Guest access • Guests have access to the entire home, except for owners closets and garage.
• This home has a driveway for 3 cars. You can also park on the street for free.
Other things to note • Must be 25+ yrs old to book.
• All guests staying or non staying must not exceed 6 during the entire stay due to fire and safety ordinances. This will be verified prior to guest entry and throughout stay. Prior authorization is required for any visitor.
• Pet policy & fee: Dogs only- zero exceptions. Must add dog(s) on reservation page prior to requesting to book which will add on a pet fee of $150 regardless of duration of stay. This fee is specifically for your dog(s) to stay as a guest and not used for additional cleaning and/or damages. All dogs must be house trained. Absolutely no other animals other than dogs due to severe allergies no exceptions - please find other accommodations. Must add dog(s) on menu reservation page prior to booking reservation. This is for your dog(s) to occupy the property and not used for additional cleaning and/or damages. All dogs must be house trained. Dogs must never be left unattended or must be crated if left alone. Guests responsible for providing crates and puppy pads if leaving for an extended period of time. Dogs must be leashed at all times when on property for community safety. Dogs must be taken off premise for bathroom use with immediate pick up. There is no fenced in backyard.
• Early checkin and late checkouts even when available and reserved are not be guaranteed due to stringent cleaning standard & schedules due to pandemic effects. If available, $25 for early checkin 2pm and late check out 12pm. Extended late check out please ask. Failure to check out on time may results in $50 late check out penalty plus for each twenty-four (24) hour period (or any portion thereof) that you overstay, an additional nightly fee of up to two (2) times the non discounted nightly listing fee.
• No smoking (cigarette, marijuana, vaping) of any kind inside the property. Smoking detection monitors inside the unit. $300 smoke remediation deep clean charge for damages, immediate cancellation and guest removal from property. Smoking is permitted outside in designated areas 5ft away from all entrances. Must discard any used substrates in provided outposts.
• No events, no house parties, no after prom/senior week rentals, or bachelor/ bachelorette parties. Any unauthorized event or party is grounds for immediate cancellation of reservation, authority involvement and physical removal of guest’s and their property from the premises. Zero tolerance. Very strict.
• Quiet hours 10PM to 8AM. City of Brigantine noise ordinance. Decibel detection monitors located inside the premise required. Violation of noise ordinances will be met with a friendly warning. If warnings are not recognized or there is failure to respond immediately, the host reserves the right to immediately cancel the reservation according to cancelation policy. This may escalate to authority involvement and/or physical removal of guest’s and their property from the premises.
• Beach sand must be removed by outside shower or hose prior to entry.
• All guests are encouraged to purchase travelers insurance. Please read cancelation policy.

Nice property located close to the beach and just a few blocks from restaurants, delis, ice cream shops, etc. Convenient location in a very nice residential neighborhood.
We stayed here for two nights and had a wonderful time. The property was clean, comfortable, and exactly as described. We especially appreciated how spacious the home was, the peaceful location, and the excellent amenities. Everything was well-maintained, and we truly felt at home. We would definitely stay here again and highly recommend it to others!

The Sand Ranch is in an ideal location on the island. The house was clean and spacious for our small group. We had a great time and hope to return again soon.
The home is beautiful and had everything we needed. The location is close to the beach and only a 15 mint drive to anything you need. We would definitely stay again if we came back to the area.
House was clean and supplied with everything needed for a comfortable stay. Children did not come so only used master bedroom, living room , kitchen and master bath, very comfortable!
I rented Sand Ranch for a week in Brigantine, My children came to celebrate my birthday with me, The house was just perfect for a family. The amenities were great. Everything a person would need in the house and at the beach were provided for us.
The neighborhood was quiet and friendly.
There was even a birthday balloon for me when we got there.
We were very pleased with our stay. Our family was in the area for a sports tournament and this house and location was perfect. Convenient to the beach and near to Shark Park and good restaurants.
The house was very comfortable and had everything to meet our needs. The host was very easy to work with and has definitely thought of all the things you would want to have available to you in the house. Beach tags and chairs, BBQ, comfy recliners, etc.
I would definitely stay here again if I'm in the area. Thanks!
My family and I had a great time staying at the Sand Family Ranch. The location was great and everything we could need was provided. Andrew was amazing- made check in easy, answered questions in a timely manor and the house was very clean.
The owners took care to provide all the things you might need for vacation....plenty of beach chairs, a cooler, umbrella, beach cabana, even a wagon to haul it all in!
We traveled with my 85 yr old mother in law, so we took advantage of the handicapped parking by the 26th st beach.
Some of us walked regularly to the beach and it is not a bad walk at all!
Variety of cooking utensils/containers, everything we needed to make complete meals.
It was VERY clean and the beds were comfy!
We did have some family come and go, but my mother in law and I stayed the whole time and on 3 nights it was only 3 of us female adults. At no time did we have more than 8 people as per the vrbo ad, but we were charged for an additional person due to the misunderstanding that the house was really for 7 people (actually its 7 plus a toddler). That was the only thing that was disappointing,.....
The vrbo should really say, sleeps 7 and a toddler....if it's 8 people, you will be charged for the 8th person.
(The owner was very nice and did tell us ahead that they were charging us....they even said we could bring our dogs then for no additional charge....but I preferred not to bring the dogs, and not have an additional charge at all.....but that was not an option)
All in all, the owners were very pleasant to work with, the home was clean and had every convenience, I do HIGHLY recommend this home.....
Check in and check out procedures were laid out clearly and were easy.

We loved the place - everything provided and spotless. Our dog loved it also. He loved going from room to room (we live in a 2 story house) and he never goes on furniture or upstairs!
The location was perfect, the area was quiet, We enjoyed all the TV channels and the house was so tastefully decorated. We will be back if ok with owners.

Brigantine is our happy place! I grew up on the beautiful island and it will always be home to me. Now living on the West Coast, I still feel like I'm finally home when I drive over the bridge and see Brigantine. We bought a home in Brigantine so that we could have a place to relax and settle in with our friends and family. We love the island so much that we want other travelers be able to enjoy the island. We can't always be there in person so we have Andrew another local on the island help us when we are not in town. He's great!
