THE SPACE
Blue Horizon is designed for families and friends traveling together, with 5 bedrooms, 3.5 bathrooms and 10 beds for up to 14 guests. The 2026 refresh brings fresh paint and updated decor throughout, a bright open living area, comfortable gathering spaces and thoughtful details that make arrival feel special.
The kitchen is well stocked for group meals and includes a dedicated coffee bar. After a day of exploring, relax in the private 7-person hot tub, enjoy the screened porch and deck, gather around the propane fire table, grill outdoors or play pinball in the kids' hangout.
Fast WiFi, 4 TVs, fresh linens and towels, and an EV charger available upon request add convenience throughout your stay. The layout gives larger groups plenty of room to spend time together while still spreading out across five bedrooms and multiple living areas.
Blue Horizon is thoughtfully prepared to feel like a cared-for mountain home, not a bare-bones vacation rental.
GUEST ACCESS
Guests have private access to the entire home, screened porch, deck, private hot tub, propane fire table, grill and driveway, with convenient self check-in.
The fireplace is decorative and not available for guest use. The EV charger is available upon request.
THE NEIGHBORHOOD
Blue Horizon is located in a quiet residential neighborhood within the Massanutten community, on the closest road for single-family homes to the ski slopes, lifts, lodge and village.
The ski area is about 3/4 mile away, directly behind the ski parking lot. The home is not ski-in/ski-out, and most guests drive rather than walk, especially with children or ski gear.
The water park, golf, Family Adventure Park and other resort activities are a short drive away. Shenandoah National Park, local caverns, wineries and JMU also make convenient day trips.
Full-time residents live nearby, so guests must respect quiet hours, parking requirements and all MPOA community rules.
OTHER NOTES/RULES
When requesting, include trip details, guest ages, and confirm rules. Incomplete requests may be declined.
Holidays and JMU commencement may require a 3 night minimum.

Within 24 hours of booking guests must review, sign/esign an agreement to comply with the full range of MPOA Rules and Regulations. Any delay submitting the signed agreement may result in cancelation.

WELCOME TO MASSANUTTEN!
This home is part of the Massanutten Property Owners Association (MPOA) and is governed by its rules and regulations, as well as federal and state laws and local ordinances. There are short-term rentals in all MPOA neighborhoods, but people also live here. Your nearby neighbors may be full-time residents, including families with children, retirees, or owners of second homes enjoying their retreat. Please respect their privacy and property rights, along with those of other guests in our private residential community.
NOISE
Noise that is unreasonable in the judgment of MPOA or its designated agent is prohibited at any time. Quiet Hours are between 10 P.M. and 7 A.M.
PARKING
All tires must be off the roadway. DO NOT BLOCK FIRE HYDRANTS! Our private neighborhood roads are "highways" for law enforcement purposes per Rockingham County ordinance.
Do not park adjacent to any other homes or lots unless this home's owner or property manager has told you he has explicit permission for you to do so.
Parking rules violators may be subject to having their vehicles towed.
If you cannot park all your vehicles on this property or on the adjoining shoulder of the road, overflow parking is available at: the MPOA Owners' Swimming Pool parking lot at 4007 Peak Drive.
NOTE: Buses, campers and RVs may not be parked at houses or along neighborhood roads. With prior MPOA approval they may be parked in the overflow lot during your stay.
NO OPEN FIRES
You are in an area that is at risk for wildfire! NEVER leave any outdoor fire unattended.
ALCOHOL
Open containers of alcohol are prohibited on any road or common area.
PETS
No Pets are allowed in the property or on the property grounds. They are also not allowed to run at large. They must be leashed at all times when off this property. Pet owners are required to clean up after their pets.
TRASH
DO NOT place trash anywhere outside the house, including on screened porches. It will attract wildlife that could endanger you and damage the property. On check out all trash must be taken to the community dumpster one street over on peak drive (follow signs).
