In addition, we offer rental vehicles-you can pick the car/s of your choice on our website after you book, and they’ll be ready for you when you arrive at your vacation property, keys in the kitchen. Utopia Villa, Upper Peter Bay, is an extremely private tropical masterpiece! We just finished with a multi-million dollar renovation/redesign! Everything is new; the best materials from all over the world!! When you're looking for the very best, you've found it here! There is not a surface that has not been upgraded in some way. This will be the largest property in all of Peter Bay that is available to rent. Positioned high above, you'll have breath-taking 180 degree views of the Caribbean from St Thomas to Tortola and the many cays and small islands in between. You'll be high upon the throne in Peter Bay and will have sun from the morning to late afternoon. In the evening, you'll experience some of the most beautiful sunsets! The professional tropical landscaping is exquisite attracting lots of beautiful birds.
The villa is located in exclusive Upper Peter Bay, the most desirable location on all of St John. It's nestled between famous Trunk Bay and Cinnamon Bay Beaches. The villa backs to the National Park, you'll have lots of privacy and hear the enchanting sounds of nature at night! Guests have access to private Peter Bay Beach which is a few minutes drive or hillside walk down the private paved road.
The villa is unique in that it is situated on over 1 acre and is bordered by National Park to the east. To the west, a very long very private gated entrance. This is one of the most private villas in all of Peter Bay if you're looking for seclusion and serenity. It is truly a special and unique spot for your Best Caribbean Dream Vacation!!

Omg I don’t even know where to begin! Our experience was 5 star. They really know how to treat guests, felt like rock stars! We rented cars from them and where waiting at the villa, we also did the water taxi with them to the villa and lastly did a boat charter with them. Everything was top notch. The villa was clean, furniture was comfortable, the beds were heavenly, and often found ourselves getting lost in the endless ocean views. Our teens basically lived in the heated pool the entire time! The communication from the owners and property managers was top notch - they were knowledgeable, friendly and gave us great recommendations. We are already in the works to rebook for next year. … you won’t regret it! Thanks for a lovely stay. We will be back!

This is our second time with a group of 6 couples. The villa was perfect for us with views to die for, very surreal. The villa itself is absolutely beautiful, upscale and extremely spacious along with open concept kitchen and family rooms which is rare on the islands. The heated infinity pool was awesome!! The villa is extremely comfortable, private, clean, and very well equipped. We rented cars from the owners as well and they were at the villa when we arrived! We could not think of anything that would have made our stay any better.

Utopia is aptly named

Utopia is an outstanding property and more than worthy of its title. We celebrated our 50th anniversary with our adult children, spouses and grandkids and enjoyed the property and surrounding area immensely. The views are spectacular and the accommodations match or surpass the beauty of the entire area. Megan and Pete, the support team were outstanding and made our trip one of our best travel experiences. To top it off we utilized Dive In catering from St Thomas for several of our dinners and found Chef Selma and Sierra an incredible team. We can't wait to come back!

Lovely Villa over Peter Bay

We stayed at Areca for one week in December 2016. The villa is very well equipped and worked well for our family group of 9. The view from the large wrap around terrace is spectacular and one can spend many hours just enjoying the scenery. The location is convenient for beach going with Trunk Bay just at the bottom of the hill. A few aspects of the villa could use some freshening up, the lounge chairs around the pool are looking tired, but in general the house is in great shape and we had no issues during our stay. Our host, Diana, was responsive and helpful throughout the booking process and during our time on St. John. I would recommend Areca to anyone looking to stay on the north shore of St. John.

Truly Spectacular!!

We been traveling to St. John for over 20 years; our opinion the nicest areas are Peter Bay & Ditleff Point. Ditleff Poin though is very windy and the beach is rocky. We love Peter Bay on the North Shore with its world-renowned beaches. We’ve enjoyed many rentals in Peter Bay, and stayed at this villa years ago, none of us recognized it, the transformation is amazing!! We all considered it the best rental villa in Peter Bay!! The owners have done wonders in creating a breathtaking “Utopia” the views are stunning!! The open concept great room has a huge chef’s kitchen, spacious dining and living room area, and beautiful artwork, furniture & décor. It’s a lush tropical paradise, one of the most private villas in Peter Bay, backing the national park. The owners offer luxury transfers and jeep rentals, I suggest both! It was the best experience we had getting to the island/villa from the airport, and the jeeps were at the villa when we arrived, perfection!! Utopia Villa in Upper Peter Bay is one of the highest and has unprecedented views; the pictures don’t do it justice!! The massive veranda looks out at the distant islands, beaches, many passing sail boats, and sea; there’s lot of sun during the day and beautiful sunsets in the evening. We loved the heated infinity pool and fire bowls were an amazing feature! Lots of seating for dining in or out, we were 16 and all sat together for a meal. This villa is truly magnificent, our favorite now, we’re booked already for next year!!

Ideal location, views, and a responsive owner but not quite a 5 for a couples getaway.

The villa itself is beautiful and nicely appointed! Diana is a responsive host who was quick to reply when I texted her. The location of this villa is ideally located on St. John for the things that probably matter most to most guests: 1) The views - The water along this part of St. John is especially turquoise. It's what you think of when you imagine those Caribbean seas. Was far better than the East End waters we'd seen the week before. 2) Access to North Shore beaches - Lot's of great choices within minutes of the villa. You'll need to drive to them. You could walk down to the Peter Bay beach but it's a really steep walk and not for most. The Peter Bay beach is nice because it's essentially private but it's not as picturesque as some of the other beaches in the area. 3) Access to Cruz Bay for shopping and dining. It's only about a 15 minute drive. The prior week we had stayed out on the East End so we had a basis for comparison. The East End is really remote and doesn't offer the shopping and dining options we prefer. Here's what I think could have made it a 5 for us (couple on relaxing getaway) but may not matter for others: 1) An outdoor hot tub. Maybe we got spoiled the week before at another villa that had one. Sitting in a hot tub enjoying the views, especially in January, would have been awesome. 2) Heated pool. In January it's just too cool to enjoy for us. We dipped our toes in once or twice but couldn't enjoy the water so we never used the pool. At the villa the week before the pool was heated and it makes a huge difference this time of year. 3) Better hot water in the villa.The hot water wasn't ample enough to fill the spa tub in the master. Showers were warm not hot and there were only two of us. To Diana's credit when I asked about it she offered to let me adjust the water heater. After opening the panel I decided against it but I appreciated her responsiveness. 4) This villa sits directly over and above another villa just a few yards down hill. The first several days we had no neighbors. The last couple of days a group of 30 somethings checked in. It was loud as to be expected from a group vacationing together. This won't matter to some but for a romantic couples getaway it was noticeable to us. I try to provide insightful and impartial reviews mindful that different guests have different expectations and needs. Hope this helps.

Breath taking views

The pictures were spot on in terms of the views— absolutely amazing. Diana was extremely helpful and responsive from the time we booked through the end of the trip— including offering advice on where to spend a couple hours near the airport as we waited for our flight time. The house is stacked with everything you need for hanging around or doing day trips to the beach. Simply a wonderful vacation as advertised!

Spectacular views and space

Our family had a wonderful time at Areca! The drive up to the property was steep, but the views and privacy was more than worth it, plus the drive was so fun! So close to amazing beaches too. The Villa’s layout was perfect for a large family or even friends as everybody had their own space to escape to when needed. We highly recommend Areca and Saint John!

We loved this house! We have stayed at other houses in Upper Peter Bay and this one is fantastic. Great views of sunrise and sunset and plenty of room for 10 to eat dinner together.

Perfection

Just returned from an amazing week at Areca. This was the first time we have stayed in upper Peter Bay and the views and the location were the best we’ve had on St. John. We have been coming to the island for the past 23 years and staying at different villas each time. This was definitely one of the top stays. Views from the Villa are 180° east to west so you get sunsets every night. The outdoor area including the pool are vast and expensive with many areas to have quiet time or to hang out with family and friends. We had a great experience renting a car from Amalie car rental on St Thomas (thanks for the tip from another reviewer) and also did a private boat charter with Big Blue Excursions. Highly recommend both. We also had Passion Fruit chefs cater our meal at the Villa one night and it was excellent. Diana was wonderful to work with and helped us with many recommendations throughout our stay. We will definitely be back to Areca Villa one day!

Wonderful stay in St. John!

Areca is a wonderful property and was perfect for our group of 8. It has a gorgeous setting, great pool, was very clean and had everything we needed for a great vacation, including some things we didn’t expect like beach chairs and umbrellas! Our only issue was getting to the property at night. Our flight was delayed and the car rental process was very inefficient in St Thomas, so it was dark as we were making our way to the house. We had a little trouble because of the turns and the hills, but Diana was very helpful and constantly in touch and we finally made it. It was all more than worth it!! Thanks for sharing your property with us - we would definitely like to come back!!

Fun in the sun for 5 couples

The Areca property sits above Peter Bay and has magnificent views of the caribbean sea and adjacent islands on the north shore. The first thing that hits you is the beauty of the property and the amazing views. The villa is perfect for 5 couples, each with its own full bath and a view of the sea. The coqui frogs serenade you in the evening as the jungle awakens. My recommendations include renting your Jeeps on St Thomas from Amelie Car Rental (we loved our Jeeps). They meet you at baggage claim and drive you to their car lot (just a few minutes up the road) and hand over the Jeep, paperwork, and a map of St Thomas (directions to the car ferry) without ever going inside. Then they meet you at the airport curb to pick up their Jeep at the end of your stay. This means your luggage stays in your vehicle from the airport all the way to the villa. The car ferry ($35 / vehicle) is also much less chaotic and less expensive than the people ferry. You avoid taxi transfer from the airport to the ferry and hauling your luggage behind you all the way to the villa. Order your groceries and adult beverages online from Starfish Market (a few days ahead of your arrival) and have them delivered to the villa (you call them when the car ferry reaches St John and have to be present at the villa to accept the groceries). Just below the villa are the best beaches on the island: Cinamon, Trunk, and Maho (for Turtles). I think our favorite beach day was Maho. We also hit Hansen Bay on the Eastern part of the island (well worth the drive). The villa has ample beach chairs, towels, and a big ice chest. We did most of our meals at the villa and used the barbeque on the balcony quite a bit. Why squeeze into a restaurant when you have these views and a table for 10. Plus, our entire party Covid tested a couple of days before our trip, so we were mask free at the villa and didn't infect people on the island or during our travels. While in town, everyone did a good job masking up. The kitchen was stocked well with spices, coffee filters, paper towels, etc. The water in the main house is UV filtered which allowed us to use the ice for our beverages from the main fridge and the fridge on the balcony. Another tip...bring your Yeti's to keep your tropical drinks cold! If you plan this trip for your group or family, you will be the vacation hero! Diana, the owner was very nice to work with as I inundated her with emails and text messages.

What a view!!!

We stayed here with four other couples and we all were blown away by the amazing views from this home. It has a great layout for families or couples. The outside space and great views are worth the stay. Dianna was very responsive anytime I had a question prior to, during and after our stay. I would highly recommend this home and we plan to stay here again.

This was a birthday escape with a few of our very closet friends and we could not have had a better time! The villa is magnificent, located in a wonderful area, easy to get to all the popular beaches and Cruz Bay , where we had fabulous restaurants to choose from ....The Terrace, Extra Virgin, Ocean 362 & great tuna tacos @ The Tap House ! You have amazing views looking out to the BVI’s, Peter Bay in front of you with your own private beach access , Cinnamon Bay on one side and Trunk on the other. Diana was wonderful and answered any questions we had promptly. We will definitely be back to Areca! Pictures do not do this villa justice! I have been going to St John for about 10 years and this was the best yet!

We are the Scott's, Al & Marykae, the owners of Lime in de Coconut, Utopia Peter Bay, Shangri-La Villa, The Beach Oasis Villa, The Palms Villa, Pirates Landing Villa, Poseidon’s Retreat, Neptunes Retreat & Coconut Cottage. Yes, that is a lot of villas on the island; it genuinely attests to our love of St John!! We love the quiet calm and natural beauty of the island!!

My Husband first came to St John in 1987 and immediately fell in love with the island. We started coming to the island as a couple in 2011 and rented various accommodations. After many frequent trips to the island, we decided that it's time to buy our own place; somewhere we can call home and that would encompass what we loved about our frequent stays. Waterfront, directly on the water was what we both loved and that was our number one criterion when searching. We saw Lime in de Coconut Villa advertised and immediately fell in love with it and bought it right then. Since that time, we've done extensive renovations to make it a tropical paradise with lots of palm trees and beautiful tropical landscaping. All our family love the island and at our family gatherings, there's always a great story or fabulous memory shared. It's everyone's favorite place to vacation!! St. John is a magical piece of this earth full of amazing blessings from God and nature. We loved the villa so much that we got married at Lime In De Coconut in 2017!

In renting our villa we found that all of our guests loved the villa and we kept hearing time and time again it was there best ever vacation. It was from this that we decided to expand this into a little business and started to look for the perfect properties on St. john. We want all our guests to Love St John and have the best vacation possible as we do. We know you will catch the feel good vibes of the island and our villas too! This is our escape from reality-haaaa!!

Come on down have some fun and relaxation and when done take away memories of a life!

Why they chose this property

The incredible north shore views and beyond from St. Thomas to Tortola! You feel you are on top of the world. The property is extremely private. Huge open concept floor plan dining for 16+. Massive wrap around covered patios make it you just never want to leave. Sun all day followed by massive sunsets. Property is large yet feel very comfortable and cozy.
