BEACHBALL PROPERTIES VACATION RENTAL POLICIES:


RENTAL AGREEMENT: Tenant Vacation Rental Agreement must be electronically signed to secure your reservation. Please read carefully. This is a legally binding document.

NO SMOKING: All properties are non-smoking.

AGE RESTRICTION: Must be at least 25 years older to book a BEACHBALL PROPERTIES vacation rental. A person 25 years or older must be staying at the property for the entire duration of the booking. There will be no refunds issued for anyone booking under false pretenses.

CHECK-IN: Check-in is at 4PM. Early check-in is not possible, sorry but no exceptions.

CHECK-OUT: Check-out is at 10AM. Check out after 10AM will be charged an additional day.

DOG-FRIENDLY PROPERTIES: If you are staying at a dog friendly property, you MUST notify us and pay a non-refundable dog deposit. Failure to do so will result in us charging your card for the entire amount authorized for damage.

MONTHLY/SNOWBIRD RENTALS: Available from November through February. Call to ask about monthly rates.

PARKING PASSES: 4 - The cost of parking passes is set by each Homeowner's Association and is subject to change at any time without notice. U-hauls, trailers, boats, jet skis, buses, etc. are not allowed on property.

CANCELLATION POLICY RELAXED: Guests who cancel at least 30 days before check-in shall receive a 100% refund of the amount they have paid. For cancellations between 14 and 30 days before check-in, 50% of the total reservation costs shall be refunded. For cancellations made less than 14 days prior to the beginning date of the reservation, NO REFUNDS will be issued. Refunds shall not be issued for late arrivals, early departures, or inclement weather conditions including hurricanes and named storms. We do offer optional travel insurance which we highly encourage all guests to purchase.

WHAT YOU SHOULD BRING: Guests receive a “starter pack” of laundry detergent, dish washing detergent, one trash bag per trash can, and travel-sized shampoo, conditioner, and soap per bathroom. Starter supplies are not intended to last for the duration of your stay. Linens are furnished but please bring your own beach towels.

Great Location - property needs work
We love the location of this property, both in terms of a quiet community and on a quiet road a few steps from the beach. We've stayed at this very same property two years ago and unfortunately the property needs some work and is getting run down. Overall the property needs a fresh coat of pain both inside and out. You cannot move the curtains in the master bedroom because the curtain rod keeps falling and not properly screwed into the wall, so the curtains kept falling down. The electrical outlets don't work in the bathrooms. As I encouraged the property owner two years ago, I would recommend a tv in the master bedroom, they said it was supposed to have one. I would also encourage a golf cart. While I understand the property cannot have every single thing a house has, there are some basics that I would recommend like pot holders, a drying rack , etc. Unfortunately at the price, without these changes, we would not go back.

Great stay
All was well. Pool was a nice little size. Recommend renting gold cart, but beach access was easy. It may be helpful for others to know a traditional coffee maker and Kuereg were available. Kitchen stocked well with the exception of no bakeware. A single pan would be nice. A broom is needed. Also washer did not spin. Maintenance was extremely helpful.

Perfect stay for a quick beach getaway
Spier House was clean and convenient to the beach (walking). Our teenagers loved having the pool right out the back deck. Had a great time!

Great stay/location but a few issues
Property was overall ok. Short walk to private beach access, private pool, toilets, kitchen and sheets were very clean. Located in private quiet area so it was really nice just to sit on the front porch at night. Property management was easy to communicate with and helpful when our issues arose. Cons were the floors were very dirty. We had to wear shoes the entire stay to avoid black feet. Deck around pool was in rough shape and you had to avoid splinters. Dishwasher would set off water sensor alarm every time it was used even though no visible water leaking. We had to tighten the shower head bc the first time used it sprayed water all over the bathroom and shower had lots of visible mold in grout. On site washer wouldn’t work. We contacted management company and they sent numerous people out to look at it to repair but it was never fixed prior to us leaving over the course of five days. We had to find a laundromat to wash our towels which took a couple hours from our day. If there were beach towels for use like it said there was supposed to be we wouldn’t have had to use the laundromat. Overall management company did their best to fix our issues but they had to get approval from the home owner who seemed slow to respond.
