Luxury 5 Bedroom 4 Bath Oceanfront Duplex Home with Oceanfront Patio, Gas Firepit, Garage, and BEAUTIFUL UNOBSTRUCTED VIEWS from the ground floor living room as well as two of the 2nd-floor bedrooms. This home is without a doubt one of the nicer rentals in Newport!

The back apartment is an entirely separate home from the front House. Our Back Apt comes fully equipped with its own kitchen, 2nd living room, Smart TV, and peek-a-boo ocean views.

HOME LOCATION/AREA DESCRIPTION
Located on 2nd Street just a quick walk from the Balboa Pier, Fun Zone, & Ferry with Volleyball Courts and firepits directly in front you are never more than a few minutes away from the action! From our oceanfront home, you can safely walk or ride bikes anywhere on the peninsula. With more than 30+ restaurants & bars, shops, Duffy boat/jet ski rentals, etc. within a 2-15 minute walk, you will always have something exciting to do.
For those of you seeking a Daytime adventure, the Catalina Express, Whale Watching Tours, and Sailing Adventures all depart from the docks across the Street. For those of you with kids, the Balboa Fun Zone is also just across the street making this home an ideal location for families.
For those of you wanting to Shop, you can hop on the Balboa Island Ferry and catch a quick taxi up the Hill to the Shops at Fashion Island.
IMPORTANT HOME NOTES:
- Upon completion of reservation tenants will be required to comply with the HOUSE RULES (including additional rules) outlined in our online Advertisement. Please review prior to submitting your booking.
-Tenants will be held responsible for any/all penalties and fines incurred during their stay as well as loss of rental revenue resulting from the suspension or revocation of the Property City Lodging Permit.
- Upon arrival, the guest agrees to be greeted by a staff member to verify identification matches the primary reservation holder. The primary reservation holder must be present throughout the duration of the reservation. Any exceptions must be approved in writing by Tower 17 Properties & Management.
- Guests submitting a reservation the same day as their arrival date are advised to message Tower 17 Properties prior to submitting their request. Same-day reservations may be required to accept a later-than-advertised arrival time of 5 pm to ensure the completion of our cleaning and inspection process.
- Guests arriving or departing before or after designated arrival and departure times without written consent from Tower 17 Properties and Management will be charged a $299 fee and applicable taxes. Guests departing after 1pm will be charged for the additional nightly rate as advertised. If an unapproved late departure impacts the arrival of an incoming guest, the departing reservation is subject to penalties and fines including but not limited to the refund of the incoming reservation.
- Primary guest must be 30+ years old and present throughout the entire reservation.
-Please review house rules regarding noise, day/nighttime occupancy, etc.
-High Chair & Pack n' Play must be requested 48 hours prior to your stay and are provided pending availability.
The home has a complete set of stairs (1) in addition to a two-step threshold to enter the property. Stairs to the 2nd level and rear apt can be challenging for some elderly individuals as they are quite steep.
- Portable freestanding 12,000 BTU AC units are available to rent at a fixed rate of $399 each for up to 7 nights. Max 3 units per house.
-Oceanfront Patio is for your Sole Enjoyment.
- You are provided with the (2) Parking Spot in the (2) Car Garage. Although your Large Trucks/SUVs may fit, mid-sized vehicles are recommended. Garage dimensions are (78.5" H - 229" L - 92" W per garage stall)
- Laundry facilities are shared in the Garage.
- Noise from other units, neighboring homes, and beachgoers should be expected.
-Firepit must not be left unattended while ignited.
- City of Newport Beach Quiet Hours 10 pm - 7 am.
-No Patio Access after 10pm
