*No smoking anywhere on the property — $500 odor removal fee applies. Smoke detectors are installed in every room.
*No pets or animals allowed — $500 professional cleaning fee if violated.
*Guests must be 25+ to book.
*Quiet hours: 9 PM – 9 AM — please be respectful of neighbors.
*Pre-approved events only — unauthorized parties will result in removal and fines $500
*Late checkout without prior approval is $100/hr after 10 AM.
*Trash & recycle pickup: Mondays & Thursdays — must be curbside before 6 AM. Trash left behind: $200 fee.
*Clean BBQ grill after use & refill propane if empty — $50 fee applies if left dirty or empty (no charge if unused).
*Missing items: $70 for fan remotes, $50 for TV remotes.
*Keep all windows and doors closed — insects and humidity will disrupt your stay.
*Do not move furniture or unplug electronics.
*We reserve the right to charge for any damages, missing items, or extra cleaning due to negligence.
*Parking: Available for up to 10 vehicles (off-street driveway only). Street parking NOT permitted.
