8min to KALAHARI & 19min to D.T. AUSTIN!
The space
• Property has new 12x20 ft. Cedar Wood built Gazebo w/ new overhead fans & lighting.
• The home is located in a very safe family friendly neighborhood • less than 8 minutes from Kalahari Resorts • close access to major highways for quick access to downtown Austin • and walking distance to a nearby Starbucks • 7eleven • & other shops.
Pool & Safety:
• SAFETY is a must of course for us, so we have installed a CHILD LOCK at the top of the sliding glass door that leads to the backyard for Guests to use who have small Children.
• (24hr notice required) Pool can be heated to 90 degrees for an extra charge of $150 to cover trip fee for our pool guy & the extra cost for heating. Pool heater is off during summer months.
• The Pool was just completely resurfaced - it is as good as NEW now!
Sleeping Arrangements:
• We just replaced the Futon couch in the master with a brand new one that is MEMORY Foam & actually extremely comfortable when used as another bed for sleeping. New Futon is Brown suede & Memory Foam. About the size of a FULL bed when laid flat.
• Master bed is a King. Master bedroom has a Rollaway bed in master closet & two Pack'N'Play travel cribs in closet as well. Again, the Futon Couch is brand new memory foam & the size of a Full bed when laid out. Master bedroom has it's own bathroom attached.
• Queen bedroom is queen size mattress and gel cooling memory foam mattress.
• Shared upstairs bathroom is right across from the Queen bedroom.
• Middle room, next to shared bathroom, is the Bunk room. Lower beds are Full Size memory foam mattresses & upper bunks are twin size memory foam. Under both bunks there are Pull out Trundle beds that are Twin size & memory foam.
• Back room at end of upstairs hallway is the two Full beds room. Both Full size beds are also Memory Foam mattresses.
• Downstairs there are two couches that also can be used for sleeping and are fairly comfortable.
• We also had a Complete BRAND NEW central A/C & Furnace (the outside AND the inside unit) installed in July 2022. Meaning, no heating or cooling issues to have to deal with here! :)
Guest access:
• Guests will have Private access to the whole house, backyard, and Pool.
• Our MAIN house rule is that the backyard is Completely CLOSED to ALL Guests after 11:30pm at night. This is what was agreed to with the neighbors in order to keep everyone happy and so all future guests can continue to enjoy the property. If this rule is not followed, your booking can be canceled immediately & our property manager will require all guests to leave the property.
• Normal Check-in is anytime after 3pm. Upon Request, we can attempt to coordinate with our cleaners to accommodate an earlier check-in but typically 2-2:30pm is the earliest possible time & our cleaners may be finishing up upon your earlier arrival. We need to allow our cleaning crew ample time to make sure your home is thoroughly cleaned and sanitized before and after your stay :)
• Check-out is at 11am. While we try to go above and beyond to accommodate our guests, we typically cannot offer late check-out requests.
**Our property is typically completely booked out 90-95% of the days in the month.**
• However, you can ALWAYS request early Drop-Off of your Luggage securely inside the home. As Early as 11:30am for luggage drop-off, upon request.
Other things to note
• Please see & review the additional house rules section upon booking •
• Every Tuesday or Thursday, our Pool/Lawn care/Maintenance guy comes by the house to mow the lawn and service the Pool. He also takes the outside Trash to the curb. His name is Vic.
• Pool cleaned weekly so chlorine levels are always good. With that being said, Wind does tend to blow debris into the pool, which is why our cleaners do their best to clean it after every stay. Some debris are going to be a fact of life unfortunately but the pool is regularly maintained, pool pump operates daily, & Pool filters changed weekly. :)
[Tip]: There is a net that You can use to skim the pool more IF you desire too.***
House has Noise Decibel level Monitoring outside & Camera outside that ONLY see's the sliding glass door that will notify us of any noise occurring or Guests using backyard after 11:30pm weekdays & weekends in the backyard area, which is our only main concern when it comes to noise levels at night.
***Guests can use the front yard patio after 11:30pm at night if guests need to get some air.***

Why they chose this property
I bought this property originally to have a personal vacation home & short-term rental home close to Austin as I just love the city and currently reside in California myself.
What makes this property unique
This property is super close to downtown Round Rock, Kalahari Resort (7min!), and access to downtown Austin (20-23min!). The pool in the backyard, fire pit area, café lights, and the lounge chairs all make for an amazing and relaxing experience! I also just love the Texas looking charm the house has! Hope you will too!
