House was clean, well stocked and as listed. Franz, caretaker, was available for any questions. Location was the only negative as the gravel road gets very bumpy that far north.

The property was amazing!! France and Kelin were great hosts. My family and I had a spectacular time at the property it was so spacious and comfortable for the entire family. From the morning coffee on the pier to the afternoon/late evening swims in the pool to playing games in the rec room all made this another success family vacation.

I would book this lovely beachfront villa again. It is located about 25 minutes by golf cart from central San Pedro. We found the distance very acceptable and actually enjoyed being away from the more populated streets of town.The road is a combination of paved and dirt sections with plenty of bumps, but that is part of the authentic island experience. There are also plenty of legitimately good dining options along the way. You could easily spend your days relaxing at the beach and then venture just a few minutes down the road for a good selection of restaurants without having to go all the way into central San Pedro.The private dock came in especially handy, as snorkeling, diving, and sailing excursions could pick us up right there without our having to drive anywhere.The overall location lived up to the description, with a quiet, nicely sized, well-maintained property and pool. We only had three couples, but the villa could comfortably accommodate many more people.The two floors are connected by outside stairs, which seems to be fairly common among the properties we saw around the island, so that is something to be aware of depending on your group.Overall, it was a pleasant stay and a very good choice for our trip. I would gladly stay here again.

Franz our host was truly incredible. He and his wife were attentive and kind….even brought us homemade banana bread. One night one of our golf carts stopped working and he lent us theirs for use for the evening.

Great place to spend a vacation

We all really enjoyed our stay. Convenient to Scuba Daze next door who picked us up on the pier daily for diving. The house was wonderful and very comfortable. We loved the location!!!

Amazing Family Vacation

We stayed January 11-28th with our family of 5 and both pairs of grandparents. The house was perfect for a group of all ages. Would highly recommend and would definitely go back again.

Great Vacation

The family (group of 10) aged 2 to 70 had a great stay. Love the house and property as well as Franz the housekeeper. Great place to spend a week in paradise.

Fabulous family friend vacation

There was 3 families in our group with kids and teens and everyone had a blast! The property manager was very responsive and everything was just as the photos and description said. We had a wonderful time!

The house was beautiful and had all the amenities needed to stay comfortable. The house was clean and in excellent condition. The pier was not private the locals are allowed to be one the peer at any time.

Lovely place to stay

We were 9 adults and everyone enjoyed the stay. Beautiful house and property right on the beach. Good management -the communication went smoothly and was easy. This is the second time we have stayed at this property and it was delightful.

Wonderful Stay

The property was wonderful-great location with several eating options a short golf cart ride away. Franz, the caretaker, was incredibly helpful and assisted with any questions we had. There were lots of options for food within a quick golf cart ride, including a small market 2 minutes away. Great property!

Just wonderful

Franz and his family are awesome hosts. They gave us plenty of privacy and space. They even brought us some sardines from town to feed the fish off the dock. Highly recommended.

Great home for 40th birthday / couples vacation

2 friends in the party were celebrating birthdays and we were very pleased to be in such a welcoming and comfortable home! Host made sure to arrange twin beds into split King beds. Host offered to help with many arrangements before and during the stay and helped us get our luggage back to airport. Communication was easy and timely! Would stay again!

Absolutely Wonderful

If you are thinking about staying here, DO IT!!! We were a party of nine adults. Plenty of space, gorgeous home, inside and out. The caretakers are awesome, the concierge was so helpful, everyone was easy to work with. Belize is so fun, the people there are so nice. There is sargassum everywhere, but you are not going to escape that in the carribean. This house was everything as advertised. Our group was very pleased.

50th Birthday Fun

This property was perfect for our group of 7! We had more than enough room (and extra) with plenty of privacy. The pictures do not do it justice. The view from the home and pool was incredible. The home was very well stocked with dishes, linens, and plenty of options for activities both indoors and outdoors. The groundskeeper was very attentive and helpful when needed. Would definetly recommend for a larger group. We will be back!
