The Space:
By booking this listing (Estate 1 of 2), you are securing exclusive private use of the first of two side-by-side gated estates. Units 1-5 room block. This estate is fully enclosed by a wall, and no other guests or parties (other than staff when applicable) will have access to any part of it during your stay. If you also book the adjacent Estate 2, a private access door in the wall between the two estates will be unlocked, allowing you to move freely between them without exiting to the street. Estate 1 includes a main (front) house, a back house, and a private pool. The front house has 6 rooms and 2.5 bathrooms; the back house includes 3 rooms and 1.75 bathrooms. These 9 rooms are configured into 5 private units (“keys”), some of which are multi-room suites. With this reservation, you are booking a Room Block of units 1 through 5, which together comprise the entirety of Estate 1.

There are a couple things to know that are very important when coming to coming to Puerto Rico and understanding the meaning of "island time". This will be a much different pace of life than you are used to. When we as owners moved down here in 2018 it took us about a year to get used to the pace that people live and work out here on island. So please keep this in mind when/if things come up that need to be fixed.
1. This is the Caribbean, and although Puerto Rico is a US territory municipal services DO NOT run in the same way as the States do.
2. We provide these under a “best effort” policy. Our Cistern and Generator are new and we provide them with an internal expectation that they will work better than other airbnb’s in the region. That being said it is offered as a best effort policy. For example if the power goes out and the generator breaks, it will take some time to get a mechanic especially in Puerto Rico. Our team (Including: House Manager, Handyman, Plumbers, AC tec's, Electricians, Landscapers, pool service, water delivery and cleaning staff) will do EVERYTHING on our side to get whatever may come up handled as quickly as possible.
3. If you do not hear from one of our team over the app within 15 min please Call or Text
**If the water does go out it is very important to not drain the cistern (which has approximately 600 gallons) we recommend to not take showers only use it for the toilets. Until you have heard from us that the water company has restored service. If all of the water in the cistern is used and you want more delivered the fee is $450 If the power goes out and the Generator has to be run for a 24 hr period the cost is $500 per day.

Interaction with Guests:
As a Boutique Hotel we maintain a front desk / security desk situated between the two gated estates at the street, in a small portion of the car port of Estate # 2. Due to the size of the estates, we perform regularly scheduled maintenance to the grounds and the pools, as well as on demand repairs as needed. We also perform regular security rounds on the grounds. Our staff, such as maintenance people, gain access to the uninhabited portions of the property such as our tool closets and sheds during the day. None of our tool closets are in inhabited portions of the dwellings.

The villa is very impressive. Nicely sized bedrooms and plenty of space to spread out and hang, both inside and out. I'd recommend it to a large group looking for a clean, comfortable stay a short walk from beaches and bars.
Fantastic stay in the heart of Condado!We had an amazing experience at this property. Our group of 12 found the accommodations comfortable and spacious. There were plenty of common areas for everyone to relax and enjoy time together. We even brought in a private chef one evening, and the layout of the home worked perfectly for hosting dinner as a group.The location couldn’t be better... just a short walk to all of Condado’s great bars, restaurants, and nightlife, yet still quiet enough to feel private and relaxed.The hosts were excellent: responsive, friendly, and incredibly accommodating throughout our stay. One small note: the property is managed by Integrated Property Managers, which means payment happens outside of VRBO. It caught me off guard initially, but after verifying directly with VRBO and speaking with the owner, everything went smoothly and without issue.Overall, a wonderful stay in San Juan. I’d absolutely recommend this property for large groups looking for a fun and comfortable base in Condado!
Perfect location. Great spot for a big group. Very responsive host and manager. Would recommend to anyone traveling with a big group (we had 12 in our party). We stayed here for my brother's bachelor party and he was completely floored (in a great way). It's a short walk to downtown as well as the beach as well as La placita. No complaints.
We rented this place to be a central hub for a work trip. We need a large space to congregate, work and eat while in town to shoot some corporate videos. The place is amazing and the communications were excellent. Highly recommend.

I cannot say enough wonderful things about our stay at Villa Bohemia. It was perfect for a combined bachelorette/birthday trip and accommodated our group of 10 comfortably. The house itself is stunning inside and out. It was spotlessly clean and full of many thoughtful touches that made it feel like home (like 3 first aid kits, plenty of towels and designated makeup cloths, bathroom toiletries, inner tubes for the pool, shampoo/conditioner). The decor is *chef’s kiss* and we truly felt like we were living in a tropical palace. As far as location, it is very conveniently located with several restaurants, coffee shops, a large grocery store and nightlife within walking distance. The beach is just blocks away and it was easy to catch Ubers to Old San Juan. We felt very safe as a group and the property even has its own security guard on site on the weekends. The hosts, Dillon and Venza, are amazing. The communication was excellent and they reached out even before our arrival to offer assistance with trip planning and give recommendations on local restaurants. They have an entire team at the ready to address any issues that arise and help with anything you may need. The day we arrived there was light rain that ended up leaking through the roof of the guest house. Within minutes of me reaching out to the hosts, the maintenance team was on their way.I would absolutely recommend Villa Bohemia. You get what you pay for 100%, and more.
First the home. I and our entire group of friends have been blessed to stay in and own some awesome homes around the world so, our standards are pretty high... and Villa Bohemia totally impressed! it is so bright (and given the climate, the fact it's indirect sunlight made it all the more pleasant). The furnishings are lovely but not over the top which means you are comfortable... enough seating but not over-done... in a word, 'perfect' for the setting! Beds were extremely comfortable (our group filled every single bed and to a person, our friends made mention of how comfortable they were). AC units worked great... kitchen was well appointed... pool quite nice and of course, awesome to have right there for quick dips... also close enough to walk to the beach. all around impressive.Now, to the hosts! If there was an 'accelerator' on 5 stars, they would deserve it! The owner and his wife... his facility manager and the crew (yes, there is a 'village' on hand to help with basics and extraordinary requests). They deserve to hold guests to high standards given the high standard of the home... but they aren't overbearing. If you respect the property, the hosts will bend over backwards to ensure that your visit is amazing... and ours was!Highly, highly recommend!
The owner of the home was very responsive to our issues but a couple things knocked my rating down. We had some cleaning issues where the house had some marijuana left from previous guests. The second issue was there were two power outages while we stayed at the home. Both outages lasted well over an hour while it seemed other houses like the ones our friends stayed in in the area didn’t have this issue. The saving grace was the owner was very communicative with the issues but these were pretty big inconveniences. This house is a 5/5 home based on location and beauty but lost one star each for those two items in my mind.
The property was simply amazing. The pictures are very accurate but the place is still better in person. We had a party of 12 (6 couples) and the property was set up in a way where we had mutiple areas to hang together inside and outside. There was also plenty of space for us to have plenty of privacy. The property is a short walk to the beach, restauranta, bars, the supermarkert, and La Placita. If you have a large group, this is definitely the place to stay.

Very Nice place but with a few flaws
I would recommend to the owner to get a TV on the wall in the main house switch couches around to other side of living are and it’ll be a lot nicer especially when we wanted to watch the football game and I can just imagine for parents with kids. We traveled down and we could not watch the game on in the main house, the tv turns on in the master suite but did not work with remote. Toilet seat in master suite was broke, master bedroom had hairs in the bed, toilet paper and towels for the place were not adequate for the group of who they knew was coming. Pool was dirty and there was an aluminum drink cup along with a ton of leaves in the bottom of the pool. Countertops being wooden and not stained seemed to hold stains and germs. Floors did not seem to be mopped or cleaned very well. When we got there we could not check in on time because cleaning crew was still there so we had to wait a couple hours to check in which sucked because check in is at 4pm. The 3rd floor balcony needs more seating. It’s such a gorgeous balcony but nothing really there for the size of our group. 3 little chairs so we had to drag up bar stools from 1st floor. But at the end of the day, it’s an extremely gorgeous and fun place but definitely needs some more attention to detail. It would’ve been nice for the owner to check in the 2nd day to see if everything was proper with the place but it seems everyone is on island time so get used to it. These are recommendations to the owner, I’m sure they will be addressed but we did not receive any correspondence from them after check it so this will be where they are. Everything else was on point and where it needed to be.

To begging with, check-in time is at 4 pm. Due to your 6 am without a heads-up, the house was not ready and the cleaning process got messier than under daily operations. This includes the pool which was only clean and ready for your check-in time. We apologize for the 15 minutes delay, as we are aware that the house was finished to check at 4:15 pm instead.
After your feedback, we checked the toilet cover and it was not broken but loose which was immediately fixed. We would have appreciated these comments during your stay as we are happy to provide a handyman to improve your stay.
Hope despite the inconveniences that you experienced, you were able to enjoy our beautiful house.
