Our newly renovated house is located in a quiet residential area with high recreational value. In the immediate vicinity there are several lakes, hiking areas and cultural highlights.
In winter, there are some ski areas after 30-45 minutes drive, for example, Sudelfeld / Wendelsteingebiet, Spitzingsee, Kampenwand or shortly after Kufstein the ski world "Wilder Kaiser".
Sightseeing or an extensive shopping tour are available after about 50 minutes by car in Munich, Salzburg or Innsbruck.

Awesome stay in Stephanskirchen

The property was in an awesome location to visit Salzburg, Munich and Bavaria. The hosts lived next door and were very attentive and responsive. Would absolutely recommend!

Awesome location in the foothill of the Alps

The property is located in Stephanskirchen, which is just far enough outside Rosenheim to be very quiet and relaxing, yet close to everything you want and need. The house has everything you need. The kitchen has plenty of dishes and flatware, a sizeable fridge and, most important for a vacation rental, extremely comfortable mattresses. The hosts are extremely nice people living next door and help with anything you may need. The rabbits in the yard and the neighbor's cat will stroll up and say Hi. We specially enjoyed the daily adventures of Charlie the rabbit :D You have a Supermarket (REWE) close by, a Drogerie Markt, a pharmacy, a butcher (with lunch option), a Café and bakery, a pharmacy, a Biergarten (Antretter), two Italian restaurants and a Doner Kebab (Habibi) all in a few minutes walk. For the initial shopping and stocking up we preferred to go to Kaufland for the better prices. It is just about 10 minutes away by car. A lot off places have English speaking staff, so just go and ask for help. The Simsee is closeby and there are an assortment of Biergarten, swim areas and restaurants around the lake to explore. The Chiemsee is also near and so is almost everything on this side of the Bavarian Alps. I recommend a train ride to Salzburg or Munich if you like to explore these places without the stress of using a car. Do not miss the Königssee, Berchtesgaden, the Predigtstuhl cable car in Bad Reichenhall and, of course, Rosenheim's Altstadt. Enjoy your stay!

Wir hatten eine sehr schöne Woche bei Anke und Tom. Unsere Kinder haben sich im Garten sehr wohlgefühlt und den Garten sehr genossen. Gereist sind wir zu fünft, da wir die Oma mit dabei hatten. Das Haus ist perfekt als Ausgangspunkt für Ausflüge oder einfach einen Tag in Rosenheim. Vielen Dank und wir kommen gerne wieder!

Wir haben eine wundervolle Woche in diesem super ausgestatteten Ferienhaus verbracht.Unsere Gastgeber Anke und Tom haben uns liebevoll empfangen und uns wertvolle Tipps für Ausflüge, Restaurants und sonstige Aktivitäten gegeben. Vielen Dank dafür! Das Wetter meinte es sehr gut mit uns... 30 und mehr. Im Haus war es trotzdem angenehm kühl und wir konnten Garten und Balkon (mit tollem Blick auf die Berge) genießen.Von hier aus waren wir auch ganz schnell in Österreich Es gibt noch viel mehr zu sehen und zu erleben, als wir in einer Woche geschafft haben. Ich fand es toll das der Vermieter uns ein paar Tipps gegben hat wo wir alles hingehen können. Der Vermieter war sehr freundlich und wenn wir ein Problem hatte, hat er wenn es ging geholfen. Die Wohnung ist schön groß. Genug Geschirr war auch vorhanden. Man erreicht viele Ort gut mit dem Fahrrad so wie Rosenheim Simssee. Zum Chiemsee könnte man auch mit dem Fahrrad fahren aber man hat keine guten Fahrradweg. Da muss sich Bayern noch eine Scheibe abschneiden von NRW

Wir hatten eine wirklich schöne und gemütliche Woche über die Weihnachtsfeiertage. In dem geräumigen Haus ist alles da, was man als Selbstversorger braucht und die Einkaufsmöglichkeiten sind alle in der Nähe. Die Lage im Wohngebiet ist sehr ruhig, was uns sehr gefallen hat, aber dennoch nicht weit vom "Schuss". In der Rosenheimer Altstadt, wie auch am Simsee ist man ruckzuck. Unser besonderer Dank geht an die netten und herzlichen Vermieter, Anke & Tom!Wir schauen bestimmt, ob bei Euch frei ist, wenn es uns das nächste mal nach Rosenheim und Umgebung zieht.

Das Haus ist sehr gepflegt und modern eingerichtet in ruhiger Lage. Die Ausstattung für sechs Personen ist komplett mit viel (Koch-)Geschirr, Kaminholz für den Kaminofen, Grill und Tischkicker. Zum Wohlfühlen für die ganze Familie. Wir haben von den Vermietern gute Tipps für Wanderungen und Restaurants erhalten. Wir kommen gerne wieder.

Schönes Haus mit allem was man braucht

Wir (2 Erwachsene, eine Pubertierende) haben unseren Aufenthalt sehr genossen. Anke und Tom waren tolle Gastgeber und haben uns viele tolle Tipps für Aktivitäten in der Umgebung gegeben. Bei Fragen waren sie gut ansprechbar. Die Wohnung ist wie beschrieben mit viel Platz und hat alles was man braucht (und noch mehr). Sehr bequeme Betten und vom Balkon kann man sogar die Berge etwas sehen. Das Wohnzimmer ist schön hell und hat uns gut gefallen. Der Kamin ist im Winter bestimmt toll. Wer ein offenes Gartenkonzept mag, fühlt sich hier pudelwohl. Wer im Garten einen Rückzugsort sucht, wird hier vielleicht nicht fündig, da mehrere Nachbargärten unmittelbar an den Garten grenzen. In der fußläufigen Umgebung findet man alles was man braucht (Bäcker, Getränke, Apotheke, Arzt), da man direkt in einer Wohnsiedlung ist. Mit dem Auto ist man in 5-10 Min in Rosenheim oder am Simssee (schön zum Baden im Sommer) und in 20-30 Minuten in den Bergen.

Langes Wochenende

Alles war wie in der Beschreibung, sehr sauber und gepflegt. Super war, dass Bettwäsche und Handtücher gestellt wurden. Sehr ruhige Lage, aber mit vielen Ausflugsziele in der Nähe, die schnell erreichbar sind. Auch mit dem Rad ist man in ca 15 Minuten am Simssee.

Einen wunderschönen Urlaub

Licht und Schatten

Da ich nun schon zum 2. Mal aufgefordert werde, eine Bewertung zu schreiben hätte ich ein paar Hinweise an den Vermieter. Das muss nicht unbedingt auf die Website, sind aber sicher wichtige Infos: Positives: sehr ruhige Lage, angenehme Nachbarn, Bäcker um die Ecke, viel Platz, immer freier Parkplatz Was uns gestört hat: der starke beißende Farbgeruch in der Wohnung, der uns ständig begleitet hat. Selbst längeres Lüften, Kamin aufheizen, wieder lüften hat nichts geholfen. In jedem Raum riecht es etwas anders. Anscheinend wurde Spezialfarbe für irgendetwas (Schimmel-, Nikotin- o.ä.) verwendet die ausgast. Die Wohnung war bei Bezug noch ausgekühlt. Im Bad hatten wir am 1. Tag 16 Grad, am 2. Tag 17 Grad und haben am Abreisetag die 20 Grad erreicht (Fußbodenheizung). Wir sind echt froh, dass die Woche vorbei ist. Vom Erlebniswert ist die Gegend Spitze, eben bis auf die Gerüche und die unterkühlte Wohnung.
