extremely sturdy) bunk with queen and full size mattress

~ bathroom is wide enough to access toilet with a chair. Shower / Tub combo is not accessible.

~ optional sleeper sofa in living area

~ bathroom is detached from bedrooms - it is large. tub / shower combo, full size washer and dryer

~ kitchen - fully stocked with most common kitchen cooking needs. drip coffee maker, place ware for 6 people - no dishwasher

~ 2 TVs with streaming access. Mid-level cable package provided on main TV. You supply logins to your favorite Roku apps like Netflix

~ highest speed wifi available in area - up to 50 mbps

~ unlimited long distance calling via landline (cell signal is poor at property - but can enable wifi calling on most phones)

~ 1 large Holland (high quality) propane grill under covered parking

~ 1 outdoor firepit with bench seating and firewood supplied

~ interior propane fireplace





SUPPLIES INCLUDED:

~ All bed, bath, and kitchen linens for number of people contracted. Body, hand, + dish soap, trash bags, basic cleaning products + tools, and toilet paper.

~ Starter supplies (1 or 2 days depending on personal usage): paper towels, ground coffee + filters, sugar, laundry pods, dishwasher pods, salt + pepper, and cooking oil.

~ BYO toiletries such as shampoo, toothpaste, etc.



ABOUT US, THE BOOKING PROCESS AND FEES:

~ We are Ozark Mountain Stays LLC, a professional vacation rental management company. We are readily found in a search. We love the area and mostly live very locally to the properties.

~ All properties are self check-in – with key code – after 4pm. Check out is 11am.

~ Taxes and clean/supply fees are always required as is a processing fee that varies depending who you are booking through.

~ We cannot accept CANCELLATION variances due to personal reasons or area attraction closures. If we are mandated to close our rental operations, you will be refunded 100% or given the option of credit for future reservations good for 12 months.



1. We've lowered the down payment to reserve from 50% to 15%. IT IS NON-REFUNDABLE.

2. If you need to change your reservation due to COVID-related government mandates, we will apply your monies paid towards future reservation good for 12 months from booking date.

3. If you prefer to just cancel, we will retain your monies paid according to the policy timeline, refunding the remainder. We always refund 100% of cleaning and pet fees

4. Please note that 3rd party sites like AirBnB have different policies in effect. Please read their fine print.

5. Airbnb has an agreement with the state of Arkansas to collect and remit sales tax. For all other bookings, we collect and remit applicable sales taxes as required for all fees associated with a reservation.



PENALTIES:

15% anytime = 15% down payment price then an additional 50% within 30 days of arrival or 75% within 14 days of arrival.
