Schoolhouse 82 is a historic Sullivan County dwelling nestled on a hillside in the Catskills of Upstate New York. The property and its location give you the serenity of an off-the-grid experience, while the amenities and proximity to surrounding communities offer everything you love about being on-the-grid.
The original one-room schoolhouse was built in 1850, but has been updated to accommodate the comforts of a modern home while preserving its original charm. The historic dwelling on 34 acres is conveniently located just one mile outside of the quaint hamlet of Barryville, New York. The property is home to a variety of trees, plants, mushrooms and wildlife.
The property's views are like nothing in the area, and the moodiness of the Delaware River Valley the schoolhouse overlooks offers up a new, breathtaking view every morning. The primary bedroom has an en suite bathroom and two french doors that open up to a walk out patio and phenomenal view.
It’s a lovely space for couples or small families looking to get away, for a solo retreat to relax and refresh or for remote workers looking for a change of scenery. Four adults maximum.

We both grew up in the Midwest, but now live in Brooklyn with 3-year-old. We work in Tech and Advertising. We love getting out of the city to spend time in the Southern Catskills, and are thrilled that we have an opportunity to share our property and home with you.
Why they chose this property
We purchased this property because of its close proximity to NYC, but also, just because of the feeling you get when you're there. It's in stark contrast to life in the city and offers up a serenity that can recharge and reset you. But it's also only one mile from Barryville and within a half an hour of a half dozen other great towns.
What makes this property unique
The schoolhouse itself is historic and iconic. It still has some of the original features like the cast iron Rumsey and Co bell, the front entryway, the original slate chalkboard and the 19th century wavy glass windows. It's also surrounded by 34 acres of trees and natural land formations, and it overlooks the Delaware River Valley which has the potential to offer up a completely different view (and vibe) every morning and evening of your stay.
