Just a short walk across A1A puts you on the beach for swimming, surfing, or relaxing in the sun. Or head to the backyard for kayaking, lounging by the heated pool, soaking in the hot tub, or enjoying our serene outdoor spaces.

Guest Access

Guests may access the entire home except the garage and one locked storage and one locked owner office.

Pool & hot tub service: Mondays — technicians will access the backyard without knocking

AC / HVAC
There are 3 AC units, one per floor.
Please avoid leaving windows or doors open during summer.


House Rules (Must Agree Before Booking)

Please do not book if any member of your group cannot comply.
No pets of any kind
Owners reside on-site between guests; for health & safety reasons no animals are allowed.
$500 fee + damages apply if pets are found.

No smoking or vaping anywhere on the property
Includes patio, pool deck & all outdoor areas.
$500 fee + damages for violations.

No parties, events, or commercial filming.

Registered guests only allowed on the property at any time.
Max occupancy at any time is 10 people.
Within 24 hours of booking, guest must provide:
Names & ages of all guests
Photo ID for all guests 18+

Excessively dirty conditions may incur a $250 minimum fee.
Sand / Plumbing
Do not rinse sand down sinks, showers, or toilets.
Use outdoor shower & front spigot.
Flushing wipes (even “flushable”) results in a $500 plumbing fee.
🌪 Mandatory Evacuation
If a mandatory evacuation is in effect, guests must vacate.
No check-ins allowed during mandatory evacuation orders.
Please purchase travel insurance for these occurrences.

Wildlife Notice
Florida’s beachside environment includes palmettos, lizards, snakes, raccoons, etc.
Keep doors closed to prevent entry.

Children
Home is not childproof. Stairs, elevator and pool require full supervision. We don’t include the fireplace in your rental as we have no way to childproof it .
Children may not use the elevator without an adult.

NOTE:The steps in our home are steep and may not be suitable for those with mobility issues. Please see the pictures. The elevator is made available for those with mobility issues wishing to stay with us.
NOTE: Use of any hot tub comes with associated risk.
